“Pros: Good neighborhood. Some good neighbors. Cons: Brokers and landlord misrepresent the condition and legal status of the apartments to prospective tenants. Deceptive.”

Many, many un resolved DOB violations. Advice to landlord: Take at least a little bit of concern for the tenants. Stop acting in a deceitful way towards tenants. Acquire the proper inspections of the fire systems, the electrical systems and plumbing!”

As a matter of fact he has been convicted on felony charges due to corrupt landlord and fraudulent actions in his buildings!! Advice to landlord: Get real, stop lying and do the right thing for the safety of the tenants and the new or hood.”

The certificate of occupancy was revoked once and the owner got another bogus CO through criminality and fraud. FDNY has cited the building for a complete lack of fire safety. DOB has issued numerous violations. There's more than 300K in unpaid fines. In response the owner locked all areas containing life safety systems and thwarted inspection. The landlord was previously indicted for felony bribery and falsification of DOB records. There are multiple Class 1 immediately hazardous violations. All units are the 2nd, 3rd, and 4th floors are rent stabilized but being rented at market rents. There is no heat in the halls and many vacant units. The heating bills are often over $600/month. There are public hazards that tenants have repeatedly notified the city about including an area of the sidewalk about to cave in. There are small flying bugs coming out of the plumbing system. Basically, this is a fraudulent, criminal landlord. Move in here as your own risk. Also FYI this building is under the Loft Law. There are no legitimate leases. The Loft Law has not set the rent or released the building. There are numerous pending lawsuits in multiple venues and numerous Class 1 violations. Advice to landlord: Follow the law.”
