Pros: Location. Nothing else. Cons: Move in to 7th floor at your own risk. A mentally ill man lives there-7E. He’s destructive, threatening, and will slam his door incessantly when he has mental breakdowns (very often). He broke through the wall in the adjacent apartment. Advice to landlord: BE INVOLVED. BE HONEST. BE PROACTIVE.

Pros: Super is great but you have to build a rapport with him Distance to subway is nice Cons: AVOID LANGSAM PROPERTIES AT ALL COSTS Property owner is very unresponsive A lot of bugs and cockroaches even if you keep your own apartment clean because the building itself is pretty dirty Many tenants who get the cops called on them repeatedly because they do not know how to take care of themselves and are mentally unwell. If you have to live here definitely do research on your upstairs neighbor beforehand, because if you get stuck under a terrible one there’s a good chance you will be put in danger, have many sleepless nights, multiple leaks, and have your ceiling collapse at least twice (speaking from experience). The SWAT team even came for you upstairs neighbor, and the property manager continued to let the neighbor stay. Even if you cancel your lease, they’ll come back and try to extort more money out of you. They really do not care about you in the slightest. Advice to landlord: Be more responsive—people’s lives are at stake, all they want is a timely response from you.

Pros: Soundproof walls, and excellent location. Mostly. People are always loud in the park between St. Nick Ave and St. Nick Blvd, good luck getting sleep in during the summers. Car crashes are pretty consistent outside this building, people let their dogs piss all over the sidewalk so no matter which way you are coming from, you will be met with the stench of eye-burning sulfur. Pretty much, this is the worst building in Manhattan to live in. Oh shit, this was the pros section…. Not easy to jot down any pros about this place. Clearly. Cons: Garbage chute never works, flies are somehow always getting in my apartment even with all the windows closed, and it says that there is laundry in the building but they either don’t work or they break mid-wash. Also, the hot water? Could be gone for up to a week at a time and happens multiple times throughout the year. Don’t bother calling the super though, you’ll get a text saying “the plomers are coming,” but they aren’t. You have a better chance of seeing Jesus than actually convincing the super to do his job. Just call 311 if you actually want anything done about anything. Leaks in your apartment? Super won’t do a thing, except until the ceiling caves in which case then he will tell you “plomers are coming,” he will come clean up the big pieces of the ceiling, leave you to clean up the rest, and subsequently never call the plomers, er, um, plumbers*. Advice to landlord: Sell this plot of land and building to someone who will evict everyone, knock it down, and turn it into a Chuck E Cheese.
