“Pros: spacious units, huge windows, laundry room and elevator are always working without issue, super responsive building management, the coolest doormen, heat and cold air come on at reasonable times, no pests or bedbugs, been 2 years here and i've loved it Cons: i wish the trash chute was bigger so we didn't have to go around to the back of the building to take out the trash. otherwise truly zero issues”

Large windows with sunlight. Good water pressure. Laundry in basement ($3.15 for wash & dry, paid by laundry card or app). 24/7 doormen are friendly and receive packages. Repairs are addressed quickly. Online portal for reserving the elevator, maintenance requests, and building bulletin board. Heat & hot water included in rent. Online portal for rent. Cons: Management is somewhat unresponsive. The building controls when to switch from heat to A/C. It's May and my room is reaching 85+ and the building refuses to turn on A/C. No temperature control for the heater so you must turn it on/off manually. Tiny trash chute on each floor and people leave large bags of trash in the trash room which attracts pests. All 3 elevators are slow and one is often used as a service elevator. Building often shuts off water for repairs. Shower drainage is poor and often gets clogged. Moving is only allowed M-F 9-5.”

Any issues that need repaired are addressed promptly and after a year here the only maintenance I’ve needed was a clogged sink. Cons: The trash chute is tiny (but at least we have one on every floor.) pest control is a joke when they come (but thankfully haven’t had horrible issues with pests so far). Brokers fee was absurd and they raised my rent $200 this year Advice to landlord: Stop raising rent”

Cons: Some elevators would get stuck on certain floors from day to day and cause delays when trying to get an elevator. Advice to landlord: Larger trash shoot.”

Very quiet -- hard to hear neighbors through the walls/ceiling Excellent location/neighborhood Pet friendly Great online management system, and very responsive. Terrific air conditioning/heat Cons: Elevators can sometimes require a bit of a wait. Air conditioning/heating switchover is tied to specific dates, so exceptional hot/cold days may occur before those dates that can be uncomfortable. Laundry room can get crowded at key times (though it is 24 hours, so if you're flexible, easy to do it at an off-hour). Advice to landlord: Earlier communication about when exactly the heat/air conditioning switchover will occur. Some more dryers in the laundry room (many more washers than dryers).”

Cons: This is kind of standard these days but the only points I took off for was in waste management just because the trash chute was so small we couldn't have a normal sized trash can. A small grievance. Would definitely recommend living here. Advice to landlord: thumbs up man”

Never had any problems living here and that is all you could ask for. They were even flexible in letting us extend our lease by a month at the end of our residency to allow us the time to figure out if we’d need to be in NYC because of the Covid-19. Cons: None! I never had any problems.”

Marjorie in the Management Office is an angel. Cons: At the mercy of loud neighbors or retail workers yelling in the back alley at early hours. The heat is so strong that you can't keep in on too long, but the AC is never really strong enough - need a window unit which just let's more noise in during the summer. Find a cockroach about once a year. The building is old and they are making Improvements particularly since the new Resident Manager (Rilind) came, but it seems they have a little trouble keeping up with the pace of infrastructural systems degradation--probably an owner investment issue rather than day to day management who are trying. Advice to landlord: Not very good responsiveness on the app for work order tickets - also never receive any confirmation when someone has been in the apartment, whether or not I was there at the time. Marking the app that you came should be super easy.”

Super responsive if you have an issue, they take out the trash multiple times a day, everything is very clean and tidy. Can’t recommend it enough! Cons: No cons, it’s a great location with great neighbors (walls are very thick - can’t hear anything!) if you can afford the rent, I definitely recommend this place. Advice to landlord: Keep it up!”
