“Pros: It is spacious and seems like a great apartment Cons: The whole thing is a sham. The apartment I tried to moved into ended up getting an eviction notice by the city, as the apartment was not suitable for habitation. I came to find out that both the landlord and the broker were aware of this and had been trying to evade the city, so they could keep taking rent. As things started to break down, I learned about the many violations that were being committed and learned that the landlord hadn't even signed the lease because they were aware it wasn't legal to. Advice to landlord: They know what they're doing. I would avoid entirely.”
— 48 DELANCEY STREET · Manhattan“Pros: Great neighborhood, vintage appeal, most of the neighbors are fine. Cons: The building hasn’t had gas service in over a year - two loft law stabilized units are getting their hot water from a vacant unit on the second floor. Super rarely around, doesn’t do anything. They say an exterminator will visit and they never show up. There is a single room occupancy apartment on the top floor whose tenants smoke cigarettes and weed in the common spaces.”
