There is almost no sound insulation. if you spill something it'll drain right into your downstair neighbor's apartment. Normal conversations in the apartment above sound like they are in the same or next room. The heat is wildly inconsistent, way too hot sometimes and way too cold other times. The management give you almost no notice that they will be turning off water. The building has six floors and one elevator which will be out for 8+ weeks. Advice to landlord: fix the sound insulation problem”

Cons: When this building was converted to apartments, the developer did not replace the flooring or put in insulation between floors. This means you can hear EVERYTHING. You know the show your upstairs neighbor is watching. You know when he sneezes. You know when your neighbor downstairs plays video games with his friends. You know when that neighbor is smoking weed or burning incense. You get dripped on (literally) when someone upstairs knocks over a glass of water. Pieces of old wood fall on you when the neighbor upstairs runs to answer their front door. It also means that our neighbor below us heard loud banging every time our toddler dropped his blocks, books, cars, everything on the floor. It also means an INSANE amount of dust. The furniture could be dusted twice a day if you had the time. Second worst part about this building was the roaches. They are not constant, but we noticed a pattern of about once a month (when pest control came to spray?) one would crawl under our front door to die in the middle of our living room. We found little ones constantly in the bathroom. Also, everything broke constantly (plumbing parts, appliances, etc) and the super is pretty useless. He would come a few days after the request and "fix" the problem. Then it would still be broken and it would take management a couple of weeks to send a professional to actually fix it. Advice to landlord: You are WAY overcharging. The charm of the building fades quickly.”

Cons: Living on the top floor in an old building naturally means roof leaks, which unfortunately went unresolved for nearly 8 months the first year of living here. Also continue to deal with cockroach issues that have yet to be completely eradicated. Also sporadically deal with package theft and really no recourse when that happens. New ownership though, so can't speak to what will happen in the future. Advice to landlord: Fix recurring roof leaks, bring back active pest management controls. New owner has opportunity to do better than predecessors.”

At any given time you can hear your upstairs or downstairs sneeze, watch Netflix or even snore. It is flat out unbearable -Management will do everything in their power to keep your deposit. Luckily we took pictures of the entire apartment beforehand yet still had to threaten to get lawyers involved which we were fully ready to do -Multiple times throughout winter there was no heat. Management claimed there was an issue with the boiler. I slept over 10 nights in my winter coat in this apartment. Advice to landlord: Stop fixing a boiler from the stone age and buy a new one. You may literally have a death on your hand if older individuals rent here.”

The main issue we've experienced is the lack of any type of insulation, noise and temperature wise. We can CLEARLY hear people talking in units above/below and next to us. This pretty much means any type of noise you make over a soft conversation noise level will be heard by others. We've had noise complaints from trivial activities like cheering for football and listening to music. We can also VERY CLEARLY hear when people walk around their units, not even stomping, just simply walking. thats how thin these 'wooden finish' ceiling/floor are. Some areas of the floor/ceiling creaks excruciatingly loud when stepped on, which is, from experience, loud enough to wake you up in the middle of the night. There is also no insulation from the outside climate. During the summers, its sauna hot, as there are also no windows in the living rooms. During the winters, the bedroom windows provide no protection from the outside cold. When the boilers break down, which happens quite often, you literally have to sleep with socks and in a sweater. To conclude, this building is quite simply too old and outdated to function as a suitable living situation. The owners are probably too fixated on preserving the 'exposed wood beam' aesthetic for their streeteasy description to put any type of actual effort into renovating this place, despite its obvious shortcomings. Would not recommend, especially for $4850 for a 3br. There are better deals to be had. Advice to landlord: Fix this piece of junk up”
