GEMINI RESIDENTIAL, LLC · avg 4.4 ★★★★★ · New York City
“Pros: Amenities are amazing Location very central Friendly and responsive staff Cons: Package room very unorganized, they would say I didn’t have packages and then I would go back to look and find 4 that have been there for a while. Advice to landlord: Better package room organization”
— 222 EAST 40 STREET · Manhattan“Pros: Amazing maintenance and front desk staff! Cons: We had to rectify our own issue with roaches coming into the apartment. It’s fully gone, but the exterminator didn’t do much and management wasn’t really concerned. Advice to landlord: GET RID OF THE ROACHES! Particularly on the 19th FL.”
— 222 EAST 40 STREET · Manhattan“Pros: * Clean, new residences * Decent amenities (rooftop, pool, gym, sauna, common areas, occasional events) * Good location * Relatively quiet * Good AC * In-unit washer/dryer * Quick and high-quality repairs Cons: * Management is sometimes unresponsive and unfriendly * Prices are often above market level, especially for renewals * Amenities are sometimes poorly managed (e.g., rooftop might be closed during scheduled open hours because the lifeguard isn't there)”
— 222 EAST 40 STREET · Manhattan“Pros: Great amenities such as gym, nice lobby & front desk, rooftop, modern appliances Cons: Noisy neighbors. Access to the gym & rooftop is not included in rent.”
— 222 EAST 40 STREET · Manhattan“Pros: Good amenities, updated apartments Cons: Elevators are sometimes unreliable/slow”
— 222 EAST 40 STREET · Manhattan“Pros: Clean, new appliances, gym Cons: Neighbor played the drums Advice to landlord: None, everything was great. I love this spot.”
— 222 EAST 40 STREET · Manhattan“Pros: Nice new clean building lots of services offered Cons: doorman were entirely unhelpful, in house services took a long time”
— 222 EAST 40 STREET · Manhattan“Pros: clean, quiet and newer. Cons: Rose Associates sucks. Plays games and rips off tenants. Tried to charge me for building issues. Fight them! Coffee Machine is always down. Kid are dropped off by the dozens to swim in the pool. Pool Party anyone? Advice to landlord: You hired a very shady management company. You have no idea how bad they are managing the property.”
— 222 EAST 40 STREET · Manhattan“Pros: The building is as advertised: clean, well maintained, with great amenities (though not usable during the pandemic) Doormen, porters, maintenance staff are fantastic. Never had a problem with bugs/rodents. Even the basement is clean. Cons: Management: it can be difficult to reach someone who can help you and oftentimes they act like they don’t want to help you. Lock out: it costs them nothing for the doorman to lend you the spare key but they’ll charge you $50 for it. Laundry machines in unit: very fickle, can take a long time to get them to start and they aren’t very powerful. This is a problem my neighbors echoed. Roof is great but very limited lighting so not ideal for night time use. Advice to landlord: Renters are paying a lot to live in these apartments and deserve to be able to easily reach staff who can help them address billing or property issues - many of the management staff could use a lesson in customer service (or perhaps the problem is with those at the top pushing profits over renter satisfaction)”
