“Pros: Ogden Cap is a big management company that runs Biltmore Plaza well. The building staff is super friendly and take such good care of the building. The shared spaces like the laundry room, gym, rooftop are well maintained and kept clean. The staff is also incredibly responsive to maintenance requests, often coming to service within 24 hours. Cons: There is a separate membership fee to use the amenities (rooftop, pool, gym) Sometimes an elevator is out of service, but the staff works quickly to get them up an”

— 155 EAST 29 STREET · Manhattan“Pros: This building is phenomenal. The staff is so attentive, the doormen are great. Clean ammenities. Cons: Price is the only bad thing Advice to landlord: Lower cost, so I can live here longer haha”
— 155 EAST 29 STREET · Manhattan“Pros: The doormen are very kind and attentive. I always felt very safe in this building. The building is very clean and beautiful as well. The rooftop and health club facilities are a great asset. Cons: Noise level is very high on 3rd Ave with proximity to the fire station. I was on the 14th floor and could hear everything down on the street. You also have to pay to use the health club facilities”
“Pros: Doorman, Gym, Clean, no roaches Cons: Management is kinda stingy”
— 155 EAST 29 STREET · Manhattan“Pros: Love so much about this building: - Very friendly doormen - Very safe - Never had any issues with packages - Always had space to do my laundry and never had any issues with all machines being taken - With technical tickets, they are extremely responsive and fix the issue the same day if it's reported before 3pm Cons: No real cons! Had very noisy neighbors, but, after they moved out, I haven't had any issues with noise.”
— 155 EAST 29 STREET · Manhattan“Pros: LOVE everything about this building. Clean, comfortable, all staff is very responsive and polite, doormen are awesome, maintenance requests are addressed within 4 hours on average. Beautiful amenities and well lit apartments Cons: They are putting up scaffolding Sept 2024 that will close the rooftop until at least June 2025 - be mindful if you are signing a new lease Advice to landlord: N/A”

— 155 EAST 29 STREET · Manhattan“Pros: Lived here for 3.5 years and loved it! The management is incredibly responsive and immediately solves any issues that pop up. Building is very safe thanks to the wonderful doormen who know EVERY resident - they never let any non-residents in without stopping them, unlike most other “doorman” buildings in the area. Maintenance requests are always fixed within 24 hours. Amenities are a nice bonus, but for a fee. Overall this building is wonderful and I highly recommend! Cons: - You can’t pay for ammentites on a month to month basis. Instead you have to pay for the remainder of the lease in one lump sum, which we found super frustrating. Even the roof can only be used if you pay for it - Mostly post grads in the building, but that’s to be expected for the area”
— 155 EAST 29 STREET · Manhattan“Pros: Nice doormen, good laundry room, nice amenities, nice appliances, responsive handymen Cons: Rent is expensive, Tips at holiday time can be pricey”
— 155 EAST 29 STREET · Manhattan“Unit 14E Pros: Been living here for over two years and we love it. The community, the doormen, the cleanliness. We feel at home Cons: Nothing to complain about Advice to landlord: None”
— 155 EAST 29 STREET · Manhattan“Pros: Super accesible to multiple grocery stores, convenience stores, Target, restaurants. Amenities are super nice. Building staff is wonderful and vert helpful. The building driveway is an underrated yet extremely valuable amenity. Great view. Cons: Rent increase was insane. 20% increase while another of the same unit in the building only increased 10%. There is no rhyme or reason for their rental prices. Super loud with ambulances, HVAC unit is not super easy to use and apt temperature is very variable. They advertise parking available, but it is simply a public parking that you have to pay for. Advice to landlord: The rent increases are absolutely heinous. There is no transparency or understanding of why the price went up, when other units in the same building stayed the same.”
— 155 EAST 29 STREET · Manhattan“Pros: Staff is very professional. Cons: Raises rent a lot!”
— 155 EAST 29 STREET · Manhattan“Pros: Amazing location and very close to Trader Joe's Cons: Pretty expensive compared to other buildings in the area Advice to landlord: No advice applicable”
— 155 EAST 29 STREET · Manhattan“Unit 10B Pros: Amazing building, never had any issues they weren't able to resolve. Best doormen and staff in nyc. Overall experience was always extremely pleasant. Very nice apartments and one of the few that still allow you to put up a full wall to split the costs. Loved that they provided several renewal options at the end of the lease (e.g. month to month, 12 month, 17 month etc.) and you could pick the cheapest option. Cons: Have to pay for access to roof (combined with gym and pool) After living there 7 years, they refused to negotiate with a reliable tenant during the pandemic, while giving new residents amazing deals with free rent etc. Had to move out because of this. Advice to landlord: Be better to good, existing, reliable tenants.”
— 155 EAST 29 STREET · Manhattan“Pros: Very well maintained building with full service doormen and handiworkers to keep the units and common spaces in tip top shape. Cons: Very large and often attracts a young, recent grad crowd that can be loud/tends to throw parties. Advice to landlord: Overall no advice, loved living here for 3 years.”
— 155 EAST 29 STREET · Manhattan“Pros: The first good apartment I’ve lived in in nyc. Staff is super friendly. Gym is great. Building is quiet. Good price good size good area Cons: Some of the management (not the doormen) can be pretty rude. The company made an error processing my COI for moving furniture. I stayed home from work that day only to have the delivery crew rejected at the door, despite having the coi approved and elevator booked over email 72 hours in advance. Had to pay 200 to reschedule. The manager I spoke to offered no apology and took no responsibility- just an it’s not our fault we hire a third party for this service and they made a mistake.”
— 155 EAST 29 STREET · Manhattan“Pros: Nice building apartment Cons: noise from the D train subway”
— 155 EAST 29 STREET · Manhattan“Pros: The doormen couldn’t be more helpful and attentive, whether that making getting your packages the easiest process, opening the door for you everytime you enter/exit the buildings, or helping you bring stuff up to your apartment if you need help. Also every time I’ve submitted a maintenance request they come within 30 minutes. Hallways are always clean. Elevators are fast and readily available. Neighbors are friendly and quiet. Beautiful lobby that they decorate very nice during the holidays. Great location, can see Trader Joe’s from my apartment window and Fairway is close by. Cons: Annoying about the rooftop, be more lenient. If I’m paying for access to it I should be able to bring a guest.”
— 155 EAST 29 STREET · Manhattan“Pros: Doorman staff, fast elevators, renovated lobby, spacious units and bathroom, responsive maintenance team Cons: Cleanliness of floor hallways, management can sometimes do the least Advice to landlord: Be a collaborator with the tenants who raise concerns rather than a defenseman”
— 155 EAST 29 STREET · Manhattan“Pros: -building staff - doormen and maintenance are all very nice Cons: -building feels like a dorm. Entire building is full of young people riding the elevators up and down to party with plastic red cups. Feels like living in a sorority or frat house -building management increased rent by $500. Feels illegal”
— 155 EAST 29 STREET · Manhattan“Pros: Clean lobby and hallways Cons: Greedy owner. They increase the rent even when the market is flat. If the market has declined then the rent should decline but they still increase the rent. Terrible! Advice to landlord: Don't increase the rent”
— 155 EAST 29 STREET · Manhattan“Pros: Good location, Driveway, large and clean lobby, big laundry room, great staff Cons: Far from most subway lines. Garbage compactor closes 10pm.”
— 155 EAST 29 STREET · Manhattan“Pros: Very clean, large staff taking care of place. Doormen are very friendly and helpful Cons: Everything is amazing except the Kips Bay location”
— 155 EAST 29 STREET · Manhattan“Pros: Clean, easy, and nice ownership. Cons: Noisy doormen. Annoying about rooftop. Advice to landlord: Be less annoying about rooftop.”
