AVALON CHRYSTIE PLACE · avg 4.3 ★★★★★ · New York City
“Unit 617 Pros: You can't beat the location. The apartments are also huge, and maintenance was responsive. Cons: Don't love that the gym is an additional fee, and there's a monthly pet fee. Management also changed hands towards the end of my lease, and it was so difficult to get my security deposit back. It took seven months and a complaint to the AG.”
— 95 EAST HOUSTON STREET · Manhattan“Pros: Excellent doorman / concierge. Low noise level. No issues with pest or otherwise Cons: Rent increases every year Advice to landlord: Windows needed to be cleaned”
— 95 EAST HOUSTON STREET · Manhattan“Pros: Great friendly staff and well-managed building. Building is very convenient to bars/restaurants/subways and easy access to cute neighborhoods like Soho, Noho, Nolita. Cons: Loud/young neighborhood with a number of homeless people nearby. Given this, not a great place for young families”
— 95 EAST HOUSTON STREET · Manhattan“Pros: Fantastic maintenance and front desk team. Management quick to respond Cons: Noise from public hotel next door and light show from them during Christmas”
“Pros: Great building but overpriced for the unit sizes. Great, friendly doormen, clean apartments, great amenities, attentive staff. Roof is stunning. Gym is just okay, but worth $25 a month. Cons: Apartment sizes are small for what they cost. Rent does go up significantly year over year. Many units are not very updated. Advice to landlord: Offer rent deals to current tenants vs offering deals on Streeteasy and raining tenant rent ptices.”
— 95 EAST HOUSTON STREET · Manhattan“Pros: Great management and very nice apartments. Everyone in the building is great - both tenants and management. The apartments themselves are very nice too. Cons: Right next to Public Hotel which can be very noisy if you are on the same side. 2 issues with bugs over 2 years. Water pressure is not great. Advice to landlord: Restricting winter light show at Public as it shines light into a lot of units throughout the night in the winter”
— 95 EAST HOUSTON STREET · Manhattan“Pros: Great staff, clean, good amenities Cons: Expensive, loud neighbors”
— 95 EAST HOUSTON STREET · Manhattan“Unit PH05 Pros: The doormen are always super nice, really cordial and helpful. The gym is great, I enjoy the ping pong table and the pool table. Cons: Rent for the unit I stayed in was waaaayyyy too expensive considering it was a 1 bedroom, no laundry and the amenities”
— 95 EAST HOUSTON STREET · Manhattan“Pros: Location Staff is very friendly and helpful Cons: Extremely expensive for an average apartment”
— 95 EAST HOUSTON STREET · Manhattan“Unit 1419 Pros: The building staff and front desk are all lovely, especially Sergio and Mindy. The unit was nice, but not the best or newest especially considering the price. Great location may justify it for you. Cons: The elevators felt slow for an apartment with only 15 floors, and there are only 3 lifts you can use which means heavy traffic during certain times. The gym was good but small, and costs an extra $50/mo.”
— 95 EAST HOUSTON STREET · Manhattan“Pros: Nice building. Spacious 2 bed 2 bath. Cons: Management is okay. They raise rents a lot. The lobby is weird. Gym is dark Advice to landlord: You should try to incentivize current residents to stay instead of offering worse renewal rates than to new residents”
— 95 EAST HOUSTON STREET · Manhattan“Pros: Incredible doorman, love the location, helpful staff for any requests and needs, love the windows and views, large units Cons: slightly old units / building and loud at night Advice to landlord: competitive pricing for the oldness of the building”
— 95 EAST HOUSTON STREET · Manhattan“Pros: Nice staff, clean well-cared for building, apartments are nice, rarely any bugs, maintenance comes quick when needing repair, Cons: Lower floors facing street can very noisy, windows don’t have screens, units are often over priced. Apartments are nice but not worth as much as going fir Advice to landlord: Great staff”
— 95 EAST HOUSTON STREET · Manhattan“Unit PH15 Pros: Spectacular views uptown (think public rooftop) if you get the right unit, very clean and we haven’t seen a single insect in 16 months Cons: Unbelievably expensive and understaffed - one person at the desk and 400 units in the building, they don’t know who lives here and who’s a guest Advice to landlord: Hire more staff!”
— 95 EAST HOUSTON STREET · Manhattan“Pros: The amenities and management are strong points the building feels upscale Cons: A lot of barking dogs, getting packages is a pain, the rent is way too high Advice to landlord: $4.5k each for a 2br? Have you lost it?”
— 95 EAST HOUSTON STREET · Manhattan“Pros: People that work here (doormen, porters, maintenance crew) are GREAT, responsive, cordial and very helpful. Cons: Management lies to extract rent from you. Next door neighbor smokes. They hid the issue by saying unit was not affected and get me to sign lease, then LIED about fact they never disclosed issue, and then tried to move me to another unit with higher rent (sweet deal!). Beware of what they say as they will do ANYTHING to charge rent in unlivable apartment units. Advice to landlord: Fire your management company. They will get you into unnecessary litigation with all the evidence against them.”
— 95 EAST HOUSTON STREET · Manhattan“Pros: Location, new, modern, rooftop, gym. Cons: Hallways smell like trash, neighbours smoke and cook with doors open. Advice to landlord: Force tenants to comply with rules. Improve hygiene of hallways.”
— 95 EAST HOUSTON STREET · Manhattan“Pros: Location, management, apartment size Cons: Nothing I can think of Advice to landlord: Keep paying broker OP so it can be no fee for everyone!”
