“Pros: Building used to be cleaned a lot more often I feel like... now there will be stains and random tufts of hair that will stay on the ground for weeks. Pretty respectful neighbors aside from one person who has every single phone call while walking up/down the stairs in the hall. Quiet block. Cons: Haven’t ever been offered a repaint of unit from management even though have been here for years. The cadence of maintenance has decreased. Advice to landlord: Cut your tenants a rent break for all the noise disturbance they didn't even know about until after signing their leases!”

— 638 EAST 14 STREET · Manhattan“Pros: walkable area, people at the nearby laundromat and bodega are nice Cons: -super seems helpful until an issue actually comes up, repairs take a long time. -about once a month, the hot water for the building would stop working for ~2 days, i would have to take the shortest showers of my life. -area is noisy, would wake up to parties behind the building or people screaming, which was never settling. -construction two doors down has caused structural damage, it’s only a matter of time before the building faces more issues. my unit had several cracks form in the walls (google 642 e 14th street if you want to learn about the unsafe construction, whole building had to be vacated bc of the cracks and structural damage. only 10 feet away from this building). they try to make this building look nice with new appliances in some of the units, but you can’t put a bandaid on the quite literal crumbling foundation. Advice to landlord: get a new super”

The management did the bare minimum to try to get rid of them, and when nothing was working they stopped answering emails. I woke up in the middle of the night with a mouse crawling down my head board and they still wouldn’t answer. I threatened to stop paying rent, and they still wouldn’t answer. I stopped paying rent, which was within my rights as I did not deem my apartment livable, and they only reached out to me after not paying for a few months to threaten me with the law. We wound up reaching an agreement for me to get three months free since my lease was almost up, but all around terrible management company. Advice to landlord: When someone reaches out with a very real issue, the VERY least you could do is respond”

— 67 ST MARKS PLACE · Manhattan“Pros: Nelson is truly the best super in the city, because he truly loves and cares for the building and its tenants. You’ll see him cleaning the floors every week, fixing stuff here and there in apartments, taking out and clearing the garbage frequently. I’m on the fifth floor walk up and he helped me carry a big ass mirror and a big ass AC up without me even asking him to do it. He even installed my AC for me. Whenever there is a problem, he’s in front of my door within 5 minutes. I think I’ve stayed here this long because of how attentive and helpful he is. The new building manager has mentioned that he will no longer pay Nelson, but even so, when I had problems in my apartment, he fixed every single one of them. Even offering us spare replacements. Cons: The building management could go to hell— some of the laziest people I’ve ever met. Unresponsive, uncaring, and just flat out rude. An agent in particular, Mark Nagel, is probably one of the least helpful people ever. You can tell that he’s just flat out lazy, and he doesn’t care about anything but money. Why would I pay you rent and have you expect me to do your job for you? There is a new property owner now and word on the street is that he’s even worse. He won’t pay Nelson, so he’s basically forcing him out of his home where he’s lived and taken care of for 45 years. Rumor also has it he’s increasing the rent 3 fold, but not doing anything to maintain or improve its good shape. Advice to landlord: If you want to keep this building in its shape, you have to know that Nelson is behind all of it. It’s clean and comfortable. Keep your leasing agents in check. No one wants to work with or buy from dickheads.”

Cons: During COVID, maintenance went to shambles. Roaches, waterbugs and mice in apartment and zero response from management company. You need to take things into your own hands because they don't care if you're living with rodents as long as you pay the rent. When I first moved in, these guys put me up in a dirty, unclean apartment for over a month where someone had died, because the apartment I'd signed for wasn't available yet. I was called ungrateful when I followed up to ask when my contracted apt would be available to move in. I also requested an apartment switch recently due to the bugs and a host of other issues; owners refused and instead rented out the apartment I was requesting for $200 lower than what I was offering (after 3 months of vacancy). Management has no business sense and owners don't appear to care that you are human. If they can get away with overcharging and not renovating/fixing issues, they will. Advice to landlord: Get a new management company. Your current one is the epitome of NYC horror stories and does a terrible job representing you to your tenants. Your tenants aren't a moneygrab, they are real people who deserve a safe place to live.”

Everything just looks dingy and tired, except for the apartments that have already been renovated.”
