BIL LIKA, PRESIDENT · avg 2.7 ★★★★★ · New York City

★★★★Dec 2025

Pros: Perfect location, lots of windows, tons of space Cons: Old appliances, stairwell and entryway need more frequent cleaning, door could be more secure. Typical issues with any other 100+ year old building, but you sign up for that going in

★★★★★Sep 2025

Pros: Location and the fire escape Cons: Lack of upkeep, mold everywhere, lack of maintenance from building landlord Advice to landlord: This places needs to be gutted and rebuilt

Unit 2 Pros: Great location. In unit washer and dryer. Cons: Building is not maintained at all. Had to call the fire department for a gas leak, there was no working CO2 detectors in the building. Basement unit floods every time it rains. Had a roach problem that landlord didn’t address. Front door was broken into and was never fixed. Advice to landlord: Do not own property

Unit 2 Pros: Great location in a nice neighborhood. Close to the subway. Quite neighborhood. Cons: Building is not well kept up with. Landlord is rude to tenants and doesn’t care about their concerns.

Unit 3R Pros: Amazing location to all you need and other neighborhoods Cons: Very few amenities in the building (no dishwasher, laundry, door buzzer, etc) and generally little maintenance of the property

Unit GF Pros: good location, backyard good for summer Cons: floods if there’s any rain, we had a rat in our apartment, tons of cockroaches and the landlord doesn’t do much. the heat also doesn’t work and the landlord will gaslight you Advice to landlord: seal the property better against heat/cold, get an exterminator

Unit 3 Pros: Small walk up, beautiful exterior, classic brick Cons: Messy foyer / apartment entrance, handy man comes and does the bare minimum to make it “liveable”

★★★★★Aug 2023

Unit 3L Pros: Location is the only good thing Cons: He owns over 20 buildings. Hides them under different names. Look him up on whoownswhat.justfix.org by address or name Bill Lika or Will Lika. Major heat outages during cold months, unregistered boiler, unsafe boiler room, no cleaning or maintenance for the building. If you need something fixed, it either doesn't get done or gets done half way. Doesn't make any expensive repairs. Abusive to women. If you insist on repairs, he will threaten to evict (illegal btw). His rental broker does not disclose any issues before renting you a lemon. Stay away at all costs! Advice to landlord: Grow a conscience.

★★★★★Jan 2023

Pros: Lovely area with natural light Cons: Notoriously awful landlord, online forums about how awful he is. Building is falling apart, constant leaks, multiple hazards, landlord won’t do a single thing about it. Advice to landlord: Do your job.

★★★★★Jun 2022

Pros: Close to L…..only perk Cons: Water heat is extremely haphazard, no buzz in door, no peep hold in door, front doors do not automatically lock- all of these are city violations Advice to landlord: Increase safety and quality of life for the extremely high price you charge

★★★★★Jan 2022

Pros: Location was great Cons: Building was terribly maintained, the front door never locked and the landlord didnt do anything about it. The landlord also conducted illegal construction on the unit next door between 2am - 6am every morning. Advice to landlord: Do the bare minimum to make this place 20% better

★★★★★Sep 2021

Pros: Location. End of list Cons: Basement unit is a hole in the ground, it's prone to flooding and Bill will tell you it's all your fault ! Advice to landlord: Stop renting out the ground floor unit.

★★★★★Sep 2021

Pros: Nice neighbors, amazing area Cons: Gross, falling apart Advice to landlord: Make sure rooms are cleaned and livable prior to move in

★★★★★Apr 2021

Pros: The location. That’s it. Cons: I had a huge problem with mice. Bill was unresponsive, and only did something after I threatened to file an official complaint. Water pressure and overall plumbing is really, really bad (low water pressure, temperature in the shower oscillates a lot, and leaks in the ceiling.) Advice to landlord: Don’t be dismissive of your tenants and listen to your contractors too. Also, if you actually fix the problems the first time you come, we won’t bug you anymore... On top of that, we didn’t have a lock in the front door for a week.

★★★★Mar 2021

Pros: spacious, great natural lighting on the left side, good neighbors - no issues with package stealing or noise, great price, great location Cons: common stair area could be cleaner and better lit, building is pre war so sometimes we hear loud tapping from old pipes(?), shower temperature is hard to get right Advice to landlord: clean the stairs and put in better lighting please :)

★★★★★Jan 2021

Pros: Location but that’s about it Cons: Owned by a notorious slumlord who has a long history of sketchy and unfair treatment towards tenants. He has been brought to court and he has lost :) Advice to landlord: Why are you like this
