Pros: -doormen are very nice and attentive, felt very safe -neighborhood generally very quiet, except for bus stop on the corner -great access to Central Park Cons: -some traffic noise at entrance of 96th St Transverse -management was generally good, but could be slow to respond to issues in the apartment -building looked like it could use a little face lift, but it appears to have been redone more recently -a little far from grocery stores and the subway

Pros: Friendly doormen and neighbors, responsive super, clean gym. Love the proximity to Central Park. Cons: In 4 years of living here we have had maybe 2 issues with cockroaches/waterbugs, however these were dealt with quickly and exterminator in the apartment next day. Management does not care about tenants and keeping good ones. They raise the rent a lot each year, often pricing people out after only 1 year of living here. I have had multiple unfriendly and unhelpful communications with the leasing office over the years. It’s clear to me they just care about a body to pay their rent. Astronomical laundry prices. So expensive that I actually pay more for the laundromat across the street to do my laundry because I don’t want to give this building any more money.

Pros: On Fifth Avenue across from CP Cons: The owners of this property seem to be 3rd generation or more. There is a BIG turn over rate. The cost of the apt is good for one year and the second year goes up. The staff is not high end. Advice to landlord: Add more component people. Staff smokes and most of the time the doorman are nowhere to be found in front.

We had a terrible experience with Goldfarb Properties, the manager of 1160 - we were the second tenant in a row to complain about the noise caused by an upstairs neighbor, took measurements that indicated that his piano practicing was twice as loud as the city code permitted and brought our complaints to Goldfarb to be addressed. Over the course of several months they repeatedly assured us that they were working with the noisy tenant and refused to give us a comparable unit for our same rent when they became available (and we were paying peak market rents). Eventually we discovered that they had been lying to us and that they had abandoned their efforts to address the noise situation. While they claimed that they had completed an investigation and determined that the sound was acceptable they offered no proof. While we would have loved to have paid for professional measurements and taken them to court for back rent under Constructive Eviction (a tenant has a right to "quiet enjoyment" which Goldfarb failed to provide) we ultimately settled with them and moved as quickly as we could. Throughout it all the management staff was, well, how does one describe the behavior of someone who tells a tenant to "get the F*** out of the building"? Following our terrible experience with them we asked friends who had lived there, they all had had horror stories about Goldfarb too.
