“Pros: Prewar building, high ceilings , lobby has original tiles , good neighborhood Cons: Where can I start- the building is falling apart since Columbia U built that tall building next to us and the owner /landlord has not done any repairs, maintenance, upkeep since. There are cracks everywhere, huge gaps in the hallways between the floors and the walls that you can see down. Our neighboring building have done maintenance but not ours-what are they waiting for? It is dangerous. We went months without gas, the laundry room and elevator. The elevator breaks down a lot. The supers they hire are inadequate for the job. They don’t know how to properly fix things-they made my apartment worse. Advice to landlord: Listen to your tenants, do repairs before the building falls and you get sued. Fox the ceilings, cracks, huge gaps in the hallways in the floor! Stop raising peoples rents without fixing anything”

Cons: There were scammers who'd knock on the door and pretend to work for the building claiming rent wasn't paid, which would happen on a weekly basis. Packages were stolen on a regular basis. Unresponsive super. Walls are very thin so I'd hear my neighbors having sex all the time.”

Great location, almost throwing distance to the 1 train, Riverside, and the Hudson River. Management is quick to respond, super and his team are very diligent. Cons: Apartments are a bit on the small side, but nothing too extreme, considering NYC standards. Advice to landlord: Not much advise to give, we've been very happy to be here. Looking forward to renew our lease.”

Full of older New Yorkers who reciprocated respect and located in a gorgeous neighborhood where everyone knows everyone if you’ve been there for a couple of years and aren’t an aloof asshole. Cons: Roaches plagued us more than usual despite constant cleaning and fumigation. Elevator usually worked, but usually got less and less often (also an old building, so we were lucky to have one). Laundry machines downstairs were hit or miss Advice to landlord: Keeping machinery up to date will make this building much more reliable.”

Nowhere to put them now. Lots of rodents/roaches in the apartments. They do nothing to seal up the holes the mice make. Landlord has a camera facing longterm tenants apartments to see who’s living there. Tries to get long time tenants out that have rent control. They also don’t upkeep the old apartments that are falling apart , only the new ones so they can charge a lot for rent . Advice to landlord: Listen to the tenants and respond. Get rid of mice. Input bike storage”
