“Pros: Extremely friendly and responsive on-site staff Good package management Cons: Persistent bug issues (you can sign up for exterminator but it’s extremely inconsistent and doesn’t seem to fix long term) Extremely energy inefficient— expect high electric bills”
— 409 EASTERN PARKWAY · Brooklyn“Pros: - The overall staff are doing there best to keep the place running and clean. - Proximity to trains and being above Union Market - Roof, Bike Storage, Outdoor Common Areas Cons: - At first glance units look nice but it's very cheap materials from the kitchen, doors, floor tiles, faux wood vinyl floors, windows, AC/Heat Units, and the bathrooms. - Wash the outside windows - The gym does not have good ventilation and the ceiling was leaking with visible MOLD growth - Short-staffed for repairs. I've had a repair ticket in the system for 8months now and it's a security concern. - I smell cigarette smoke from my neighbor in the hallways, its even coming through the vents and closets. We've notified management and they have done nothing but just send emails warning not to smoke. Do more! - Management is completely delusional regarding the way it manages this building. Only time you hear from them is not to address complains but to upsell. For example; a parking spot is way to expensive and the garage is damn near empty maybe offer a price reduction. - Common area maintenance is terrible I mean there really are some ghetto people in the building that just trash the place. The upkeep is non-existent - Front of the building is littered with trash and garbage after all the rent the market rate tenants pay we come home to trash and a mess - Common areas are being abused. No joke there is a lady running a hair salon from the office/ area. I tried to use this area for its intended purposes only to be run out. Advice to landlord: Stop nickel and diming the property. You have market-rate tenants paying good money make the property reflect that.”

Cons: There are many silly design flaws and signs of rushed construction throughout the units. Kitchen storage space is severely lacking, and many aspects of the unit are good from far, but far from good. Advice to landlord: Treat tenants like human beings. Make yourself available to hear concerns. It's very frustrating to not receive responses when we're spending exorbitant amounts on rent here.”

Didn’t raise our rent much each year, and building staff are friendly. Cons: Long maintenance times (our ceiling in 809 leaked every year, even after fixing it each season.) Also, new management is now charging for some free amenities (common areas) without communicating changes. Advice to landlord: Better communication and respect lease agreements”

Cons: Some residents were rude when using the amenities (e.g., playing loud music or smoking in the pool room). Also the walls are paper thin. I could hear my neighbor's music constantly.”

Very expensive rent for the location and what you’re getting. Significant security threat, recently FBI raided an apartment as there was a serial rapist living here.”

People smoking constantly and smell of smoke in hallways and stairwells. Cleanliness and maintenance of building not great. For such a new building, it should not look so beat up. Amenities like lounge room are completely destroyed and things are never fixed, cleaned, or replaced. New front desk staff not very friendly or helpful. Package robberies from package room. Elevators out of order often. Things in apartment take forever to get fixed. It’s not up to par with what you expect to be getting for the price. Advice to landlord: Get more eyes on the building and make sure stuff is getting fixed. Be on site more often and inspect the building. Invest in maintaining the building more than the absolute bare minimum.”

Neighbors whose dogs bark all day and night. Damage done by maintenance never repaired. Trash rooms often overflowing. Holes in hallway walls from moving in and out never repaired. Trash juice never cleaned from the carpet. Workers let themselves in without even knocking and they said it was allowed because it was “an emergency” — the emergency was that was the day they had scheduled workers. No actual emergency. They didn’t even apologize. Just absolute garbage management charging obscene amounts of money. Advice to landlord: Do better on LITERALLY every front. You’re setting yourself up for a lawsuit with your staff letting themselves into women’s homes without knocking.”

Garbage rooms are overflowing. No security in the building. The 24/7 doorman cut back to working hours. Advice to landlord: Get things fixed, especially when your tenants are asking.”
