“Pros: Rocky is a great super. Cons: Heat doesn’t always work. Water pressure and temperate are unreliable. Amazon packages have gotten stolen.”

“Unit Basement Pros: - responsive super - trash outdoors Cons: - insecure door at times - lighting in halls and staircases - non tenants hanging out inside the building in the halls”

“Pros: good location good roof Cons: cockroaches and mice! the neighbors in the building next door sorted cans everyday and their balcony was directly next to our window so i could hear cans being sorted from morning to night. the landlord does his best and is nice but owner is cheap and didn’t fix our buzzer for 6 months+. also packages were stolen 24/7 and the owner barely did anything about it Advice to landlord: get better exterminators”

“Pros: Great location before all the morons came to the Lower East Side. I got my security deposit back. Cons: Building was dirty and neighbors weren't covid compliant when the lockdown went into effect, always had to pass a guy coughing and smoking on the stairwell in order to leave. Walls were thin, neighbors were loud. Bedbugs went through the building twice. After hurricane Sandy rats chewed through the walls under my sink. I dealt with the same leaking pipe in the wall that flooded my apartment 3 or 4 times. The super drinks a lot and is basically worthless.”

“Unit 3 Pros: -Good pricing (as of 2022) -The super is the a kind, hardworking, overall awesome person (Roque) -great proximity to a variety of subway and bus lines Cons: -so many thieves nearby (your packages WILL BE STOLEN) -owners will not pay for repairs, even if it’s in the middle of winter and your window is about to fall out of the building frame. -the hot water will often not work. Yes also in the middle of winter. -it is not clean. Think pigeon sh*t all over the non street facing windows 24/7 and regular roach friends. -people on the street will warn you and tell you the building is cursed. Yes this happened to me, and yes I do now believe them. -be prepared to really gain some good ol nyc grit living here. -the call box will likely not work based on your unit, also leading to even more stolen packages. -the building is one of he least secure buildings in LES, to the point where if you ever chat with a cop about where you live and the building you’re in comes up, they will personally warm you about how insecure the building is. Advice to landlord: Fix the g****** stuff wrong with the building. Do the bare minimum to ensure this is a livable place to live.”

“Pros: 1. Great location 2. Cheaper rent with roommate 3. Place is somewhat maintained 4. Super sometimes responds 5. No bugs, pests Cons: 1. Upkeep is pretty poor, there isn't much maintenance or improvements to the building other than constantly repainting their walls 2. Landlord and management is mostly unresponsive 3. Doors are in poor condition and should all be replaced. Along with windows. Advice to landlord: Fix up some of the stuff. They are cheap fixes for the amount you make. Living in nyc, tenants should not live in a potentially unsafe building. Should be more responsible and maintain the building.”

“Pros: Management has been around for years so they are aware of building issues and how to fix them. Cons: They’ve been around and will only fix the items they feel are urgent. They also tend to delay repairs and do a half ass job. Most times it is a temporary fix and you will be calling them back in few months or weeks to fix it again. Advice to landlord: Treat all the tenants equally in terms of repairs and service responses.”

“Pros: The super is very helpful, responsive, and friendly Never had any pest problems in the unit (but also never had an exterminator come and also saw a mouse in the entryway) Cons: Packages broken into or stolen on occasion. Bad hot water- sometimes the shower will never heat up or it will go cold mid-shower Heat isn’t so great There is a resident who smokes cigarettes out of the second floor stairwell window and it makes the whole stairwell stink. The management company hardly exists. They are difficult to get in contact with. The few times we did contact them, they have been “okay” but they walk the line of being sketchy and they typically approach building issues with patchwork solutions. Advice to landlord: Get some rugs for the hallway to help keep the floors from being a mess in bad weather”

“Pros: Overall a good experience. Responsive management, super lived next door and neighbors were good. Cons: Too many Roaches Advice to landlord: Invest in better exterminators”

“Pros: -location is great -trains nearby -great food nearby -cute brick walls Cons: -extremely small -you want warm water? good luck, it’ll come out scorching hot -the heat gets extremely hot, you will have to have your window open in the winter time -doesn’t matter how clean you are, you will find roaches and/our roach droppings in all your cabinets Advice to landlord: get an exterminator!”

“Pros: The location is amazing, and we really enjoyed our time living there. It was relatively frictionless and overall positive. Cons: It was SO COLD in the winters. We didn’t have control over the temperature and they turned the heat on just long enough to prevent the pipes from freezing. Advice to landlord: Turn the heat on more often!”

“Pros: Its in the city Cons: Bed bugs.; roaches, mice, high lead paint in the building... no heat in the winter ...leaks from neighbors. Weeks to fixs anything ... Advice to landlord: First the heating system, water pressure off can't get cold or hot water without being burned or frozen. The front Sewer system overflows regularly in front of the building. Mice and rats run in and out of the building. Flies in the building during the summer even hallway. Floor is slippy when wet from the rain. Paint is always peeling as well as drug addicts are in front from the research program nexts door.”
