“Pros: Decently large floor plan Cons: Heating and window insulation is awful”
— 604 2 AVENUE · Manhattan“Pros: Rooftop Pool, Location. Friendly doorman. package room and staff are great with never an issue. Maintenance comes quickly, huge laundry room. Units tend to be large. Gym is adequate when not packed. Very pet friendly. Cons: Quite a bit of noise from ambulances/hospital. Heat never feels like enough and you have to wait for the building to turn it on in the winter. Mainly due to weak insulation. Electric bill can climb in winter months. Occasional roaches. Rent prices very high. Pool access very strict. Units with older finishes can feel dated. Advice to landlord: Fairer rent and electricity prices!”

They use electric baseboard heat which is both insufficient to reach legal minimums on cold days and very expensive. They refuse to install mini split wall units because they claim it causes condensation and facade damage. Advice to landlord: Fix the heat”

Our 1 bedroom with flex wall ended up with a $550-$750 electricity bill each month during winter. They bill the electricity back to you so essentially are able to charge you whatever they want at whatever rate.”

Rent is getting pricey. The pool is not open to guests on the weekends during the summer.”

Cons: -Could be loud, at the time there was a bunch of construction on the 2nd floor of the building, and so hardcore drilling during the day that was very annoying. Also with ambulances due to nearby hospital which I eventually drowned out. -Ended up becoming very expensive: had to pay over $500 per tenant to be able to access the pool of the building that we paid to live in? Thought that was ridiculous, and had someone sit and ask for IDs at the door too during the summer season. Considering the rent was being raised with no further updates to the units, that was ridiculous and whenever I would share that with friends/family they were appalled. -I want to preface that we had moved in mid-pandemic, but our rent was raised over $2k per month over 2 years. Keep in mind no updates or changes to our unit. Even though that was sort of common at the time, still feel like that is not ethical business practice. And again, when sharing that with friends/family, again appalled.”
— 604 2 AVENUE · Manhattan“Pros: Beautiful rooftop pool, large apartments, pet friendly, management is responsive to service requests Cons: - the pool rules are very restrictive, not allowing guests on weekends or holidays and requiring additional payment for guests in addition the ~500 we already pay for pool access, if you don’t pay for a pool pass, the rooftop is closed to you from 10-7pm everyday of the summer/pool season even as a resident. - we had multiple issues of our ceiling paint peeling in the bathroom. Management fixed it but it kept happening”

Cons: There are far too many noisy and irresponsible fresh out of college kids who treat it like a dorm and have no respect or consideration for neighbors. Parties and noise happen all week long with little courtesy.”

It’s unfortunate because most of them are amazing but the very few rude ones are so horrible it can ruin your day. Laundry room gets dirty sometimes.”

Cons: Cockroaches only a weekly basis, didn’t have gas (which affected the stove and dishwasher) for four months while living there. Management did nothing about this and refused to offer tenants any form of rent reduction. If it wasn’t for these two massive issues, I would have stayed a few more years. But I lived there two years and a quarter of that I couldn’t use majority of my kitchen.”

— 604 2 AVENUE · Manhattan“Pros: The rooftop is amazing, lobby is nice, apartment is good size, love the doormen, helpful when have any problem coming and fixing it Cons: They charge you 100 dollars every time you get locked out even though they say it’s on the weekend. Then they accidentally charge you more and say you owe money that was not clearly laid out on the ledger because the technology their using for accounting and to pay rent looks like it was calculated by a third grader. My toilet has been broken for a year and randomly will overflow, and they always come and fix it but it breaks monthly. Advice to landlord: Get a better accounting software or portal so it is transparent what you need to pay for utilities, lock out fees, random charges - etc. I was once accidentally charged twice for rent in one month and if I didn’t notice, it would not have been removed.”

He is beyond rude and virtually unresponsive when there are any issues or questions with the apartment. He has been with the Kibel company for so long that he does not care about ruining relationships with tenants because he is essentially tenured. Street noise is very loud on lower floors. Advice to landlord: Provide other people within the management office that tenants can work with so Lee can be monitored and tenants have options to work with a management liaison that suits them better.”
