“Unit #9 Pros: Great location, in unit laundry, friendly neighbors, and even friendlier super Cons: Upon first moving in, there were already several problems with the unit and building: roaches, broken washer/dryer, leaking kitchen sink pipe, broken ceiling lights and fire alarms, mold growing around the grouting of the tub, a broken oven, strange layout of the apartment that doesn’t allow the internet to reach some of the bedrooms, etc. To top it off, management was impossible to get ahold of and to actually come fix these things. The property got sold to a new management company 4 months into the lease. This group is still impossible to get ahold of. The only pro about the new management company is that they hired a super passionate, friendly, and communicative super who tries his best despite his difficult higher ups. Advice to landlord: If you weren’t read to manage this building maybe you shouldn’t have bought it.”
— 4 WEST 108 STREET · Manhattan“Pros: Beautiful location on Central Park West. Kitchen/living room area is fairly spacious. Other tenants are relatively quiet. Cons: Pest issues weren't treated with much urgency. Small broken items / maintenance issues that you have to contact management about several times for action.”
— 4 WEST 108 STREET · Manhattan“Pros: Cheap, nice sunlight Cons: No elevator, laundry machine too loud”
— 8 WEST 108 STREET · Manhattan“Pros: Ok apartment. Hoodlums hang out in The front selling drugs. Cons: The trash situation is disgusting. Rats everywhere.”
— 4 WEST 108 STREET · Manhattan“Unit 9 Pros: Calm neighborhood, and close to subway lines Cons: Slow response by management to fix issues in the apartment including gas and pests Advice to landlord: better responsiveness to tenant complaints”
— 4 WEST 108 STREET · Manhattan“Unit 20 Pros: Someone cleans the stairwell and hallways about once or twice a week Cons: Lots of rats at our entrance, hard to maintain the trash outside the building.. perhaps a larger dumpster would help”
— 4 WEST 108 STREET · Manhattan“Pros: - close to subway Cons: - so many rats outside - during warmer months had cockroaches all over apartment - management is so unhelpful and will blame you for everything - trash management is terrible (reason why there are rats all around apartment) - building interior is visibly dirty - very loud at night Advice to landlord: Let someone who knows how to run an apartment take over”
— 4 WEST 108 STREET · Manhattan“Unit 28 Pros: - Pretty new and renovated finishes and appliances (including in-unit washer/dryers) - Lots of kitchen counter space - Reasonable rent when split with roommates - Convenient location near park and subway Cons: - Small living/common areas, probably because the apartments were split into more bedrooms than originally constructed - Poor trash management (shared with neighboring building) that is often overflowing and unclearly labeled between recycling and trash. Attracts a lot of rats at night, and rats have even gotten into the walls/building. - Unresponsive maintenance and management. Very delayed providing move-in information, the (off-site) super can be hard to reach, maintenance problems reported on the portal take a long time to get a response until you make a city complaint - and then they will bother you to close the complaint before they even address it. Though our building's manager changed recently so I hope this will improve. Advice to landlord: Would be a good apartment if the management was just on top of things. I heard that the super lives downtown and has multiple buildings to take care of so they could start by hiring more maintenance to make sure issues are resolved more quickly and thoroughly.”
— 8 WEST 108 STREET · Manhattan“Unit G1 Pros: - Central air and heat in each room. - Nothing else. Cons: - Rats and cockroaches dead and alive everywhere. - Trash in entryway. - Broken, steep and slippery metal stairs. - Unresponsive landlord who doesn’t help. - Bad odor outside apartment unit. - Broken appliances. - Poor plumbing in one bathroom. - Broken fixtures. - Broken doors. - Random doors in hallway filled with dead cockroaches. - On site handyman doesn’t speak English. Advice to landlord: Be more responsive and resolve issues when they arise. Be up front with renters before lease is signed.”
— 4 WEST 108 STREET · Manhattan“Pros: Great location, close to park and transportation Cons: Pests spotted quite often”
— 8 WEST 108 STREET · Manhattan“Pros: Good location by the park Cons: Cleanliness, pest control”
— 8 WEST 108 STREET · Manhattan“Pros: Quiet, great location Cons: Bad pipes so the water does not go down easily”
— 8 WEST 108 STREET · Manhattan“Pros: - Extremely well-located, at the corner of Central Park - The backyard brings a nice light - The building itself is not too noisy - Rooms are small but neat Cons: - We had cockroaches several times - The dryer unit was broken but never fixed - The building management is bureaucratic and incompetent. We never got our deposit back, for no valid reason. - There are rats downstairs in the garbage - The windows facing the nearby church/small backyard are creepy and dark”
— 8 WEST 108 STREET · Manhattan“Pros: Close to park Cons: Rats. Garbage.. Manager and landlord do not care if u live or die Advice to landlord: Clean up. Hire a porter. Maybe start caring about your tenants”
— 8 WEST 108 STREET · Manhattan“Pros: Proximity to the park!! However nothing good to say about the actual building Cons: Terrible management, even worse superintendent. Never addressed any of our issues within our apartment. The building is consistently dirty. Trash management is horrid. Management and the super would not even respond to our service requests or emails. Just completely ignored. Advice to landlord: Don’t let Douglas Elliman manage this property. The worst building I have ever lived in because of them.”
— 4 WEST 108 STREET · Manhattan“Pros: SONETIMES the water pressure was good. Cons: The heat didn’t work, the common spaces and trash area were filthy, there were persistent, building-wide mouse and roach infestations, and the management NEVER responded. We were even without a super for a while (which was not communicated to us by management). Advice to landlord: Douglas Elliman, if you just responded to your emails and basically maintained the building that would be great.”
— 8 WEST 108 STREET · Manhattan“Pros: Rent was affordable and the location is very convenient. Cons: There is a persistent mouse infestation in this building and management is extremely unresponsive. We never saw the super despite various maintenance requests, not to mention help with the mouse infestation. The whole place also felt generally very dirty. Advice to landlord: We would have appreciated quick responses to service requests and a super who actually answered his phone and showed up. We dealt with leaks, power outages, and mice and nothing was taken care of in a timely manner, if at all.”
