Cons: Heat either too hot or too cold. Floors and windows very old and need to be replaced. Incredibly loud on the 1st ave side (ambulance sirens/car horns). Certain tenants steal packages and management is unresponsive to the issue. Advice to landlord: update windows, help tenants with the theft problem”

— 1233 1 AVENUE · Manhattan“Pros: Nothing to speak of. Nothing at all. Cons: Where to begin: This is what we refer to as a slumlord landlord, who will happily hike your rent 40% at their whim. When you're in the apartment, you feel like you're back in the Bible.. the book of exodus, plagues of Egypt part to be precise. Rats, mice, roaches, spiders (the latter are actually welcome as they hunt the roaches). The "pest control" the building offers monthly is a joke, by the way. It's a bandaid on a bullet hole. The apartment has been frigid this year -- the heat is deafeningly loud - it sounds like a marching band broke into your bedroom at 3am, but there's no heat being produced (or perhaps the building is so poorly insulated?? hmm). The building is broken into on a daily basis (there's only one door and I've found credit cards wedged into it and things to prop the door open) and packages are stolen en masse - if you still think this building is a great fit after reading what I wrote (perhaps you think rats are cute and cuddly), please do yourself a favor and send your packages elsewhere. Unless you enjoy treating thieves to free stuff as I did for months. I also hope you don't receive any mail as the mailbox has been compromised for months now and anyone (in the public) can open your mailbox.. often times you'll find your health insurance billing or W2s strewn about the lobby. Great neighborhood, though. Although, I might be a little bias there. Advice to landlord: HA.”
— 1229 1 AVENUE · Manhattan“Pros: nice neighbors, pet friendly, good area for kids Cons: -landlord is aggressive, harassed me and other tenants, doent respond, and once asked me to climb up my fire escape to access our upstairs neighbors apartment -plumbing is old, i once had sewer water spray all over the bathroom. Property company did nothing. Never once responded to me -cockroaches are everywhere, i was on the 5th floor and had to deal with infestations -ceiling will leak -windows crack and will leak air - Every package got stollen. Every. Single. One. - Heat never gets turned on in time in the winter. There were days where the apartment was 40 degrees. - Front entrance gets left open - mailbox was fully broken and never got fixed. The door would not lock and thus left all our mail open By the time i left all the tenants were banding together to sue. I hope they did. Advice to landlord: Stop yelling at your tenants”

Last winter when it was -20 degrees out, heat and hot water were not working for more than 10 days. The building did not fix it properly and the issue lasted for the entire winter. I left in spring”

Managment is horrendous- doesn’t answer calls or respond and emails and when they do are INCREDIBLY rude Advice to landlord: Respond to tenants- the only responsive person was the handyman. Fix the pest problem. Install working cameras in building”
