“Unit 42 Pros: Quiet, lowkey neighborhood, in unit laundry and dishwasher, great bathrooms, and tall ceilings and closets. The two bigger bedrooms are quite big, nice and get great natural light. Cons: Had issues with cockroaches and a mice infestation, which management dragged its feet on for months. Landlord won’t respond to a single call or email, only through portal, and clearly doesn’t ever read emails. The smallest room is tiny and the walls are extremely thin and the radiator is super loud in it (will start rattling at 3 am randomly). Oh and the dryer barely works, you have to put it on the hottest setting for it to work (which often ruined my clothes), and the washer was full of mold stains. The super told the next tenant that they could move in early despite us repeatedly telling him exactly when we were moving out. This was a huge frustrating oversight as the next tenant had flown in with her cat and showed up to the apartment before move out. When we emailed about potentially resigning and mentioned the ongoing mouse issue (only one of us was interested in staying already because of the building issues) they asked for a 7.7% increase and didn’t acknowledge anything about the mice or even apologize. They also repeatedly showed our apartment and let people walk around with shoes on despite us asking them to not. I was appalled by the lack of consideration by management for tenants. At least we got our deposit back in full. Advice to landlord: Don’t be so greedy and answer your tenants when they reach out.”

“Pros: The management company is responsive to maintenance needs. It’s in a fantastic location on a tree-lined block, and people in the building are friendly. Cons: The management company is extremely aggressive with rent hikes — have seen rents in this building increase by around $2,000 in the past several years — and turnover is accordingly very high.”

“Unit 51 Pros: neighbors are nice and respectful but turnover is constant. Cons: The property management company plays a numbers game each year and will hike the rent up as much as they (legally?) can - even get you to sign a shorter lease if possible. They started showing my place before I renewed to bully me into making a decision. The turnover is high here. This shouldn't be allowed. Aside from that this blog is very bad with rats. They are everywhere and are a risk to your car if parked on this block. Advice to landlord: I hope you'll have to abide by better renter regulations in the future”

“Unit 21 Pros: Building was quiet and we never had any issues with bugs or mice. Cons: Building management extremely unresponsive. When we had to move out due to our rent increasing 65% within two years, the landlord Adam Jernow, was extremely disrespectful in showing our space. He entered our apartment with no warning or notice via email, nothing. And walked in on my roommate changing. When I confronted him about it he claimed over and over that he sent an email which he did not. It was scary and violating and he never apologized even though he clearly made a mistake. This building's management will not give a damn about you the moment you sign over your lease. Advice to landlord: Respect your tenants and apologize when you mess up.”

“Unit 44 Pros: Location. Closet space. Cons: Rats all the time everywhere, they don’t care about the cleaning of building. The super is super nice but I don’t think they pay him enough. “Pros: No mice or bugs, beautiful space, excellent location. Cons: Management will not respond to messages. Will raise the rent aggressively every year. They weren't paying their gas bills and our heat was shut off in the dead of winter when it was 20 degrees outside. They told US to contact national grid to petition it be turned back on. When we did we were told they do not have an account set up and were not paying bills. They fixed it by getting a plumber to come in and put in a new gas line so they could turn gas on again without a meter, which I am pretty sure is illegal. Advice to landlord: Your tenants pay high rent to live in a nice space. Communicate with them and stop doing illegal shit. You already make enough money from us. You can pay your gas bill.”

“Unit 12 Pros: The super is great. Noise from other apartments is minimal. Cons: Management is completely unreachable. There is no phone number or even email. Can only be reached through the app which they ignore. Have had significant rodent problem for the entirety of lease and they’ve ignored every complaint. Advice to landlord: Be reachable and responsive to your tenants”

“Unit 12A Pros: Great location (close to prospect park, multiple train lines, Vanderbilt Ave, and even park slope isn’t far), price is good, neighbors seem friendly and respectful, tall ceilings, and big windows Cons: No central ac / heating, radiators are a bit loud, difficult to get in contact with realtor initially, little to no communication or wouldn’t respond to emails.”

“Pros: The building/apartment itself was quiet, clean, and lovely. We had no issue with our space while living there. Cons: Management has no listed phone number or email address so the only way you can contact them is via the portal. They often will ignore messages here to get what they want and avoid responsibility to tenant concerns. Advice to landlord: I don't know... reconnect with your ability to empathize with humanity? Answer your emails? Follow the laws? Renting in New York is difficult enough. The absolute least you could do it treat your tenants with the respect we show you by paying our rent on time and taking care of the space.”

“Pros: It's in a great location and the units are generally nice. The super is cool and nice and super responsive. Cons: Management is basically non-existent and will not respond to you unless you submit a maintenance request. Always send a maintenance request for anything, that's literally the only way they'll respond.”

“Pros: Quiet street in a relatively cool area. Cons: Landlords are neglectful and bullying. Tried to fine us for everything when we reported bed bugs, after 2 years of never fixing our repair needs. Super never answers or even acknowledges calls or texts. Building is pretty gross. Advice to landlord: Find another profession”

“Pros: the porters were nice. Cons: the gut renovations were poorly done, including no finished wall behind the dishwater between the floor and where the wall should be. the gaping multi-inch missing section allowed rats to infest our apartment for many months with the management company brushing this off as “a rodent issue.” it took many months of the management company not believing us until we caught an 8 inch rat and sent in a ticket through their online portal. after the rats left, roaches took over from the unmaintained basement. the super admitted “he was too scared to go down there” and knew there was a roach problem for over a year. there is high turnover in the building, don’t get to close to your neighbors. im not sure if it was the year over year construction (including building an additional floor on a 100 year old building that was not disclosed before signing the lease), the rampant rat and roach infestations stemming from the poorly maintained building and trash area or the regularly significant increases in rent on lease renewal. the building and the block are no where worth the price. they also did not acknowledge covid or any sort of safety plan whatsoever. Advice to landlord: ditch the management company and find someone that cares for tenants. im sure they’re great at maximizing your profit, but what’s it worth if you can’t convince most of your tenants to stay for more than a year due to mismanagement and negligence.”
