Pros: nice bedroom sizes and somewhat updated appliances. laundry in unit was a plus Cons: management was decent however they tried to withhold our security deposit until i threatened to call 311. the music venue across the street makes it absolutely impossible to sleep at night

Pros: Charming, secure, central heat/AC, clean Cons: Landlord does not pay its service workers (painters, repairmen, plumbers, etc.) so jobs are often neglected or left unfinished. The apartment was completely filthy when we moved in. Issues with hot water in shower. Otherwise okay Advice to landlord: Pay your workers

Pros: W/D in unit, good location in neighborhood, hallways kept clean, trash services, did not personally experience any bugs or pests while there. Cons: The management company is truly awful to deal with. They are not responsive at all, you have to follow up with them endlessly and still might not get your issues fixed. Heating bills in the winter are SKY HIGH, I’m talking $800+, and management refuses to address the issue.

Unit 501 Pros: Management company was professional and responsive to issues. Building was kept tidy generally. Cons: The front door to the building was broken and did not lock for several weeks. There were mice in the apartment. Advice to landlord: Prioritize repairs to the significant parts of the building like the front door as soon as they are reported.

Unit 2F Pros: Quiet block, great location. Cons: The landlord raised our rent by 60% after being great tenants for 2 years. Select Management is the worst company I've dealt with in all of my 15 years in the city. They have been telling us they're going to return our security deposit and after 50 days, we still have not received it.

Pros: The unit had central ac / heat and a washer dryer Cons: Had a mice issue. It was not fully dealt with or treated as it was an urgent issue…which it was. Saw a roach or two. Every time someone was sent for an issue it was a different person. When I moved out they refused to give me my security deposit for months. This was during covid. Just didn’t answer. When they did they basically said that they had spent it and couldn’t pay it back until someone rented the unit. Once they could pay it back they magically had an itemized list of “times I was late on rent” with deductions which simply isn’t true as I had been paying via auto payment for years. They just didn’t have the money. Ultimately just accepted it bc I couldn’t deal w them anymore

They do not respond in a timely manner to resolve issues like pest, leaks or mold. Advice to landlord: Take maintenance concerns seriously and promptly resolve them. Be available outside of business hours.

Unit 4R Pros: I like the location, the street, the neighbors and the style of the building. Cons: This is a rent stabilized building. The management tried to raise my rent by $500 and refused for months to send me a rent stabilized lease rider. When they finally sent it, the time frame legally pushed our lease start date to the next month. They drag their feet with repairs and never communicate any information about the issue or the timeframe of it being resolved and then are defensive when they call wanting validation for doing a "good job" (more like the bare minimum of their job) and are faced with our frustrations instead. Multiple times I have been told fixing issues (like having a broken washer dryer for 4 months and no hot water for a week and a broken front door for 2 months) "takes time" and that "we don't work on the weekends". They are incompetent, lazy and irrationally defensive and refuse to apologize for doing below the bare minimum. Advice to landlord: Hire more staff, take responsibility for the job that we pay you to do, stop making excuses, get the job done. And fire Zach because he doesn't seem to exist anyway.

Pros: You have your own washer and dryer Cons: Your electric bill will be through the roof for no apparent reason like you’re paying for the whole buildings electric ,, rats everywhere big ones and you can hear then walking through the walls, they will increase rent on you when your lease is up by hundreds of dollars Advice to landlord: Be better and do better for your tenants

Pros: Cheapish rent, laundry in unit, buzzer works. Cons: In 2019 they forced everyone to comply with some stupid order to add an extra door to every single apartment unit, resulting in a useless vestibule that’s no longer private and a waste of about 9 square feet of the already tiny apartment. Advice to landlord: I have no advice. Whoever told you to waste thousands adding all those extra doors is laughing to the bank.

Pros: - Management was super responsive if/when there was an issue - Flexible in terms of needing to scale back on rent or sublease due to pandemic - Central A/C + Heat were great - Laundry in Unit Cons: - Neighbors stealing packages - Loud parties - Leaving front door to building open so packages were more easily able to be stolen Advice to landlord: None - mostly positive experience.
