“Pros: Great first apartment in New York. Good area, quiet Cons: No huge complaints. Tenants are usually on the younger side so sometimes you’ll hear music late into the weekend nights.”

If you’re on the south side of the building it’s great to have a balcony facing the courtyard instead of a street Great to have a roof and gym even if roof furniture is shitty and the gym had mold at one point Cons: Thin walls, 167 graham is above a club on Wednesday nights, SMALL rooms, one room didn’t have a closet, no storage”

“Pros: Large lounge and roof, cool people Cons: Rooms are tiny, old, terrible lighting and ventilation, mold, lounge/gym/roof are furnished with dirty and terrible quality items”

“Pros: Rooftop and terrace Cons: I alerted a management of a leak coming from under the dishwasher and the super never came to follow up. It raised the floors of our kitchen over time during Covid. My skin was the worst it ever had been during my time living here - I am now thinking it might have been untreated mold… unconfirmed but I would not be surprised. The management company is awful and tried to email me two years after moving out saying I owed them funds that were completely random. They are scammers and I do not recommend living here ever Advice to landlord: RESPOND TO YOUR TENANTS”

“Pros: The place is clean overall Cons: Management is unresponsive and shady- my sliding door has not locked the entire lease despite multiple complaints. Advice to landlord: Be more responsive”

“Pros: Clean, Nice entrance. Cons: Elevator has been out of service too often lately. (Once a month for several days at a time). Laundry room has had a leak since I have moved in. (1 year now). They have not cared enough to fix it. Electricity bill is too high in the winter. Advice to landlord: Fix the leak in the laundry room.”

“Pros: -landlord responded quickly to a baby cockroach we saw in the bathroom. sent exterminators quickly. -trash room was one of the cleaner trash rooms i've seen Cons: -really poor insulation, had insulate windows ourselves -i did actually see on cockroach again, many months after the exterminator had come. but then never again after that. -cosmetic but they had these awful colored (green, orange, blue) lights in the apartment kitchens, bathrooms, and hallways. couldn't properly see yourself in the bathroom because of this. -glass shower door didn't open which made it hard to clean.”

“Pros: clean, new, lovely shared outdoor space, big bathtub Cons: a building went up right next to mine soon after i moved it. it was 3 inches from my living room window and blocked all the natural light. also, heat did not work for months, management was unhelpful. there was a period of time that the water coming from the shower was a murky brown. Advice to landlord: listen to your tenants”

“Unit 1R Pros: Amazing location and layout of the apartment. Great appliances and high ceilings. Great noise insulation between rooms Cons: Super is non existent. Landlords are sheisters who tried to take my security deposit because I didn’t find them a new tenant even though we notified them 2 months in advance we were not going to renew. Also the apartments directly above the restaurant shake due to the HVAC system. Advice to landlord: Find your own tenants and keep the laundry machine in working order!”

“Pros: There were never any pest issues. AC wall unit works pretty good in both winter for heat and summer for cooling. In Building Washer/Dryer + Elevator are nice amenities. Rooftop is underused, so it is a nice quiet place with good views. OK location, close to the L train and walkable to the G. Some good restaurants nearby. Cons: Mold in laundry area. Unit had leaks that were never addressed. Poor ventilation in the apartment causing excessive dust build up and mustiness when shower was used. The tenants are 20-30s and will often host parties. The walls are rather thin so noise is an issue if you have an obnoxious neighbor. Management can be hit or miss, but typically responds to requests, especially if they are higher priority. Appliances are fairly cheap, especially the oven/stove. The apartments feel new but cheaply constructed. The common areas and hallways have gaudy colored lighting, stained carpeting and tacky wall paper with leaves and grass. It has a college dorm vibe in many ways Advice to landlord: Clean up the common areas.”

“Unit 2C Pros: 2nd floor terrace, rooftop, gym, entertainment room, laundry room, bike room. Neighborhood is convenient to L and G trains and there's a fair amount to do in the area. Cons: Messy residents spilling/staining hallway carpets and showing little care for communal spaces. Parties often lead to lingering smells, noise complaints, broken furniture in communal spaces. Sometimes felt like a glorified dorm. Electric bills were insane. Bathroom lighting is terrible, more for style than function. I couldn't even do my makeup in the bathroom mirror. Advice to landlord: Have a live-in superintendent and change the bathroom lighting in all units.”

“Pros: Nice amenities and location Cons: unresponsive management and small space. On top of a club. Noise is very bad. Trouble sleeping most nights Advice to landlord: Don’t charge as high with the various inconveniences”

“Pros: Elevator building, gym and laundry room in the basement, plenty of common space (rooftop, second floor patio, basement game room). Friendly neighbors versus other buildings in the area. Cons: Management is not very responsive, a bit sketch neighborhood, packages got stolen at all times, washers in laundry room break all the times. If you’re facing the street side, many cars passing by with loud music. Some people like to use the common space for their personal gain, fitness instructors using gym with outsider, comedian invited people over and someone vomited in the lobby, etc. It has i and l in the unit names and delivery guy always get it confused and deliver to the wrong spot Advice to landlord: I wish there’s a communication board for everyone that lives in the building, announcing images of people that stolen packages/to be looking out for, etc.”

“Pros: Gym in the building; laundry in the building (not on each floor); a terrace and a roof deck; close to to the subway; lots of young people; balconies in most apartments in each room. Cons: The super is useless; owner tried to scam us out of our security deposit; walls feel like they are made out of cardboard - you can hear all of your neighbors and people in the hallway; apartments are small; each floor has a theme light - blue, green, orange - our light was blue in the bathroom and living room and after a while it just felt like you are living at a cheap techno club; honestly the biggest problem in this building is the fact that it’s very cheaply made and the management never fixes anything. Oh, also if it’s a 2br there will be a built in closet only in one room. Advice to landlord: Listen to your tenants and make improvements as needed.”
