Sometimes people get lazy and don’t want to properly throw away their trash but management does a good job to keep the area clean. They advertise in building laundry but it’s one machine that’s quite expensive, more worth it to use laundromat next door”

Double door entryway making it somewhat safer than single door entry. Cons: multiple building-wide plumbing issues since we’ve moved in, dirty water spitting back up tub drains for example. Water pressure sucks and the hot water gets scalding to the point of causing extreme burns if you aren’t careful. Stairs and hallways could be cleaned more, they are often dusty and have small garbage on them (gum wrappers, napkins, etc). Advice to landlord: Do a plumbing overhaul on this building!”

Management is relatively quick to respond and everything is always clean in the building! Cons: It takes some time to get to the 456 at 86th and the 92 Q station, and you have to walk a bit to get to a decent laundromat (the place next store has interesting management). I do think their rental prices are relative steep for the space. If you're highly considering living here, I strongly recommend seeing the apartment in person due to the listing pictures showing the space as much larger than it actually is. Advice to landlord: Put some TLC into the washer / driers and provide a larger space for in-building laundry. The current setup is not actually a laundry room and everyone I knew avoided the laundromat next door due to the management.”

Check the NYC bedbug registry and you’ll see over 10 instances of bedbugs — aka this is a blatant lie. Our apartment had a bedbug infestation and the building response was to send an exterminator who mixed chemicals in the bathtub. No surprise that this did not get rid of the bedbugs. I met a former tenant who had to break her lease after two failed extermination attempts. Advice to landlord: Do a full heat treatment to rid the building of bedbugs”

Cons: Note: this is a 6th floor walkup The stairways caused my allergies to act up, the pipes hissed in the winter, found a few bugs before, water pressure from the shower is not good. Also, in my last month the ceiling light fell and was hanging by the wires, it has been partially fixed at this point.”

Make sure you have your A/C in the window for the winter months. The property manager lets you schedule an exterminator as needed. Near the Q train, west side market, and 92Y right across the street. The Super is very nice and responsive. Cons: The building does not provide window screens so youll have to buy/bring your own. The building has a significant pest problem mice/roaches. I would recommend buying something to block the roaches from coming in through the bottom of the door. They have an exterminator come around on the 1st friday of the month to help which is nice but only if youre home to let them in. The building has 2 washers and 2 dryers in the basement. The dryers don’t dry that well so you have to pay for 99 mins on high heat. Only one of the dryers work.”
