“Pros: Very quiet despite being extremely close to 3rd Ave, due to having a courtyard for the complex. Cons: Heat was extremely hot in the winter and hard to adjust. Some bugs near the trash area.”
— 206 EAST 26 STREET · Manhattan“Pros: The superintendent is very helpful and responsive. The building is very quiet with thick walls. The units are pretty well maintained. Cons: The laundry room is fine but the machines are often broken and the space floods and is overall not very nice.”
— 206 EAST 26 STREET · Manhattan“Pros: Beautiful courtyard, great location, good appliances Cons: Management can be slow to respond. In the 2 years I lived here, we’ve had 2 mice in our apartment and spotted several roaches. Annoying, but not quality-of-life altering. The building will send an exterminator if you request. Advice to landlord: Be more proactive with pest control”
— 206 EAST 26 STREET · Manhattan“Unit 1D Pros: Fairly spacious apartment, hardwood floors, large windows (though lower levels don't get much sun due to the courtyard), nice super, good water pressure, high ceilings. For a ground-level unit, pretty good pest control. Cons: The management is terrible. Phone numbers listed online do not work - the only one that goes through is what's listed in the (unlocked) foyer of the building. My roommate had rusty, dirty water leak onto her from the ceiling while sleeping, and (thankfully while we weren't there) enough water to soak her entire bed. Two weeks later and management has not responded to a single call or email, and her ceiling is bowing and appears unstable. Completely unsafe and unprofessional. The super is nice but can really only do very minor fixes. Appliances and finishes are pretty dated. Unit was also filthy when we moved in. Advice to landlord: Respond to your tenants. This is disgraceful.”
— 206 EAST 26 STREET · Manhattan“Unit 1D Pros: Great location / courtyard Cons: No heat, no AC in a room, mold in room ; flooding in the room; management company completely ignored complaints and did nothing to help. Advice to landlord: Respond to your tenants and renovate the building. Basement rooms are uninhabitable.”
— 206 EAST 26 STREET · Manhattan“Pros: The buildings and units themselves are spacious and unique. A lot of windows and overall great layout. Cons: Management does an awful job of maintaining the property. The courtyard is full of trash, the super scatters his personal belongings all over, ladders, tools, furniture etc. Mice, giant roaches, flies, all in the courtyard AND in peoples apartments. Management will ignore your request for an exterminator unless you email them constantly. We had a leak that we reported and were ignored until it started going into another unit. Super came over unannounced to fix it and we had no option but to them in at that time. Laundry room is smelly, and the machines are broken every other week. Overall a total disaster, which is a shame since the buildings have so much potential if taken care of. Advice to landlord: Clean courtyard, take care of the buildings, respond to your tenants.”
— 206 EAST 26 STREET · Manhattan“Unit 3D Pros: large units, good storage, good lighting Cons: Awful trash management, laundry doesn’t work, roaches Advice to landlord: More money into this complex”
— 206 EAST 26 STREET · Manhattan“Pros: when we moved the rent was reasonable water pressure and lots of hot water Cons: there is a rat/many rats in the courtyard In the summer you will be infested with roaches, beetles, ants etc and the super/exterminator do nothing The laundry room is full of roaches (if they promise you an in unit when you’re moving in, they’re lying) The heating sounds like someone is trying to break in Packages don’t even get delivered to your building amenities are super outdated Advice to landlord: literally fix everything. Actually hire an exterminator, update the amenities, and clean way more.”
— 206 EAST 26 STREET · Manhattan“Pros: Location, space, light Cons: Bedbugs twice, inconsiderate neighbors Advice to landlord: Eradicate the bedbugs”
— 206 EAST 26 STREET · Manhattan“Pros: Good location and cheap apartment for what it was Cons: Management is horrible, 2 key incidents stand out: 1. We mistakenly had a can in our trash, so the maintenance worker opened the trash and dumped it on our front door with a note saying “recycle your garbage” 2. They thought our move out date was a full week earlier than it actually was (based on the lease and their communication with us) and threw out all of the remaining items in the apartment without even trying to contact us. Management reimbursed for the goods and gave us our full security deposit, but horrible behavior.”
— 206 EAST 26 STREET · Manhattan“Pros: Big windows, quiet neighbors, courtyard protects from loud street noise Cons: Exposed heat pipes in the apartment made rooms unlivable without insulation and using AC. Management refused to pay for the insulation and having to cool the rooms ran up our electricity bill in the winters. Management was unresponsive for weeks at a time when requested for maintenance work or extermination issues.”
