“Unit 4F Pros: This is a very nice building with great apartments that I could only afford because of a pandemic deal. Awesome neighborhood and location close to subway, park, bars, and restaurants. The super (Ederick) is extremely responsive and very professional and good at his job. Cons: The management company while I lived there (Silverstone) was ruthless in how they raised our rent over $1000 in 2022, forcing us to move. They had no remorse and made our move more complicated by forcing us to use a moving company and sign a COI. There was also a leak in the ceiling that required a hole to be cut out to repair. They then placed plastic over the hole and left it like that for 6 months until we complained that roaches started to accumulate on the other side of the plastic as the weather got warmer! Definitely out of the ordinary for this building (I think) and we just got tired of asking when it would get repaired. Also, although the location is great, it's not the safest. Sure, it seems gentrified and busy, but at night be careful walking home by yourself. I was physically assaulted twice and made to feel unsafe on a regular basis. Unfortunately I think this is because there is a homeless shelter nearby on 110th and some unsavory people like to hang out in front of the apartment entrance because of the 24 deli below us (awesome deli though!). Advice to landlord: Have more common decency and respect for your tenants. Don't raise rents just because you can. A good tenant that doesn't rack up repair and maintenance costs could save you more in the long run.”

— 300 WEST 112 STREET · Manhattan“Unit 4B Pros: No pests, great light, great neighbors Cons: Only 2 washer and dryer, loud street Advice to landlord: Answer phone/email”
— 300 WEST 112 STREET · Manhattan“Pros: The location is excellent and lovely, the neighbors are all so great, many of them have lived in the building for 10+ years and are very community oriented. The apartments themselves are good. Cons: MAJOR pest problems, mice/rats/bugs. Management is rude and difficult and doesn’t give a shit about your time or health or quality of life. For example, not allowing weekend OR evening move-ins/outs with literally zero exceptions or flexibility. Advice to landlord: Care about your tenants quality of life! And either charge less or fix more!!”
— 300 WEST 112 STREET · Manhattan“Unit 3C Pros: - Super is responsive and just overall a nice guy - Neighbors are great and help each other out–this building has a lot of rent stabilized tenants who care about making it a pleasant place to live - Close to the park! Cons: - Management always trying to raise the rent by insane amounts (from 3200 to 4500 for a 2bd 1 bath without laundry in unit) – they are trying to rebrand it as "Columbia Park" as if it is a luxury building for students, which it is not - At least one washer or dryer in basement seems to be broken at any given time and management refuses to just get new machines Advice to landlord: replace the washers and dryers in basement and charge reasonable rents for market apts!”
— 300 WEST 112 STREET · Manhattan“Pros: - maintenance is efficient -friendly neighbors -good location -updated appliances -elevator Cons: - appliances breaking - can hear the subway (you get used to it quickly tho) Advice to landlord: More flexibility with leases ending.”
— 2053 FREDRICK DOUGLASS BL · Manhattan“Pros: - Pet Friendly - Live-in Super - My unit was renovated and had washer/dryer - Close to the train - Nice sized bedrooms Cons: - Pests in the basement - Noisy street - Some neighbors were really rude - The kitchen and living room were on the smaller side and were very dark - Management was rude and we often went back and forth with them.”
— 300 WEST 112 STREET · Manhattan“Pros: This is a small building and the neighbors are all very friendly. Cons: The owners don’t care enough to hire enough people to support the super. Because of that reason the super doesn’t ever catch a break and sometimes gets very frustrated when there are lots of maintenance requests Advice to landlord: Stop being so cheap and take better care to get the super enough help instead of stretching him so thin!”
— 300 WEST 112 STREET · Manhattan“Unit 4C Pros: The super is great, the elevator never has issues, neighbors are friendly, great location, apartments in the back are very quiet Cons: Lots of mouse problems (they come in through the holes in the walls from the heaters), some roaches, basement smells really bad sometimes, basement level backyards are not secure. Not well insulated despite an “A” energy rating - very warm even on mild days in the summer. We had to leave the building after two consecutive annual rent increases of $1,200+. Advice to landlord: Some shelving for packages in the lobby would be great. Make the roof accessible.”
— 2053 FREDRICK DOUGLASS BL · Manhattan“Pros: It’s near two parks and the c train Cons: Old building with thin walls and floors. Tenants fight over Noise Advice to landlord: Sound proofing is needed”
