— 183 GRAHAM AVENUE · Brooklyn“Unit 3R Pros: Great location, basic building with solid construction, building manager is pretty responsive as long as it's not a holiday. Apt 3R stays very quiet despite being in a lively neighborhood. High ceilings and nice fixtures with good water pressure. No pest problems in the apartment in the past two years. Pet friendly. Cons: Ceiling in apt 3R leaks sometimes when it rains. Kitchen countertop is crumbling and moldy despite being "refinished" when we moved in. Hot water goes out about once a month, and if it is the sabbath or a Jewish holiday no one is available for maintenance issues. Laundry machines were broken about half the time I lived there (more than 2 years), garbage is not sorted between trash/recycling. Saw the occasional rat by the garbage cans which are kept inside the 1st floor of the building. Owner will attempt to skirt legal requirements on various things so make sure to read leases and renewals carefully, he will back down if you press him. Advice to landlord: Since you've doubled the rents on every unit in the building, invest in some roof repairs and laundry machines that work. Also, hire someone for maintenance who will answer the phone during Jewish holidays.”
