They are also calling the building by a different name instead of The Victory a calling it Hudson landing, which sounds stupid if you ask me. There are leasing agents living in the building as well. They are wasting money on stupid bright signage in the main lobby window. If they want to do something they need to fix the elevators, fix the laundry room, have an outside space for tenants with dogs, give the workers a raise. Matter of fact just update the whole building.”

It takes weeks to get them repaired and there is never any communication from management. Many times there are only 2 working, and there's been times where only 1 works. Back in July there was a Friday where all 4 elevators were down for an extended period of time and people were either trapped in their apartments or waiting in the lobby for hours. It's not only unsafe it creates an emergency situation for our elderly and mobility challenged residents. It's not uncommon to have to wait up to 10 minutes for an elevator. The fact that this is a "Luxury" rental building with studios starting in the $4,000's, one bedroom's in the $5,000's and 2 Bedrooms in the $7000's is insane. DO NOT RENT HERE!!”

They never explained the calculation of 4.21a tax increase, just said “believe me, it’s correct”. Seriously?! Also, the strike is coming, and nothing is going to work in April, we are supposed to keep garbage! We didn’t sign up for this “service”! A few months in, we got a mice problem. Some of the tenants in this building keep their apartments very unhygienic (I have seen the inside of a few apartments), and I am not surprised mice are running through the walls. However, they started coming into my apartment from a hole in the wall that wasn't properly patched. Their servicemen had to visit about seven times to fix that hole. Shortly before we moved out, our terrace started leaking into the apartments below when it rained, and the servicemen were in our terrace with towels trying to drain it. So glad I am out of there. Advice to landlord: Please find a different property owner”

— 561 10 AVENUE · Manhattan“The Bad: -If you move here, during your initial walk-through, make note of EVERYTHING you notice as far as damage, staining, anything not fully clean, etc. Even if the staff member walking you through tells you not to worry about it. Note it, take photos, and send copies to management, keep records, timestamp them somehow. Plus, you never know who will be there when you move out, so this covers you. We were naive and did not do this. -The main entry doors into the units have no acoustic quality to them whatsoever, so you hear everything going on in the hallway, even from the opposite far end. -If you live next door to either the D or J units, know that these are larger units, and are typically shared by young people. At least on the floor we lived on, both units were consistently loud and inconsiderate. -The 'new' wood flooring they installed before we moved in, is low quality and scratches with little effort. It does not appear to have a durable finish. Completely cover it with rugs or be forewarned that you will pay to replace the wood if there are scratches. -Our apartment had a spectacular view, but you do hear everything being that high up. Noise is to be expected in the city, but all of the sirens echo loudly, and 10th ave sounds like a drag strip on weekend nights. -The building markets itself as a luxury building, and it probably was 10 years ago, but everything is dated now inside the units (except the new cheap wood floors in select units). We toured much nicer buildings within the same price range. -No washer/dryer in unit. Many other luxury buildings have this. -Appliances and plumbing fixtures in the units are dated. The Good: -Concierges and Porters specifically are awesome. -They do try to respond quickly to noise complaints. -They do respond quickly to service requests. -The views are nice. -They did recently remodel the parts of the 3rd floor (shared amenity areas). It looks nice and new at the moment.”

They are money hungry people that only care about their bottom line. Do not be fooled by the little bit of bells and whistles here. It is all an illusion. Move into a place where you are not just a number and the landlord knows your name and has a heart. One day you might be in our position and will be glad you did.”

The building lures you in with lower rent and a pitch that rent is "stabilized", but there will be sharp increases in rent year after year. Do not believe anything the Leasing office tells you. Even if you get it in writing they do not honor their promises. You're #1.... until you sign. There is a large amount of turnover in the building. The amenities, hallways and appliances are aging and not maintained well. However the building compares itself to much newer building in the neighborhood and charges a premium rent for a average building with below average amenities/services. You must pay EXTRA to use the amenities (gym, game room, outdoor spaces). None of it is included in your rent. Be aware you'll pay hundreds of dollars more if you wish to use the amenities. Front desk staff is very courteous, but provide a minimum level of service (They are "concierges" not "doormen" Until of course, the holidays arrive and then their hand is out while they hold the door open). The building has had some security issue as front desk staff let anyone enter the building and access resident floors. There is LARGE amount of noise in the area. There has been nonstop construction in the area, early morning jackhammers, a new nightclub on the west side that frequently pumps loud music in the evenings. The Yotel on the East side provides non stop light pollution ad a bright purple light glows into your apartment all night and there is a large amount noise from the patron of the nightclub and frequent fights. Be ready to wake up to late night sirens. Buyer beware - Overall this is a building to pass on.”

The gym has a lot of broken equipment, tv's don't work, and is quite dirty. Lights are never on in the gym either, nor is it equipped with tissues/cleaning liquid. The apartments are not in good shape. AC's are broken. Things are very flimsy, ovens break, paint chips, floors are broken, etc... Although, if you put in a note with maintenance they will come fix it very quickly (very nice people). But how many times do you keep doing that? Flimsy is flimsy... Bike room has 40 empty spaces, but you are told that there is a waitlist. Management has no idea who has a bike, and who doesn't. People smoke weed at all hours of the day, consistently and nothing is even done about this. I'm not talking about the occasional smoke, this is literally 4-6 times a day, with the bad smell of the weed coming to bedrooms. Doormen all acknowledge the smell, but management cant/won't do anything about it. My fiance works from home, and its just ridiculous. If i had a kid, i would sue!!! For the 3k you are going to pay, you are better off finding a different place to live.”

Although a large building, my experience was that staff knew who you were and very reliable in meeting any special requests. Out of town visitors were welcomed and given a key at my request if they arrived and I was not there. I found the Hell's Kitchen area very safe. I had no fear walking the neighborhood late nights. I found the location great for traveling throughout the city by subway. Good restaurants and easy walking distance to the Bway theaters. GREAT city views especially at night...North to GWB, South to Ellis Island and Statue of Liberty, and whole East panorama. When I lived there, the hotel across from The Victory was not yet built...it was a million dollar view. I thought the rent was very reasonable. In building parking was available.”

You may come in with a low rent offer but when it's time to renew they will jack the price up! Although it's rent stabilized, the actual "legal" rent is huge and the rider you will sign means the rent stabilization applies to the legal rent and not the rent you're going to pay each month. I was told it was rent stabilized and the increases are mandated by the city but apparently this was a deceptive tactic used by the sales agent since that max % does not apply to the actual rent you'll pay! Bottom line is that they have the flexibility to increase rents by huge % increases. The location also means it can be quite noisy. The building is high so maybe the higher floors are less noisy but definitely floors 8 and below are SO VERY LOUD. My out of town visitors always complain about not being able to sleep when they're out in my living room. The windows they used are cheap because they do not insulate any sound whatsoever. I know what I'm talking about as I've lived in other city buildings with proper window sound insulation! For the high price, loud noise and average amenities, you should consider elsewhere!”

The location is awesome - right in Hell's Kitchen, with awesome communications everywhere. You're 5 minutes from Port Authority, from where you have a,c and e subway lines, and just about any bus you want. 10 minutes stroll down to the high line, 15 minutes to Central Park. All possible groceries within minutes (though I'd love a Trader Joes nearby). The apartment isn't exactly luxury, we're talking a 12 year old building here, but the sq footage is great for the money. They might have been raising rents, but hey - Hell's Kitchen is THE hottest real estate area right now, and rents are sky rocketing everywhere. Check neighboring buildings - same thing there. 8 floor terraces are amazing, the fitness center and lounge very nice. Noisy? It's Manhattan, of course it's noisy. But I haven't heard my neighbors a single time... Only real downside - resident services, the department at Durst Fetner that is supposed to "serve" residents, SUCK. They really won't help you with anything, and their attitude is horrible. Completely pointless to have such a department, if they don't care anyway...”

They have raised my rent over $300 (about 14%/year) for the past 3 years and it has just become ridiculous. Do not think that they will not do this to you as well. They say the are rent stabilized, but I assure you, it will not apply as they make you sign a rent concession waiver.”

First off, 3 avenues from the subway is a huge PITA. And, living in such close proximity to the heart of times square & port authority was AWFUL. I never felt safe living in this area. In fact, my purse was stolen within the first 3 months of moving to this neighborhood. Secondly, while the doormen were total sweethearts, they were NOT attentive in any way shape or form. In fact, I had various friends who would just walk into the building and were not stopped once. I lived in this building for 2 years - I'd say the rent was "reasonable" initially, and then after my second year they tried to raise it substantially. No way in hell is a studio in that location worth $2700 . In fact, anything above $2300 is just absurd for this neighborhood. Hello, did management forget it's 10th Avenue? Lastly, I cannot BELIEVE how long it has taken to get my security deposit back. I've lived in 4 other buildings in NYC, and each management company had sent me my check back after 1 month. It's been over 70 days now, and this is just absurd. Based off of these factors, I would NOT recommend for anyone to move into this building.”
— 561 10 AVENUE · Manhattan“We looked at soooooo many apartments! We knew when we found this apartment, it was the right decision. We signed a two year lease and 5 months later, we are glad we did. The staff is really helpful and friendly, any maintence issues are responded to quickly (thanks, Mark and Eddie), and the amenities, though they can use a bit of updating, are very convenient and afforadble. I use the roofdeck all of the time. My partner enjoys the basketball court and the BBQ on the sundeck. Our apartment happens to be a corner unit with floor-to-ceiling windows, so our views are pretty sick. The apartments are really spacious and have good closet space. I can see us really putting down roots here. We recommended the building to other friends of ours and they gave each of us an Amex Gift Card when they moved in. It's little things like that that make us happy with our decision.”

I've lived in another rental building built also in 2002, and the Victory is just 9000x worse. Everything is of the lowest/cheapest quality with the sole exception of the "granite countertops," which are nothing but a marketing gimmick and the only nice thing about the apartment... Clearly meant as a distraction! CONS: ((1)) The windows are the cheapest ones they could find and are impossible to open and close and are poor-mediocre at blocking the sound of noisy area. This is a huge problem if you're on 10th avenue with truck horns, trucks hauling empty dumpsters down the bumpy road, ambulances, and police cars. ((2)) The metal apartment doors block 0 sound.. hallways and trash room are an echo chamber, so you hear everything from the hallway, including glass bottles clanking, doors slamming, and neighbors yacking on the phone waiting for elevator, and I was farthest apartment from the elevator! ((3)) Hallways often smell like garbage. ((4)) The refrigerator is the least expensive full-sized refrigerator sold ($450-ish new), and certainly does not go with a $5,000/month apartment, sounds louder than a diesel engine (it's broken somehow) and they refuse to fix. ((5)) The 1970's style parquet floors are ugly, and each piece is slightly warped, so there are air spaces between floor and sub-floor, causing even a dropped pair of scissors to sound as loud as a bomb, and they do NOT allow carpet. ((6)) The building has 1972-style popcorn ceiling EVERYWHERE in the apartments and hallways that is just disgusting, and I don't know where they even found that material in 2002! Also, the popcorn ceilings actually enhance sound echos somehow. ((7)) The paint (walls/windowsills/etc) is of the lowest quality and windowsill paint bubbles up. ((8)) They paint over everything, even things that shouldn't be painted over, including wallplates and fire spriklers. ((9)) Closet layout is HORRIBLE. If you have clothes, forget about being able to organize them. ((10)) A mirror only instead of a medicine cabinet in the bathroom.. virtually no enclosed storage (are you kidding)! ((11)) There's no FIOS in the building because, according to Verizon, the building refuses to let them put in their wiring, a testament to management's attitude that they won't accommodate an improvement, even when free and handed to them. PROS: ((1)) Friendly doormen ((2)) Good if you own a car and drive to work (coupon for $200/mo parking in the building available from the parking company's website) and live on one of the top 3 floors.”

I just renewed my lease and though the rent did increase, I felt that it was still a better deal than the rest of the buildings in the neighborhood and I know that living here I am getting great service (Jason, the doorman, is great), a clean place to live, and alot of space (especially compared to the new buildings in the neighborhood). I work long hours and the Victory is a short walk from work, but not in the hell hole people call Times Square. It actually has a great location, CVS in the building is convenient, Food Emporium across the street, etc. Overall, it is a good place to live if you like space, convenience, amenities, and a non-snobby atmosphere.”
— 561 10 AVENUE · Manhattan“This building is located at the entrance ramp to the Lincoln Tunnel so there's loud truck and bus traffic non-stop, 24/7. If you live here, you'll need earplugs, Ambien, valium or all three. The windows are cheap and don't close properly so noise isn't muffled. Black grit and soot from all the exhaust seeps into your apartment. The building is not aging well - plumbing problems all the time. There are a few nice people working in the building but it's an uphill battle keeping up with maintenance. The people in the leasing office are out of touch. The views are nice, but for the price, there are much better places to live in Manhattan.”

The staff was really accomodating in setting up my move-in and even when I got to the building, they helped me with a few things in my apartment. The doormen and Leasing are really accomodating too. My neighbors are friendly and I have a few friends who live in the building, so that probably helps too. I got a $500 Amex Gift Card because I was refered to the building and my friends got one too for recommending it to me. Since moving here I have referred friends to the building too. I signed a two year lease and I am really glad I did. They are constently making upgrades to the gym and amenities (they just put in an arcade room), which is nice to see. I also work alot, so I use their conceirge services for things like a cleaning lady and to send my laundry out. It's nice to just have a convenient place close to work that is clean and quiet.”

Here are the pros / cons: Pros: -New building -Clean lobby & facilities (gym, etc.) -Friendly doormen - Jason in particular is a great guy -Proximity to grocery store (Food Emporium), CVS pharmacy in same bldg., dry cleaners -Open roof pretty cool during summer months Cons: -Bathroom plumbing was not great -42nd Street is VERY loud (obv. not The Victory's fault)...even on our high floor, can hear trains, cars, and boats throughout the night with windows closed -Elevators can be pretty slow at times (4 for 46 floors) Neutral: -Walk to Port Authority is 2 avenues (~10 min), if that matters to you Overall a decent building if you are OK with the neighborhood. The new MiMA tower / YOTEL should help kickstart additional development in the area. Would recommend --”
— 561 10 AVENUE · Manhattan“Been in the building for 4 years. Rudy Gonzales was the leasing director until recently and he always was accommodating and helpful. A few months ago he left and a twenty-something girl named Lisa replaced him. She's a nightmare. Rude and condescending. I understand that rents go up over time, but she is completely inflexible. Not only that, she will yell at and interrupt you, so that your lease renewal process is profoundly unpleasant and abusive. I don't know where she learned her manners, but she could use a few lessons in tactfulness. Rudy was much more pleasant. Having spoken to some of my neighbors who have been in the building even longer than me, I know that she is this way with everyone. It's a shame. It's not a bad building but the plumbing is constantly leaking or clogging up, the appliances break, the parquet floors are cheap and constantly splintering, and I'm sure they'll steal my security deposit for all of these items when I move out. Nestor, the "resident manager", is a thief.”
