“Pros: Good closet space, super friendly staff (other than leasing office), decently priced, good amenities. Good community events Cons: The elevators are always broken and it takes an insane amount of time to get up/down. The laundry machines are not the best and require multiple cycles and are pretty pricey. There is not wifi in the basement (gym/laundry) Advice to landlord: Fix the elevators permanently”

— 240 EAST 27 STREET · Manhattan“Pros: Clean building with friendly staff! Cons: When we were there they turned of water lines once a week for twelve hour periods for maintenance. I’m not sure if this is still happening but being unable to use the bathroom when working from home was difficult. Slow elevators. Advice to landlord: Raising rent by $1000 makes it difficult to retain tenants. Clearly you dont need help with turnover, but it’s upsetting.”

— 240 EAST 27 STREET · Manhattan“Unit 15H Pros: Doormen and women always super nice and helpful. You can negotiate rent for renewals. felt safe living there. Good neighbors, location was great, a lot nearby on 3rd Avenue. Trader Joe’s, bars, restaurants. Building was clean, helpful staff Cons: Saw a roach or two over the course of 3 years so I guess that’s “good” for nyc. Laundry room in basement was miserable because you pass by the garbage area and it always smelled down there. But there were plenty of laundry machines. I think there was a halfway house across the street/psych ward or something just keep that in mind. But never felt “unsafe” in that area”
— 240 EAST 27 STREET · Manhattan“Pros: Very young building! Fresh out of college vibes. Which is great for first time city goers to get on their feet. Nice doormen. — 240 EAST 27 STREET · Manhattan“Pros: Front desk staff amazing and very welcoming Cons: Efficiency and upgraded ac units. Advice to landlord: Upgrade units more”
— 240 EAST 27 STREET · Manhattan“Pros: fast and timely repairs when needed, repair team on site, elevator building with basic amenities, mainly post grad residents ages 22-30, area is decent/convenient for transportation Cons: management company kind of sucks and will nickel and dime you when they can. They also are closed more often than they are open which makes it hard to get in touch”
— 240 EAST 27 STREET · Manhattan“Unit 10F Pros: Responsive management and super great doorman Cons: lower water pressure don't include utilities like water etc”
— 240 EAST 27 STREET · Manhattan“Pros: Amazing doormen, clean building, responsive management Cons: Older finishes including kitchen and floors”
— 240 EAST 27 STREET · Manhattan“Pros: Spacious apartments, kind doormen who take the time to learn your name and efficiently get packages to you Cons: Expensive, management jacks rent by $1000+ each year, laundry room is gross - washers always broken leaving clothes SOAKING wet, service elevator constantly out of service to get to laundry room, main elevators are tiny, constantly broken, pack 10+ people in at a time like sardines, drug addicts live in the courtyard and outside the building, bad location far away from subway lines, mandatory gym fee for a nasty cement block gym in the basement, DONT waste your money this building is a frat house and it truly is the worst. Advice to landlord: Make improvements to amenities, fix washers, probably make the elevator situation less horrendous for residents”
— 240 EAST 27 STREET · Manhattan“Pros: Apartment is fine. Trash and amenities as advertised Cons: Laundry always breaking management non responsive elevators always down”
— 240 EAST 27 STREET · Manhattan“Pros: Doormen are extremely nice, packages are well received and maintenance is quick Cons: Elevators always broken, EXTREMELY overpriced units and flex walls are not allowed to go to ceiling/need bookshelves. Overpriced”

— 240 EAST 27 STREET · Manhattan“Pros: Quick responses when you have an issue Location Cons: Lines for elevator were long A lot of young people so there was usually noise during the weekend Heat was not warm enough for the unit”
— 240 EAST 27 STREET · Manhattan“Pros: I lived here right out of college and it was perfect for that time in my life. The building is full of people in their early 20s. Great doormen. Close to Trader Joe’s, target, fairway, and the AMC movie theater, and it’s above a Duane Reade Cons: It was loud and you can feel like you age out of it quickly.”
— 240 EAST 27 STREET · Manhattan“Pros: Fun building, well maintained Cons: Raise the rent a lot every year”
— 240 EAST 27 STREET · Manhattan“Unit 5G Pros: Lots of space Good tenant app Quick turnaround for maintenance requests Nice doormen Cons: Water is frequently turned off for maintenance Frequent drilling noises Advice to landlord: Minimize water cutoffs”
— 240 EAST 27 STREET · Manhattan“Pros: Great building, nice doormen, packages always handled. Spacious apartment, big kitchen, neighbors never annoying. Cons: Just about no issues”
— 240 EAST 27 STREET · Manhattan“Unit 6B Pros: Clean and spacious condo Cons: Very loud A/C in the unit, which doesn't do a good job cooling apartment down. Advice to landlord: Upgrade air conditioning”
— 240 EAST 27 STREET · Manhattan“Unit 20G Pros: Big bedrooms and convenient Cons: Kind of like a college dorm”
— 240 EAST 27 STREET · Manhattan“Pros: Doormen are great, never had problem with trash or heat, friendly maintenance, nice view from high floors, good location with quick walk to 6 train as well as Trader Joe's and good restaurants Cons: Frequent running water outages, frequent loud construction noise as neighboring apartments were renovated, long elevator lines, VERY hot before you are able to turn on AC at beginning of June, gym was basically unusable all summer as the AC has been out even though you have to pay the amenity fee, many college students which means loud late night parties that persisted after direct confrontation and reports to management, laundry machines frequently out of service. Overall, manageable inconveniences but not for premium prices Advice to landlord: Make sure you treat your doormen well- they are the most redeeming quality of the building”
— 240 EAST 27 STREET · Manhattan“Unit 8F Pros: The doorpeople were amazing. Always pleasant, and the best part of my day was interacting with any of them. Cons: The management company acts like this is the most pristine and luxurious building in Manhattan, which is laughable. Advice to landlord: Be a human. You are linked to so many different buildings across the country, which means I and many others will never consider any of them again. I cancelled two showings this summer when I realized they were EQR properties.”
— 240 EAST 27 STREET · Manhattan“Pros: - Nice apartment unit - Nice trash chute - Nice lobby Cons: - Needs a better gym - Would like nicer stove/fridge - Expensive without a flex”
— 240 EAST 27 STREET · Manhattan“Pros: decent building for young folks Cons: water gets shut down randomly”
— 240 EAST 27 STREET · Manhattan“Unit 24n Pros: doorman service was good - always felt safe, package receiving always secure, maintenance response was fast Cons: building going under a lot of renovations, drilling noises are loud and annoying, sometimes they shut the water off for a whole day which was not great, neighbors are young professionals that threw a lot of noisy parties with blasting music, surrounding area a little sketchy with the wrong kind of people Advice to landlord: n/a”
— 240 EAST 27 STREET · Manhattan“Pros: Gym, laundry in building, very nice doormen, packages always safe, young professionals / college students, in unit and controllable a/c Cons: have seen two cockroaches in apartment, elevators can move really slowly, always are laundry machines broken Advice to landlord: fix laundry machines faster”
— 240 EAST 27 STREET · Manhattan“Pros: Doorman, amenities, gym, washing machines Cons: 2nd ave not the best area in NYC”
— 240 EAST 27 STREET · Manhattan“Pros: great doormen/staff on site Cons: it’s just okay. we got in with covid pricing and will be leaving before our lease renews. this is definitely not the luxury building it’s advertised as.”
— 240 EAST 27 STREET · Manhattan“Pros: Clean, friendly doormen, spacious rooms Cons: Far from subway, very slow elevators which are constantly broken, water goes off very often”
— 240 EAST 27 STREET · Manhattan“Pros: Clean building Nice doorman Great location Cons: Pricy but lots of amenities for the cost”
— 240 EAST 27 STREET · Manhattan“Pros: Nice appliances and basement laundry & gym - not nearly as gross/spooky as a lot of other nyc basements. Decent place to live if you are young/recently out of school, lot of kids in their 20s. Management was pretty good, easy to get in touch with and usually had someone onsite in the building’s office throughout the day. Cons: Had one very rodent incident, management sent someone to help a few hrs later - which is pretty good for a no fee rental bldg. Pretty loud block and apartment - there are a lot of young people partying in the building and busy bars on the corner plus hospital a few block away so sirens are frequent. Doormen are pretty unhelpful.”
— 240 EAST 27 STREET · Manhattan“Pros: Convenient, great value Cons: Could be in a better area”
— 240 EAST 27 STREET · Manhattan“Pros: Good views from windows, good location Cons: Management could be better”
— 240 EAST 27 STREET · Manhattan“Pros: - Proximity to Trader Joe’s and bars - Doormen are great, especially Terrance - If you take pictures of your apartment when moving in and out, and request a check out walk through with maintenance (do this on video), you can get your security deposit back (albeit potentially having to threaten legal action). If you do not do this, I wouldn’t count on getting it back even if your apartment is in better shape then before you rented it Cons: Management doesn’t respond to issues for weeks at a time and consistently lied to us through email and on the phone when they did respond (this was a common theme and issue with Safia, who I believe is the head building manager). Had to email CEO and COO of equity residential to get a response for a bug issue after no help for over a month and many emails and calls. 4th floor apartment has massive parties 3-4 nights a week from 11pm-4am with loud music, screaming, smell of weed and other drugs and even 15-20 people during covid. Property owner didn’t do anything even after multiple complaints and advised calling the police when there were parties instead of the doormen.... I will never again and will never allow anyone I know to move into an equity residential apartment Advice to landlord: Get your shit together. Kick out tenants that make other tenants’ life a living hell. Respond to tenants maintenance requests and update the units so there aren’t so many. We had broken dishwashers, refrigerator (twice and all the food spoiled), toilet plumbing, bugs and cockroaches.”
— 240 EAST 27 STREET · Manhattan“Pros: The doormen (especially Terrence) are some of the sweetest people you will meet. The maintenance team is great as well. Laundry room & service in the lobby Views/light Ability to flex your apartment Proximity to Trader Joe’s & Target Cons: *Everything else- management is AWFUL. Non-responsive. *Lease increases by 10-15% a year (pre-Covid and currently) *Everything is broken- the apartments aren’t updated they’re jerryrigged so there’s always a a leak, a break, a malfunction *Noise is off the charts- neighbors treat this like a frat house and even tho it’s no smoking pot fills the hallways on weekends *homeless community lives in the Duane reade archway under the building and if you look at an apartment overlooking the courtyard be prepared for noise all day Advice to landlord: Update your units, take care of current residents, make lease raises manageable and enforce noise/smoking rules so the property doesn’t become a party house which kicks out all respectable tenants”
— 240 EAST 27 STREET · Manhattan“Pros: doormen are extremely sweet and friendly, package service good. Cons: Where to start. We have submitted no less than 50 maintenance requests since moving in here. This place is a dump and the management simply don't care. We have had cockroaches, security concerns, and a flooding of our bathroom and bedroom hallways and they simply do not care. Do not give them any of your money. Advice to landlord: Care about your tenants. Update your apartments so things stop breaking, stop charging so much and then not making it worth it.”
— 240 EAST 27 STREET · Manhattan“Pros: Good location and building for people right out of college/starting jobs. Doormen couldn’t be nicer. Cons: Management is HORRIBLE. Takes them a minimum of 5 business days to get back to you on any issue, even if you have a sink that is not working. They increase the rent over 7% each year even if you’re a gold-star tenant whose never been late on a payment. When we moved out they took more than half of our security deposit ($1000) to repaint the entire apartment and give it a deep clean which were not responsible for. There is also always a line for the elevator because one is always broken. Advice to landlord: Hire new people who actually know how to run a management office and that will work with a sense of urgency.”
— 240 EAST 27 STREET · Manhattan“Pros: Doormen and nice and the packages are organized Cons: The management company is horrendous at responding, whether phone call or email they don’t care to respond to anything. Rent increases are in the 10-15% range. Young tenants and always loud on the weekends. Elevators are always broken and there are many homeless people living next to the building. Advice to landlord: Be better at running the properly”
— 240 EAST 27 STREET · Manhattan“Pros: Nice doormen for the most part. Cons: They raised my rent by 200 dollars and when I said I was going to move out they dropped it to 50. Not sure why they had to up it that much. Elevators always broken DIDNT RECIVE FULL DEPOSIT BACK blamed me for the other tenant moving out and charged me for “throwing out” the items. MOLD UNDER THE BATHROOM MIRROR Constant shower drain clogging AWFUL FISH SMELL AT RANDOM. Had to get an air filter on my own. No pest control but I also didn’t have any issues with pests Advice to landlord: Get better staff Get better care for the building”
— 240 EAST 27 STREET · Manhattan“Pros: Doormen are awesome Cons: Frat house, rent goes up a lot each year, management isn’t great, elevators are insanely slow Advice to landlord: Update the elevators”
— 240 EAST 27 STREET · Manhattan“Pros: Lots of space, doormen are friendly, location Cons: Cockroaches, everything breaks easily Advice to landlord: Be more helpful to renters”
