“Pros: The lobby is gorgeous, the units are very nice and spacious, and the common areas on the roof are incredible. Cons: The building cannot interfere with landlord tenant relationships, giving landlords too much freedom. My landlord was personally dangerous.”
— 630 1 AVENUE · Manhattan“Unit 16e Pros: Beautiful lobby, doormen are fantastic. Upkeep the building beautifully. Quiet neighbors. Cons: Health club/rooftop could use some upgrades.”
— 630 1 AVENUE · Manhattan“Pros: Amenities Cleanliness Community Staff Cons: Far from subway Elevators take forever”
— 630 1 AVENUE · Manhattan“Pros: Nice doormen - All the doormen are kind and love to make real relationships with all the owners and tenants Beautiful views - Can't beat the east river views of the east facing units, city views are also great on the west side of the building. Amenities - Have a small but sufficient gym with a pool for lap swimming and a hot tub that was finally fixed. + Sauna & Steam room are just great to have Cons: Lobby is new and beautiful, but units tend to be a bit on the older side, depending on the specific unit owner There are 4 elevators but one or two are always broken down and it causes 10+ minute waits to get up or down at times Advice to landlord: Ensure elevators work and get faster service when one breaks down. Make some stylistic upgrades to the health club and rooftop area”
— 630 1 AVENUE · Manhattan“Unit 4G Pros: The building is well connected to convenient transportation and beautiful - even if only skin deep Cons: They faked a bedbug infestation in my apt, several others on my floor & other floors - an accusation I do not throw around lightly My roommate & I were notified Friday before Thanksgiving 2024 that our neighbor had discovered bedbugs (a fact she adamantly denied for months on end to anyone who'd listen). That Monday morning, someone I believed to be the super (though he never introduced himself, nor left his name/info) & a 2nd person who never introduced introduced themselves, nor left their name/info came in w/ a dog for all of 45 seconds, told us we had bed bugs as well (specifically my bed & the couch) & left w/ no further info or instruction - and that was only the beginning of our problems It being the week of Thanksgiving, it took several days for them to get an exterminator there. When they got there that Friday, they sprayed our apt w/ chemicals & left, telling us we did not have bed bugs & there was no evidence we ever did. The building then told us they'd come back to check in 2 weeks later (which they never did or followed up). They then scheduled a second extermination without letting us know or consulting us for scheduling (a rather uncommon procedure for situation where bugs were never seen, per my research). The same people then came back to do said extermination & repeated to me over text that we still had no bed bugs and there was no evidence of us ever having any in our apt. To boot, as of the time we moved out (~6 months later), neither me, nor my roommate ever saw any bed bugs in our apt. The whole time, the building insisted we had had bed bugs (though none were reported on city documents) This incident plummeted my physical/mental health so significantly & in such a short amount of time, that I had friends, family & coworkers coming to me worried & I ended up taking a leave of absence from work to deal with this issue. To be clear, as a result of the stress/anxiety from this ordeal, I lost a significant amount of weight (going from ~150lbs down to ~125lbs as a 25yo male), barely slept more than a half hour the entire 1st week of the incident & didn't sleep for much more than ~2-3hrs/night in the months that followed & one person close to me even told me I had "lost any sign of life or joy in my eyes" This is a terrible fucking building management company that has gotten away w/ a significant & impactful crime Advice to landlord: Turn yourself in, you're a criminal”
