“Pros: The building was kept super clean - never came across any pests 3 years of living there. All the doormen and staff were very helpful and friendly. Great location and common areas. Cons: Only issue I had that wasn’t completely fixed was the AC would stop working well in the summer to the point it was barely cooling the unit down. The super was very nice and worked on it multiple times - but seemed like it ultimately might’ve needed to be replaced which I asked about and it never happened/ was never fully resolved. Other than that, all other issues were fixed promptly and well, and super was very kind.”

They are just lazy, dishonest, and unwilling to help. 2. Mailroom is closed on Sunday! So you can't get your packages at all until Monday! 3, many many many tourists the minute you walk out the door! Feels like living in Times Square 4. During the cold sessions, the front of the building has high wind, so when it's cold, it's on your face. 5. The main Super of the building is lazy! He's never available, never wants to solve problems, and answers emails after a few days, so if something happens, you're on your own. 6. There are a few laundry rooms (on every other floor), but they are usually dirty! The machines are always dirty!!! 7. The neighbors are condescending, never say hey, never nice, it feels like living in a hotel. 8. Living on the highway feels unpleasant. 9. No Central heating system, during the winter, you have to use your AC! Advice to landlord: Nothing”

The area is amazing but there’s so many better places to live. The apartments are cheaply made, so can hear everything your neighbors do. There’s absolutely no noise installation. If something breaks in your apartment; be prepared for maintenance to never fix it. You have the hound them and send repeated emails to Lee to get anything fixed. In addition the only way to make a request is with the doorman. You have no way to track of your requests and they won’t tell you when they come into your apartment or if they fixed anything at all. My dishwasher was constantly leaking, the upstairs neighbors apartment flooded and bubbled my ceilings, just left my ceiling and part of a wall looking a mess. Worst yet my closet fell out of my wall and they zip tied it back to wall and told me to try and not use the only closet I had in the studio apartment. It stayed like that till I moved out. My air conditioner/heater was in terrible shape when I moved in. It was so old, it either leaked or refused to turn on. It jacked your electricity bills up to ridiculous amounts and there was nothing you could do about it. Not having adequate heat in the winter was terrible. They didn’t even care if you threatened to make a 311 complaint because they already had so many for the elevators that constantly broke down and trapped you inside. I lived here for three years and was miserable the entire time. I wish I could have moved sooner. In addition, it took constant emails to get my security deposit back and I kept getting one excuse after another way it wasn’t mailed out. The only plus in the this place is the doorman and the concierge. All doorman and Angie in the mailroom were amazing and I was sad to leave them when I moved”

Be prepared to hear every single footstep your neighbors make and practically join them for dinner as you'll hear every single cabinet and cupboard door shut, you might as well be making dinner with them right in their kitchen. The apartment's AC units are old, inefficient and will rack up a very hefty electricity bill. In the summertime, with your AC on full blast, be prepared for it to be hotter inside your apartment than it is outside. Maintenance requests are only done if you continuously ask persistently and adamantly - despite regulations, my smoke detector was disconnected for months with no response to my requests to get it reinstalled and I couldn't do it myself due to the high ceilings. Tracking down where your package went in the building was a headache. The building management's response to COVID safety has been subpar. Overall, building management felt awful. You truly get the sense that they don't care about you or your living situation and are only interested in dollar signs. Security deposit wasn't returned within the 14 day timeframe that is technically legally required. The only upside was how friendly some of the doormen and handymen were. They made it bearable for me.”

They refuse to maintain the apartments while describing them as "luxury", the doormen are a revolving door, a drugged out doorman provided my apartment key to an unauthorized person while I was out of the country (who then used my apartment without my consent for over 2 weeks), and the superintendent refused to take responsibility for this extreme violation of my privacy and security. And when i asked the rental office about the process for subletting, they proposed the alternative of assigning my lease to a new tenant, while failing to mention that the cost for an assignment (vs a sublet, which would be $0) was me paying their costs of touching up the apartment and a week's rent for the time it would take them. And they failed to mention this detail until after giving me the runaround for over a month (and too late for me to find a subletter), before providing the assignment documents--which was the FIRST TIME I was informed of this $1600 "assignment fee". And note, i had turned down a few sublet offers at my lower current rent (for $0 fee), due to this fraudulent lack of disclosure of the assignment fee. And then LEE ROSEN had the nerve to tell me i should be thankful for their incompetent broker bending over backwards for me to facilitate this lease assignment. Despite the fact that I paid streeteasy to find the new tenant for them at their increased market rate. This is how 90 West and LEE ROSEN treated a long term reliable rent paying tenant of over 14 years. Despicable and verging on fraudulent.”

I wish someone had warned me before I moved in so hoping I can save potential renters some of the trouble I went through. To be fair, there are some pros, which are: - Location (it's conveniently located across Brookefield and the 1, W, R, 4, 5 subways are nearby) - Good lounge and a small but decent gym - Most staff are nice and friendly - Great exterior and high ceilings Cons: - Everything is broken and nothing gets fixed. The heating/air unit was broken from November to December and no one was in any rush to fix it. I lived on a space heater for a month. Eventually it got fixed but it took a month! My top lock was broken when I moved in and still remains unfixed because according to maintenance, "I don't really need a top lock". My dishwasher kept leaking and they said I was using too much detergent but turns out, there was a missing piece inside the dishwasher, which they fixed after my second request. The fluorescent light went out in the bathroom and they told me I'd have to pay $30 to get the light switched but it turns out, the electrical wiring in the bathroom was disconnected. The motor in my fridge has burned out 3x already and each time, they replace it with another used motor. After a 4th work order about the burning smell from the fridge, the solution? They lowered the fridge and freezer temperatures and asked me not to adjust the temperatures. OK, so I'll use my freezer as my fridge. - The staff don't really let you know if they've been in your home to resolve the work order or if they've even fixed the issue. On multiple occasions, I've had to find out about their visit through my Dropcam. It's fine that you're inside my home, without warning or notice, to fix a problem but would appreciate some courtesy or notice or update. - The building may look great from the outside but the infrastructure is faulty and the building isn't well maintained. The elevators freeze and get stuck on a daily basis. Laundry rooms and compactor rooms are always filthy. The pile-up of garbage on the side of the building is a regular occurrence and cuts into the sidewalk. - Smaller packages are kept in the valet room, which is open until 7p on weekdays. Bigger packages are left for pickup in the hallway, which isn't the best space for storage and could be left exposed for days during the days you're away from home. - The building has a sulfide issue, which is what creates the "rotten egg" smell. I've always smelled it in and around the building but when it started to smell like rotten eggs inside my apartment, I had to report it to 311, in case it was actually a gas leak. But thankfully, it wasn't - it was just the sulfide in the groundwater that had gotten stirred by the rain and seeped into my apartment. Overall, the building looks great from the outside and is in a convenient location. However, it's a whole different story inside the building. Building facilities and apartment are poorly built and maintained. The staff's approach to resolving work orders is applying a band-aid, which leads to a continuous cycle of repeated issues. And as nice and friendly as they are, they will nickel and dime you every chance they get and don't have resources to help you with your issues. It all makes sense that they're dealing with a lawsuit ( ).”

Despite having vacated in August of 2016--8 months as of the time of this writing in April 2017--Kibel still has yet to reimburse the security deposit. They issued a check in November of 2016, but the check bounced, and I was charged a transaction fee associated with their bad check. They have not responded to my communiques in over a month, and I will likely be taking legal action against them. I liked the apartment and the doormen, but it is clear that this company doesn't care about about their tenants. I haven't heard from Lee Rosen in a long time, and I want this resolved immediately.”

But overall after thorough investigation I think it's the best deal in the Financial District - best value for your money. And you get to live in a building that used to be the tallest one in the world - in 1907:-)”

— 90 WEST STREET · Manhattan“With views of the Hudson and TriBeCa, and One World Trade Center and Memorial next door, this building has been a fun place to live for the past two years. The architect designed the building just before he did the Woolworth and it's easy to see the similarities. The units are well maintained with high ceilings, bamboo floors and stainless steel appliances, but the main attraction is the amazing view of the WTC site and Battery Park City. The two reflecting pools on the WTC grounds below are incredibly beautiful, as is the sight of the new glass towers rising among their mostly art deco neighbors downtown. The Goldman building across the street even gives off a warm glow that belies the gut and pillage instincts of its occupants. On the other hand their analyst/associate types I've met in the building seem nice and normal so the cultural thing at the top must be carefully culled. The downside has been the ongoing construction, which while fascinating to observe, can be a bit noisy from time to tIme. Although a fraction of what it was, once or twice a week morning begins with some clanging or drilling. Other than that overall noise level is less than what you'd hear in Chelsea or Midtown. Traffic noise is virtually nil, and I've never had an issue with noisy neighbors. I'm a fairly light sleeper so I regularly sleep with earplugs and don't hear much of anything at night. One other downside: tourists. The area has become an attraction with the WTC Memorial now open. Once Greenwich is unblocked all the hot to fat piglets from the Midwest and Europe will veer away from the building front, but for now some of them congregate out front after exiting the memorial. This is one thing the building management could have easily done better--i.e. not agreed to the visitor center downstairs, but turns out they're in it to make a buck. The positives outweigh the negatives for me, and the area has been convenient from short commutes to grocery shopping (Whole Foods up West St. delivers for $5 and plenty of dining and 15-20 minute Seamless delivery options) but if you're looking for village-y charm or trendy this is not for you. If you're into slightly anonymous, convenient urban living in a historic building and neighborhood then you can't do better for the price.”

Don't believe the stellar reviews with high ratings, they are obviously being posted by management to increase their "stars". Here's the truth about the building: 1. Noisy. It's ridiculous. Jack hammering starts a 6:30am, even on Saturdays. It is so loud it sounded like it was inside my apt. There's nothing you can do about it. Don't bother calling 311, if you read reviews from one or 2 yrs ago, they complain about the noise. Here's my favorite quote: "Port Authority can do whatever they want". 2. Hijacked sidewalks. Recently the Liberty Street bridge was moved to the front door of the building, the Club Quarters Hotel opened and the W is almost done. All that paired with closed sidewalks for construction and trash everywhere. I'm not exaggerating, it's impossible. Here's what a short walk to the Starbucks takes: dodge the thousands of people rushing by, run around the piles of trash (sometimes 7ft tall), huge delivery trucks on the sidewalks, a frikin hot dog vendor on the corner, broken glass where the recycling trash used to be, and finally the closed sidewalks for construction. Did I mention a bunch of construction workers making dirty comments at you? What the heck? The Starbucks is only a half block away. 3. Personnel. Everyone that works in the building is super nice, that I give them. The staff is super attentive, and polite. That is a big plus. 4. Parking. Yes, there is a garage in the building, but they charge $450 to park your car there. There's NO street parking, the Police Station next door takes all the spots (everything is marked no standing anytime), the few spots available by Rector St are so restricted you shouldn't bother trying, you will get a ticket. Subway is 3 blocks away on Rector, but the station closes every so often. 5. The apartments. I did like my place, it was clean when I moved in. I did hear about some of the neighbors' problems with their AC, but mine worked ok. The bamboo floors were nice, and the kitchen was really cute. Everything looked new. 6. Pricing. Once the market went sour, management did lower my rent, but when I was up for renewal, they decided to raise the rent to absurd levels. No, the building is not worth that much. I moved out. 7. Management. Well, this is a crapshoot. The rental office people could be bipolar sometimes, it is very odd. You could be treated nicely, or like the scum of the earth. You never know. I never had to meet the manager, I had luck with my neighbors, never had a problem. but I did hear about the complaints, and his inability to address legitimate issues. I cannot say one way or another, just take it with a grain of salt. 8. Neighbors. I guess this one comes with the NYC lifestyle. Some floors have the party types, crazy nasty people and some floors are so cool. Someone died in the building, and residents were not told about it. There was a possible murder investigation taking place, and it was all over the news. An email was sent out after it made the evening news. Could management weed out all the crazies? Hmm, probably not. It is NYC. So there you have it. I enjoyed my apt, my neighbors, the staff. I hated the noise, the parking situation, the trash, the busy sidewalks and the construction. The bad turned out to be too much for me, but I believe everyone should make an educated decision based on facts.”

Also, there is a private garage under/behind our building so that is always available if street parking is scarce. NOISE - As far as internal noise, not an issue. We never hear our neighbors. I know construction noise is a huge concern being right next to ground zero, but the windows and walls are very well insulated. We have been living there over a year and honestly the only time the construction bothered us was when the slurry walls were being installed. Otherwise, noise has not been an issue. However, only our living room faces ground zero; our bedroom faces the opposite side, so we are very lucky that we do not have to worry about being woken up in the mornings. If our bedroom wall was facing ground zero I may have a different opinion. GROUNDS - While all of the construction is a minus, the building does its best to keep up appearances. For example, placing a green shield over the construction fence, and keeping flowers along the entry way. The building is also impeccible - amazing lobby, nice gym, great lounge. SAFETY - one good part about being near Ground Zero is there are always police officers in the vicinity. I never feel unsafe, even in the wee hours of the morning. CONSTRUCTION (not ground zero) - Everything in our apartment is of great quality. I have heard others complain of problems with their heating/ac, but I guess it varies by apartment. Also, this place has AMAZING closets, which is impossible to find in Manhattan. The gym and lounge and great features too. MAINENTANCE - the maintenance staff is great. Even if I have a small problem (like needing a light bulb replaced) they are more than happy to come help out. They get along GREAT with pets too, so if you have a dog you don't need to worry about being home when they come by. STAFF - the Doormen are wonderful! All so nice and helpful. The Concierge/valet is great too. No complaints about any staff members. OVERALL - This has been a GREAT building to live in. I highly recommend it.”

I've lived in two units within the building, one on the north side facing the WTC site and currently live on the West Side facing the river. I agree with previous posters that the noise of the site is annoying if you live on the north side. However, if you pick to live next to a construction site, it is to be expected. The building has very thick glass in the windows for this reason and if you ever open your windows its truly amazing how much noise does not reach inside the apartment. Management has been very accommodating allowing me to move within the building a few days before my lease ended on the current apartment. Also I had painted the walls in the first unit and I was not charged to have them repainted white and received my full security deposit back. Yes Lee can seem offputting because he always appears stressed out. And while the flood of 2007 was trying since no one really knew a lot of information, it was not building management's fault and at least for me the Port Authority settlement more than adequately covered my troubles. I have consistently found the doormen and maintenance to be very helpful and any issues are fixed within one day. Louis the doorman goes out of his way to help tenants and even lent me a chair from the valet on thanksgiving when I was short one chair.”

My apartment was beautiful. high ceilings, new modern finishes, large windows with lots of light coming in, and 2 walk in closets. The gym is very cosy. In addition to the physical beauty of the property, the building's management was wonderful. The area in general keeps getting better. There are lots of nice restaurants, the park, the river, nice stores, and a movie theatre all walking distance. For personal reasons I relocated to Chelsea but when my lease expires I'm thinking of moving back to 90 west. Its a shame having read some of the negative remarks that more people with positive comments like myself and my previous neighbors do not take the time to write about their positive experiences within the building. some people just like to complain and I bet their complaints would occur in any building. The elevators are constantly broken and the apartments are falling apart. Yes they have a gym but the equipment is old and outdated and dangerous. As for the noise it is impossible to describe. It is like living at a construction site and this goes on all hours of the night Finally the mangement company lied to us when we were leaving and essentially stole our security deposit. DO NOT LIVE THERE!!!!!!!”
