Cons: Building was dirty and neighbors weren't covid compliant when the lockdown went into effect, always had to pass a guy coughing and smoking on the stairwell in order to leave. Walls were thin, neighbors were loud. Bedbugs went through the building twice. After hurricane Sandy rats chewed through the walls under my sink. I dealt with the same leaking pipe in the wall that flooded my apartment 3 or 4 times. The super drinks a lot and is basically worthless.”

Yes also in the middle of winter. -it is not clean. Think pigeon sh*t all over the non street facing windows 24/7 and regular roach friends. -people on the street will warn you and tell you the building is cursed. Yes this happened to me, and yes I do now believe them. -be prepared to really gain some good ol nyc grit living here. -the call box will likely not work based on your unit, also leading to even more stolen packages. -the building is one of he least secure buildings in LES, to the point where if you ever chat with a cop about where you live and the building you’re in comes up, they will personally warm you about how insecure the building is. Advice to landlord: Fix the g****** stuff wrong with the building. Do the bare minimum to ensure this is a livable place to live.”

Upkeep is pretty poor, there isn't much maintenance or improvements to the building other than constantly repainting their walls 2. Landlord and management is mostly unresponsive 3. Doors are in poor condition and should all be replaced. Along with windows. Advice to landlord: Fix up some of the stuff. They are cheap fixes for the amount you make. Living in nyc, tenants should not live in a potentially unsafe building. Should be more responsible and maintain the building.”

Cons: They’ve been around and will only fix the items they feel are urgent. They also tend to delay repairs and do a half ass job. Most times it is a temporary fix and you will be calling them back in few months or weeks to fix it again. Advice to landlord: Treat all the tenants equally in terms of repairs and service responses.”

Bad hot water- sometimes the shower will never heat up or it will go cold mid-shower Heat isn’t so great There is a resident who smokes cigarettes out of the second floor stairwell window and it makes the whole stairwell stink. The management company hardly exists. They are difficult to get in contact with. The few times we did contact them, they have been “okay” but they walk the line of being sketchy and they typically approach building issues with patchwork solutions. Advice to landlord: Get some rugs for the hallway to help keep the floors from being a mess in bad weather”

Mice and rats run in and out of the building. Flies in the building during the summer even hallway. Floor is slippy when wet from the rain. Paint is always peeling as well as drug addicts are in front from the research program nexts door.”
