The heat was never a problem and the apartment was always warm during the coldest months ! There was enough space to store a lot of things .the súper was pretty responsive . And I really loved the neighbors. The price was amazing for the space and the location Cons: The cons was the absence of the elevator . The stairs was not cleaned properly And the garbage was stored in the lobby Advice to landlord: More cleaning”

The garbage is kept in the lobby of the building, so 1) the building consistently smelling like garbage (especially in the summer right now, it is extremely smelly) and 2) this exacerbates the roach problem in the building. Even if you are a clean tenant and able to maintain your own unit, this building has a bad bug problem due to the garbage and certain units clearly not being taken care of. Monthly exterminator visits are clearly not enough. Management shrugs their shoulders and say's "It's NYC!" In all my time in the city, this is the worst building I've lived in. Advice to landlord: ACTUALLY take care of the bug problem. Garbage should be stored OUTSIDE.”

“Pros: Super is nice, didn’t have much experience with building management, but they seemed on top of everything. For a 100+ year old building, it’s pretty solid if you're used to pre-war buildings. Layout is nice and spacious for the city. Neighbors are nice and no complaints. Reasonable rent increases for a market rate unit (didn't ridiculously jack my rent up after the covid deal). You seriously can't beat nearby restaurants/stores/trains/parks. Cons: My unit is street facing, and the windows didn’t really do much help protect the noise from busy 3rd ave. You have to have a high tolerance of car/traffic noise. Nighttime was pretty quiet and you do get used to it after a while. I’m sure there are a lot worse places for noise though. Also, there were a couple days of no hot water and it sucked. Things happen though Advice to landlord: Keep doing what you're doing!”

The building is not cleaned enough, and when they do it it’s not a good job. One of the neighbor’s dog pooped in the hallway of the first floor about 6 months ago. You can still see some of it. There’s no deep cleaning, only done very superficially. The garbage needs to be taken out more often, or stored accordingly. Most of the times it’s overflowing making the entrance stink and attracting more roaches.”
