Pros: great view and close to the subway Cons: management is horrible. If something goes wrong, don’t expect anyone to help. The key fob situation is a joke too, I’ve been locked out multiple times without notice, waiting hours to get someone to reactivate the key so I can enter my unit

Pros: nice building, rent is relativly affordable, on site staff is great Cons: management is just awful. terrible human beings. doesnt respond, lies, is outright rude, etc. hot water is on / off, management refuses to acknoledge and hasnt fixed it 5 months later the door handle on the front door always pops off Advice to landlord: Chetrit - be a better human being. hire a real management company

Pros: Lots of natural light in the units, close to the subway. Cons: - Management is dishonest, unresponsive, rude, and greedy. - All tenants were without hot water for over a week this summer and management has been slow to approve of rent credits for tenants despite not fulfilling the lease agreement - Management is currently being sued for disobeying rent stablization laws and scamming tenants out of thousands of dollars - The street corner that this property is on is completely overrun with garbage. It is also very congested with construction, subway traffic, and cars. Very loud and polluted part of town. -The lobby frequently has stolen packages. - The front door of the residence has been broken for months and management has resigned to not fixing it. - The elevators break regularly requiring FDNY to visit the property to rescue trapped people. - The showers in the units are designed terribly and flood the bathrooms regularly. - Units are often not ready for move-in at the start of leases which causes grid lock and chaos for tenants and movers. - The StreetEasy listing shows that access to the pool is part of a lease, when in reality it cost over $150 per day to visit the pool. Advice to landlord: Respond to your tenants, be honest, give rent credits where deserved, prepare units prior to move-in.

Pros: Building itself is fine, maintenance super is responsive Cons: Neighbors are your usual trashy late 20s early 30 year old yuppies that throw trash off their balcony and onto yours. The fob system is annoying. Regular locksmiths can’t open the doors. Was locked out once and took them 8 hours to respond.
