“Pros: Unfortunate because the apartments that are Reno’d are nice and location is great. Cons: However, the management company is awful, unresponsive and rude. Pest control does nothing and there are constantly mice and roaches no matter how clean you are. The hallways are disgusting and not clean, and the roof pours water into the stairwell when it rains hard. AVOID IT! Advice to landlord: Actually manage the property? Be more attentive to tenant issues and PESTS”
— 121 EAST 97 STREET · Manhattan“Pros: The super was usually very kind and helpful. He was very clean with the maintenance of trash and the hallway was always clean and swept and smelled good and so it is maintained regularly. During my first holiday there was holiday decor before the switch over to new management. Another major pro living here was the proximity to everything but A lot of things are expensive I remember I was charged four dollars to add oat milk into my coffee. Cons: The buzzer did not work and I couldn’t set up my phone for the buzzer to work because it only needed a New York number which I found to be ridiculous because most people who live in New York are transplants and don’t have a New York number. IT took FOREVER to get in contact with Rialto management which I found to be ridiculous! There is a considerable amount of back-and-forth to get anywhere to get anything done over email you would have to contact them through the phone call sometimes they wouldn’t even return to you through email or phone. The heating was not properly distributed in this apartment. Advice to landlord: make sure you’re getting email notifications on your vacation yacht so you respond to people within an adequate sensible timeframe. Before you implement a online service to pay rent make sure it actually works, make sure your website is user-friendly, and make sure your property managers are actually managing the properly efficiently through responding in an adequate amount of time.”
— 121 EAST 97 STREET · Manhattan“Pros: Next to subway station - thats all Cons: - no maintenance at all - do not answer emails or phone calls and when they do they don’t actually get anything done - no door buzzer for past year + - HUGE mice INFESTATION throughout the entire building they refuse to address. Us residents had to buy our own traps and try to fix it but never could. - roaches in hall coming in to apt - way too small for price - border of east harlem - raises rent to unreal levels despite never actually meeting anyone from the office or even know the landlord’s name, you are a statistic and a paycheck to them Advice to landlord: Needs an entire new management company and staff that can actually do their job”
— 121 EAST 97 STREET · Manhattan“Unit 4FE Pros: Price of apt was affordable Cons: Pests: roaches and rats”
— 119 EAST 97 STREET · Manhattan“Pros: great location, close to central park and the 6 train. Not far from the Q line either. Plenty of good places to eat nearby, diverse neighborhood. Cons: 97th st is the road the crosses central park, which means a lot of sirens and traffic which can get noisy. Advice to landlord: install sound proof windows”
— 121 EAST 97 STREET · Manhattan“Pros: Courteous neighbors, good price and location, gas appliances Cons: Not the dirtiest building, but not the cleanest, the apartments are rennovated but the hallways/staircase seems a bit old and worn down, Building does not come with a/c but there are places for window units. Very little storage space. Management is a tad slow to adress your issues but not terrible. Advice to landlord: I would suggest replacing the flooring in the hallways as soon as feasibly possible, and maybe add more cabinets in the kitchen whenever you're doing rennovations next. The hallways could use some fresh paint, also, it wouldn't hurt to tell your workers to use painter's tape.”
— 121 EAST 97 STREET · Manhattan“Pros: Location - they returned security deposit Cons: Dirty building - dealt with roaches despite keeping my apartment clean always Loud neighbors Super unfit physically for job purposes Landlord cares about money 100% than fixing and have a decent apartment for tenants. Looks for the cheapest “solutions”. The guy who repairs stuff is super unprofessional. Stairs are so uneven and narrow Advice to landlord: Look for another super Better housekeeping Renew your building complex”
— 119 EAST 97 STREET · Manhattan“Pros: Close to the subway and Central Park Cons: Construction of a school next to the building, dirty corridors Advice to landlord: Invest more on hygiene”
— 119 EAST 97 STREET · Manhattan“Pros: The location is good, minutes away from the 6 train Cons: This building is cramped with too many apartments. The staircase is incredibly narrow and there is no elevator. Apartments are so small yet overpriced. Management sucks and the building “super” is on his last leg, barely able to keep up with anything. The super also doesn’t live on site, even though he alleges he has an apartment in the building. That might be so, but he lives full time in Brooklyn so don’t expect a fast response to issues. Common areas are dirty and we did have a mouse and some roaches in the apartment. Our upstairs neighbors were ridiculously loud every single night and calling management/311 did nothing to stop them blasting music until 4AM. If you need an affordable apartment, there’s plenty more buildings that are better managed and have better apartments than this one. Don’t let the “cheap” prices fool you into living here. Advice to landlord: Sell this property so it can be renovated or torn down or take it upon yourself to make necessary renovations”
