There's also no building next door so depending on where you are in the building you get amazing light. There's also a great gym, great roof, and the staff is very nice. Across from Whole Foods and so many subways. Cons: Sometimes the elevators take a while, the maintenance team can be slow to respond to service requests (they are super nice, but I've lived in buildings where the service requests are filled much more quickly), and the building is on a busy street. I don't have a noise issue because I'm on the 15th floor but it's annoying to walk out of your building to packed streets.”

Cons: Depending on the floor you live on, you need to take 2 elevators to get to the roof top or Laundry. The floor was creaky in the summer. We Left the apartment sparking clean and was charged a cleaning fee. Had video to prove it. Emailed them and the charge was removed. Chief of maintenance was in charge of it. Rent increases were higher than expected. Advice to landlord: Lower rent increases”

Cons: There is an issue with pest control and while most of the maintenance staff are friendly, sometimes the head maintenance person can be less than friendly. Advice to landlord: To keep the hallways cleaner, to have a talk with the head maintenance person to be more pleasant to tenants.”

Cons: The management company will definitely raise you rent, often times by a lot, every time the lease is up. The area is also very crowded with tourists.”

The apartments feel well-maintained and quiet, even with neighbors occupying apartments on both sides of us. I personally, on my floor, have not had any pest issues or rowdy neighbor issues but I am on a higher floor so I'm sure it all depends. The apartments are much nicer than what they look like online in my opinion. Cons: While the windows are beautiful, they can be super drafty, and we've had some continuous issues with them. For the price, there could be nicer upgrades, especially in the closet/storage areas. We're paying luxury prices for this area, and while the square footage feels much larger, the finishes are definitely not up to par compared to the other buildings in the area. very very basic finishes. An amenity fee is required, which has been increased YoY without any major imporvements. The initial rent increase was high when no upgrades had been made to the unit or building. They were willing to negotiate but not reduce the price comparatively to the other available units in the building, even when cheaper units with comparable floors and square footage were listed online. Advice to landlord: negotiate the rent increases, especially when cheaper units are listed online and sit vacant for months. Don't you want to retain good tenants while maintaining cashflow?”

Cons: The building violated their 421-G agreement and illegally deregulated all apartments from rent stabilized status to market rent, was sued by tenants, and lost. As a result they had to pay back rent and offer tenants rent stabilized leases (but ONLY the ones that sued). The building also has a MAJOR COCKROACH problem and they do not deal with it properly. The bugs come up from the basement and have infested the trash rooms, the elevators and apartments. Its not pretty. The laundry room is a joke - the machines are always broken and its not clean. They have a lot of apartments that are shared with young kids and are ridiculously noisy with parties, fist-fighting (which you can hear) and shouting. Drunk guys in their underwear in the hallways, that kind of thing. There is also leakage from apartments on upper floors that comes through the heating vents and onto the ceiling. Also their leasing office staffing sucks. Rude, dismissive, arrogant, and just plain dumb. Advice to landlord: Get it together. Stop treating your building and your tenants like trash. Def not worth the price.”

Little did we know we were not the only ones living in it. This building has a HORRIBLE cockroach problem. It is absolutely infested and the management refused to help us with the issue. We put in at least 5 service requests and every time they said they would address it, they would come in and spray basic RAID spray in a couple corners and leave. We desperately need a professional exterminator, especially when it spread to our lofted BEDROOM area, but they would not do anything to help us. To put the cherry on top, upon moving out I specifically asked the management if I should patch up the holes in our walls from small screws. They told me if it was less than the diameter of a dime I would not be charged anything. Low and behold my move out invoice include a $300 dollar fee for the spackling!! They also charged me another $300 for a quoted $130 easy move cleaning service. Best part is when I followed up inquiring about these fees, management ghosts me and stops responding to my emails. Absolutely horrible experience with this building stay away at all costs. Advice to landlord: Get an exterminator”

— 71 BROADWAY · Manhattan“Unit 12K Pros: Extremely clean, beautiful rooftop, the gym is bright and always clean and cool The porters and people working the front desk are who really make this building worth it. They know every person coming in and out and pay close attention to new faces. They all knew our names within a couple weeks, and they quickly became friends to us. Cons: We have six elevators in total but due to constant maintenance we have one to two working at a time. The wait can be anywhere from one to fifteen minutes, makes it tricky to gauge when to leave. Usually it's fine. Super frustrating though when a ten minute wait makes you late to a zoom meeting in your own apartment :( I think the people here are a little stuffy. The folks in my hallway are very sensitive to noise I guess, but feels like the whole building is this way. Sometimes watching a movie on the tv at 7 or 8pm can get you a noise complaint or having a five person party on a saturday can get a knock at your door. The last con is you have to live in the financial district. Not many families or good food around. There's not really a sense of community or even neighborly kindness. It's like the twilight zone neighborhood of New York. If you like keeping to yourself and quiet friday nights, you may like it.”

(Some shafts are now storage.). Check windows, some bedroom windows lead to an airshaft, making them not legal bedrooms. Gym is not 24 hours. Renewals are tough. They offer renewals at 20% from current rent. After I declined, my apartment was offered at the same rent I was paying. When I pointed it out they said that was for a new tenant only, renewals go up 20%. Crazy that they would rather have constant turnover than stable tenants. Tons of utility charges added to your rent bill in addition to your separate con Ed bill. Advice to landlord: Making renewal pricing equal to new tenant pricing. Put a doorman in front. Make gym 24 hours. Fix TVs in gym.”
