BULGARIAN EASTERN ORTHODOX DIOCESE OF US A · avg 3.5 ★★★★★ · New York City
“Unit 9 Pros: Very quiet apartment, considerate neighbors, great location Cons: Dead roaches in basement although glad the pest spray is working. The landlord does not know anything about the building (building is owned by a church and the landlord is a church “father”)and repairs and is old and traditional and only takes physical checks or cashiers orders for rent. The apartments on the upper level have a draft when it’s windy and your door will rattle so you need to get a door wedge to keep the door still. Additionally, the insulation isn’t great, so it’s very cold in the winter and hot in the summer. The first year we lived here the water heater was quiet but the last year it got a pressure problem and we sounded like we had a built in gurgling waterfall in our studio unit that lasted months along with screeching pipes when the temperature is adjusted. Thankfully our window ac unit helps to keep it cool. Advice to landlord: Make rent payment more modern; respond faster to heating and plumbing issues”
— 312 WEST 101 STREET · Manhattan“Pros: Cheap rent Closeness to Central Park Basement storage Laundry in building Cons: Moth in basement untreated Heat malfunctioning in winter Windows have tons of draft so it’s really Hard to heat or cook the space Advice to landlord: Be fair”
— 312 WEST 101 STREET · Manhattan“Pros: Quiet street, solid super, responsive land lords for the most part, location is great. couple of noisy neighbors but nothing intolerable. small building, laundry (but machines are old/coin opp) Cons: Have dealt with roaches and mice on 2-3 occasions. They kept coming out until it was taken care of. Doesnt seem to be a consistent pest control plan. Not rent controlled even though it qualifies. no electronic payment, not a lot of natural light. in the back of the building. very drafty when cold, have to put plastic up. Advice to landlord: come up with a regular pest control plan.”
— 312 WEST 101 STREET · Manhattan“Pros: Quiet, nice neighbors, clean, storage space. Cons: The heat was quite cold in the upper units in winter.”
— 312 WEST 101 STREET · Manhattan“Pros: Seemingly Well priced and quiet location Landlord is responsive but his handymans are a nightmare to deal with. So he’ll say yes xx will come tomorrow then no one shows up for 3 weeks. Then after repeated attempted calls to the landlord he’ll get annoyed. Cons: HUGE Moth problem in the basement The basement floods frequently and people keep their fabric-based belongings on the floor which has created a moth problem that was never resolved so if you move in don’t put anything in the basement. No heat in the winter (54 inside our apartment in the dead winter) - the windows are old and draft is everywhere. We had plastic installed on the windows to keep draft from entering and it froze and bursted it ... The landlord doesn’t keep his word - put every single thing you agree on in writing with him, his word is worth nothing. He Doesn’t repaint after a long term (3+ Y) tenant leaves and tries to remove prior stains from your deposit The super never answer so forget about him The apartments facing the rear of the building all hear the noise from the boiler tubes coming out every 20 min. The apartments are dark and get almost no light because of a super close building next door Advice to landlord: Keep your word and be human. Real people live in your place it’s inhuman to treat them the way you do. Also they pay you hard earned real money so be fair.”
— 312 WEST 101 STREET · Manhattan“Pros: washer/ dryer in basement Cons: The archdiocese of Bulgaria has become the new landlord and they've hiked up rent 30% since 2020 even though they're a non profit that gets tax benefits. Advice to landlord: don't be so cheap”
