FRANK VALVO LIVING TRUST · avg 1.8 ★★★★★ · New York City
“Pros: Good sized apartments. Great location. Friendly neighbors. Cons: My wife and I have lived in NYC for over 15 years. Everyone who rents in this town has horror stories, but dealing with this building and its landlord, Frank, has been one of the worst experiences we have endured. Here’s why: Overbearing and Intrusive Landlord: Frank's management style is overly authoritative and intrusive, creating unnecessary tension and discomfort. He fabricates stories about minor infractions, holds grudges, and unreasonably contacts tenants at all hours to yell, scream, and blame tenants for issues that result from his poor building upkeep. Privacy Violations: Frank routinely enters apartments without permission, a severe breach of our privacy and personal space that we've had to endure. Poor Maintenance and Pest Issues: The building’s lack of proper upkeep is painfully obvious, with roaches and mice being a common sight. This not only detracts from our quality of life but also from the charm of the building itself. High Tenant Turnover: There's a high turnover of tenants, often because Frank decides not to renew leases over trivial matters, or in hopes of raising the rent. No one stay's more than two years, and for good reason. Substandard Fixtures: Despite the apartments being spacious, the fixtures are of poor quality and deteriorate quickly, which is disappointing given the potential of the space. Significant Noise Pollution: The thin windows and inadequate doors do little to block out noise, whether from the busy streets or the bustling hallways, disrupting our peace at all hours. Inadequate Heating Control: Frank controls the heating, often leaving the building uncomfortably cold in winter. Any complaints about this are met with hostility, further souring our living experience. Living here has been a continual challenge. It's disheartening to see such a beautiful and historic building poorly maintained and managed with such disregard for tenant welfare. For those considering renting here, I’d strongly recommend talking to current or former tenants to understand the full scope of what you might be dealing with. Advice to landlord: Sell the building. Seek therapy. Treat your tenants like adults.”
— 333 HENRY STREET · Brooklyn“Pros: Location, location, location. Lots of light. I liked our neighbors. Generally quiet. Cons: For the price, the landlord only does the bare minimum in upkeep and sometimes not even that. Mouse issues. Terrible landlord who treats everyone like children. Advice to landlord: Sell the building.”
— 333 HENRY STREET · Brooklyn“Pros: Nice lighting and in a good neighborhood Cons: I don’t even know where to start. I lived there for a year. The landlord creates new “rules” that are not integrated in the lease and are illegal under both state and federal law. He lies rampantly about the lease and tenant requirements. He harassed after I raised lease issues with him and I had to threaten to call the police at one point. The windows are not sealed and you can feel them shifting in the frame when you open them. Landlord controls heat...so there was no heat. There were dead roaches littering the stairs. The hot water and water pressure went out and it was not fixed for months. The shower head was attached to a rod and the rod broke away from the wall due to water corrosion. You had to hold the rod with one arm in order to shower. His “fix” was to duct tape the rod to the wall, which lasted only a few hours. He illegally raised rent during an active lease for subleasor, in direct violation of the lease...and then withheld the signed copy of the lease when we asked him about it. Per my recollection, he personally operated as the broker when renting the apartment he owned, paying himself the fee, which again is illegal in NYC. In the summer the humidity caused the wood door frame to expand and we could not close, let alone lock, our front door for over a month. There was a huge pothole in front or the apartment as well. Every 4 months or so it got so big the city had to emergency fix it...by jack hammering and filling between the hours or 2am-4:30am Advice to landlord: Learn the law and stop lying. Your illegal practices will catch up with you and you’ll lose your broker license in the process.”
— 333 HENRY STREET · Brooklyn“Pros: Ok quality apartment. Good location and good price. But not worth it. Cons: Horrible landlord who lives on the 2nd floor. He watches EVERYTHING you do. He gives you rules, and threatens you if you do not follow. He “does not allow guests during the week”. He is homophobic and racist Advice to landlord: Do not live in the apartment buildings you own. When you rent an apartment, the tenants live there, not you.”
— 333 HENRY STREET · Brooklyn“Pros: None that outweigh the cons Cons: The landlord lives in the building and is homophobic, racist, and harassed my roommates and me. He invades privacy and crosses boundaries. Advice to landlord: He should not be allowed to be a landlord in NYC.”
