“I have been a resident of The Eugene for nearly six years and have witnessed its evolution through various management changes. Unfortunately, recent transitions have not been for the better. One of the most concerning issues is the lack of responsiveness from management. The office staff does not seem to prioritize tenant concerns, often making residents feel unheard. For example, after experiencing theft in the amenity spaces, I requested assistance with security / video footage, only to be told that I would need a police subpoena to access it. This lack of support is disappointing, especially given the building's high-end positioning. Additionally, maintenance issues have become a recurring problem. The elevators frequently break down, causing inconvenience, and the gym equipment is often out of order with little urgency for repairs. Security is also a concern, as delivery personnel are often allowed to walk freely in and out of the building without proper oversight. Cleanliness and overall upkeep have also declined. I have personally encountered unsanitary conditions in the refuse rooms, which is not something one would expect from a luxury residence. Smoking in stairwells is another ongoing issue that management has yet to address effectively. Furthermore, the building's amenity policies can feel unnecessarily restrictive. For instance, residents are only allowed to bring one guest to the rooftop terrace at a time, which makes it difficult for families to enjoy the space together. Overall, The Eugene is a building with great potential, but it has become increasingly mismanaged. The quality of living has declined, and it is evident that Brookfield is struggling to maintain the level of service and care that residents expect. I truly hope improvements are made, as this community deserves better.”
— 435 W 31ST ST #1783 · Manhattan“The Eugene is a nice apartment building located Just east of Hudson yards. Unfortunately, about 60% of this building is occupied by EB-5 tenants. These happen to be the rudest people I’ve come across in my entire life. These people believe that they can occupied the roof deck with the 20 something friends and no one else should be up there. They let their dogs pee right in front of the entrance door while they look down on you with their nose up in the air. If you want to live with a bunch of rude neighbors with ugly expensive clothing, then this is the place.”

The wood floors deteriorate when water is left on it for less than an hour (the floor next to the refrigerator, sink and dishwasher). Our oven was also broken and they refused to fix that for our entire lease. They tried to charge us for all of this stuff when moving out. This building is full of sharks and extortionists. Strongly suggest avoiding the headache of living here.”

She is such a delight not just for the wonderful events they have here for the tenants ; but she is so knowledgeable and helpful to the smallest of inquiries. Her bubbly personality and her personable approach really puts the cherry ?? on the top for living here . I just am overwhelmingly happy with the overall up keep as well as new management that helps operations on a every day .”
