“Pros: Close to transportation, stores, parks. Cons: Hallways are dirty, no sleep during the summer due to extremely loud music. Repairs take forever.”

— 1098 GERARD AVENUE · Bronx“Pros: I only like that most of the neighbors are kind and friendly. Cons: Let’s start on the presentation of the building. The handling of the garbage in front of the building is unkept and embarrassing. The lobby door does not close completely and the door is never secure. Most tenants have not received their key card access to the building. The intercoms doesn’t even work. The inside staircase is always dirty, walls are filthy and the steps are breaking down all the time. Garbage is always in the halls and random people smoking and doing drugs. The management never makes repairs on time and completely. Most tenants are living in dangerous conditions. There are constant leaks in the building that the management will just paint over to cut costs. When they begin repairs, they won’t return to complete the job. They hire contractors who really have no knowledge of the job or how to fully complete it. There are roaches and rats within the walls. You can hear them scratching in the walls. When they don’t comply with all needed repairs they will still send a rent ledger to your home that is not even updated. Quality communities took over and they promised us a clean and safe environment. Their slogan, “ quality communities, simply put, We care.” This is all a lie. They don’t care. They only care about money and raising the rent for all rent stabilized apartments during a pandemic. I would never recommend anyone to this type of building. Advice to landlord: DO RIGHT BY YOUR TENANTS!!!!!!!!! STOP CUTTING CORNERS AND DO YOUR JOB RIGHT!”
