— 340 EAST 52 STREET · Manhattan“Pros: The location is great, most neighbors friendly, and the doormen team quite helpful. Cons: I moved to this apartment believing this was a newly renovated building, securing my apartment while some construction was still in place under the premise that there was nothing on the same level under the price range, pushed to secure this unit before was too late. Did not took long for the issues begin, as my bathroom had a strange leak that made no sense, considering the complex revamp this building went through. I had a friend that used to live in this location prior the renovation --that was forced to leave the building once the new owner was ready to change everything-- So I can say as a fact that the changes on each apartment was structural, revamping the set up of almost every apartment, what I saw as a great improvement, but getting puzzled with this leak, because it became a serious issue in a short period of time, while doesn't appear to have any connection with the units above my apartment. I contacted the management several times, being treated as a crazy women, taking almost two months to have someone coming to fix the problem - without sharing what really was the cause of this problem. Not much later, I started to have some issues with the electrical, as out of blue some outlets became irresponsive, and resuming the work without any logical reason, what at first I believe could be related to the work that was still In place for the building. By chance, an electrician friend was visiting me one time when this issue happened, so he offered to take a look on the fuse box. He was shocked with the state the electrical was set on my apartment, as he defined the work as a chaotic time bomb that could be triggered at any moment, Wasn't only a matter of the setup that did not followed the code, but he noticed more than one hot wire connected to the box but without being placed on outlets, or anything, being left hanging inside the wall. That was when I started looking for the permits taken for this renovation - better saying the lack of permits held during the entire process, as the permit granted for the work executed on this building promoted only cosmetic restoration of apartments, instead the complete revamp that really took place. This finding made me scared of continue living in this premise, as I became aware that other tenants had similar problems, promoting this was generalized hazard. For my surprise, the management company was aware of the issues but had no interest fixing the problem. Recently I bumped into one of my previous neighbors, and he mentioned that the building seems to have frequent inspections on the electrical by the city - and failing on every visit - making this whole case and astonishing evidence of the disrespect tenants face in this city, independent of the abusive cost of securing a home. Advice to landlord: After everything I experienced and found about this building my question is if this is a matter being cheap and disregarding the risks involved to the hazard condition you held your tenants, or if the is actually some kind of strategy to benefit from chaos on some really dark way.”
— 340 EAST 52 STREET · Manhattan“Pros: NOTHING. Only the doormen are capable of doing their jobs here. The ownership is fraudulent and improperly induced tenants into signing leases on false pretenses. FRAUD. Cons: If I could give this place no stars, I would. I moved in July 2023, and the entire building was under crazy construction, which was news to me. Upon move in, none of my appliances worked and there was construction from 8AM - 5PM every single day. My "new" dishwasher exploded, and I had to use every single one of my towels to clean it up. I did not receive another dishwasher for months. I have an in-unit washer dryer which has yet to be hooked up, since these nimrods could not upgrade the electrical system in time for new tenants. Fast forward months later, the ceiling in my bathroom exploded and I had a 3-day long leak. The super (whom does not live in the building, despite the false and misleading and fraudulent StreetEasy listing) said he could not help me. The kind doorman had to handle the 3L of water which leaked into my bathroom, ruining all of my belongings. Further, the "staff" of this management company are incapable of answering the phone, together with their email. Leticia James should investigate these freaks. They are fraudulent, and constantly turn off the heat and water for "repairs." NO one responds to your issues and no one helps. Further, these con artists placed provisions in the lease so tenants cannot help themselves. DO NOT SIGN A LEASE HERE. DO NOT FUND THESE PEOPLE. Advice to landlord: QUIT YOUR JOB”
