“Unit 6F Pros: Roomy apartments. Updated appliances. Larger packages are delivered to your apartment which is nice. Laundry closet a bonus! On busy street, but when windows are closed it is very quiet. Cons: On second super in the past year. Maintainence falls through the cracks. Have to put in multiple requests to get anything fixed. Can take months to remedy. VERY noisy neighbors who allow kids to play in the hallways. Cooking smells/ventilation is very bad. Advice to landlord: Replace the carpeting in the lobby. Repair the elevator walls. These common areas need to be repaired and possibly replaced.”

“Pros: Clean common spaces, problems addressed quickly, great location Cons: $3.75 per load of laundry for each the washer and dryer is on the higher side.”

“Pros: Doormen are great, responsive maintenance staff. Cons: Thin walls so you can hear neighbors (especially their kids) frequently.”

“Pros: Clean, amazing and friendly staff and doormen, responsive management, lots of closet space in units, great location Cons: Unit lacked natural light, but that is minor as there were so many other cons Advice to landlord: Great, large building experience!”

“Pros: Large rooms, reasonable rent, good doormen, elevator, laundry in basement Cons: Occasional waterbugs but frequent exterminator sign ups are available”

“Pros: Location and recently remodeled lobby Cons: They pick on residents who might, through no fault of their own, have a slightly below market lease. The owners will threaten to evict for the flimsiest of reasons. The one camera that could see what was stolen in the garage was “not working” The Manocherians do not have a good reputation. Advice to landlord: Treat everyone equally. Don’t let the super shake people down”

“Pros: Impressed of the daily upkeep by the doorman’s. Welcoming lobby-clean and spacious. Generous studio apartment with new kitchen appliances and bathroom fixtures. Plus the amount of storage available; deep cabinets and large California closets to die for. Windows in every room, including the bathroom!! Accessible to the crosstown bus, 2 blocks/avenues away from the Q and near the green line. Most neighbors were extremely nice and considerate. Cons: There were a few pest control incidents coming from the garbage shoot. Happened on numerous occasions one or two laundry machines are out of order. Not enough units for the building. Very thin ceiling/floors-could hear above neighbor’s foot steps and door closures. Advice to landlord: Increase the daily cleanings of the garbage shoot and schedule biweekly/monthly pest control visits. Partner with laundry coming for regular check ins and repairs. Require tenants to cover 80% of the floors with area rugs to level out the noise.”
