“Pros: I LOVE the Super and his family. They are so sweet with great community relationships and really care about the building. The landlord is tough but not the worst. Very by the rules, so look at your lease carefully. pest control comes at least once a month. We have never had issues with pests, even living in a basement apartment. Appliances are new, energy efficient and work well. Lots of rich history in the neighborhood. Cons: Took 4 months to get security deposit back! The first floor duplex apartment is marketed as a 3 bedroom, but in living reality it is a 2 bedroom duplex with office / nursery downstairs. The downstairs "bedroom" does not have a door. The second bedroom upstairs comfortably fits a full sized bed. It does get loud outside during the weekend. Not always a problem, but something to note. I did not feel there was enough security measures on my outward facing door of the building. That was remedied by myself and the landlord, but felt more could have been done. The stairs in the first floor duplex apartment are a dangerous pitch. Somewhat hazardous. Advice to landlord: The super deserves a bonus for taking such good care of the building during covid. Please take care of him and his family. Improve the safety and security in the first floor/basement units.”

You’ll often see him outside or in the lobby cleaning up and taking care of things. Truly, he is one of the reasons this is such a great place to live. The building always feels safe - to my knowledge there have been no issues. We’ve been here for a couple years and hope to stay for many more. We also appreciate that we can pay rent online. We were able to renew our lease in the mail. Cons: The subway tracks are a bit noisy in north facing units, but the windows face them, so that shouldn’t be a surprise to anybody moving in. The north facing units are also a bit dark, especially in winter. The landlord was not willing to renegotiate rent at the time of lease renewal during the pandemic and actually raised ours a bit. At the start of the lease, we had to go sign in the offices which required me to take time off work. The building manager generally does not respond for days, if at all. This is incredibly frustrating when things come up that the super cannot help us with. Advice to landlord: Our super is amazing and makes the building a wonderful place to live. He deserves a raise and a bonus — he is working on taking care of this place nonstop.”

Cons: I have lived at 147 Ocean for three years and loved it. My one complaint is that in the past few years I have had to ask them to turn on the heat in the early winter. They don't really turn it on until outside temperatures are in the low 40s so the first few weeks of winter and the last few weeks of spring tend to be quite cold. Advice to landlord: Please note that days in the low 50s are very cold indoors in north facing units, please don't be stingy with the heat!!”
