“Pros: They put effort into renovating the interior, but none of that matters if the core facilities (noise isolation, water, heat) are extremely poor. If you are not living on the top floor, be aware that radiator water or toilet water is gonna leak into your apartment from the floor above Cons: The living in super is a mentally unstable figure. The figure along with his wife will be hanging around day and night and watching you through multiple cameras inside the building/hall way. The super is repulsive and consistently uses filthy language. It's an old building with poor facilities no matter how they renovate the interior. The water constantly breaks down, flowing yellow water, leaking issue from the above floor, with a finicky radiator, and most of all, poor noise isolation, the 24/7 nonstop noise loud and clear. Just check 311 and you will know how many noise complaints have been filed. It's even prevalent that the management has deleted negative comments about their noise issue. If you want all these, rent this apt.”
— 1279 1 AVENUE · Manhattan“Pros: Nothing to say Cons: The super verbally disrespects tenants Elevator is always broken Management is unresponsive and does not fix elevator issues Your packages will get stolen Washing machines are ineffective”
— 1279 1 AVENUE · Manhattan“Unit 2D Pros: The units are well taken care of, great location on a quiet street, and the super is very responsive. Cons: Old piping makes the water run brown sometimes; the ceilings are not well insulated from noise, so you will hear upstairs tenants if they are heavy walkers, Advice to landlord: It is time to replace the windows and bathroom fixtures - they are ancient.”
— 441 WEST 56 STREET · Manhattan“Pros: Cleanliness Modern appliances Laundry in building Courtyard Cons: Super/super’s wife Pest control”
— 1279 1 AVENUE · Manhattan“Pros: Location, elevator building Cons: Noisy, no window insulation (traffic noise for apartments facing 1st ave) with very thin ceilings and walls, multiple incidents of roaches, the units smell like the restaurants below it, poor maintenance, broken washing machines, it took 1.5 months to get my security deposit back, no online portal to pay rent (have to physically give a check to the supers or mail to management) Advice to landlord: Do better maintenance and inspection of the building especially plumbing and appliances, set up a portal for rent payments”
— 1279 1 AVENUE · Manhattan“Pros: The building is always clean thanks to the super (Sandro). Super is very responsive, solves any issue quickly and he’s also a great human being. Studios are spacious. Accesible to the train and it is in very central area. Cons: Management is greedy and not loyal to their tenants in the sense that they look at you like a number and not as a person. Laundry machines are a bit more in the expensive side. Advice to landlord: Office personnel need urgent and INTENSE customer service training. They clearly hate to talk with renters.”
— 1279 1 AVENUE · Manhattan“Pros: Never had any bugs or rodents Maintenance and super are great Felt safe Pretty quiet Cons: Not many: No view, No dishwasher Upstairs neighbor would throw cigarette on our A/C unit which would create a stench but it was not often and probably no longer lives there anymore”
— 447 WEST 56 STREET · Manhattan“Pros: Location is good Cons: Apartments are renovated, but all pipes are old. I had major heating issues which were never fully solved. Windows are old and some don’t close properly, insulation is inexistent, so level of noise is insane .. you might as well sleep on the street, no difference. Oven could be changed, sooo old. I didn’t appreciate the lease renewal offer at same monthly rate and shortly afterwards it was rented to the next tenant for $600 less. Advice to landlord: Fix windows and heating”
— 1279 1 AVENUE · Manhattan“Pros: The building is really well maintained and clean. The super is very friendly. The apartments are newly renovated Cons: First Avenue is extremely loud all day long. The landlord decided out of nowhere with no reasoning not to renew my lease Advice to landlord: At least provide an explanation as to why a lease is not being renewed”
