Cons: There is almost always some kind of construction. First the lobby renovation, then the lounge + terrace remodel. You don't hear the noise, but they were charging an amenity fee the entire time (with a minor reduction). Lease renewals are also very expensive, but you can negotiate.”

— 777 AVENUE OF THE AMER · Manhattan“Pros: The doormen are kind, helpful Cons: Construction year long- despite promises of much shorter turn around time- had to use stairs and mock-up hallways for more than a year - still somehow regularly working on it and entry 'fountain' has no water, no renovation for third space or sitting or resident enjoyment despite year long construction, water coming out of ac and heat units, mold problems that were covered with paint and continue to reappear (in other units too) with no other resolution, every time turn stoves on air filters and alarms for gas detect high levels, each time problem occurs and is reported first met with denial - then have to prove, then a lackluster 'repair - will raise rent anyway Advice to landlord: invest in better living standards, not good photos for website that don't enhance health and life quality of residents”

The building is very clean, and I have never seen any rats or cockroaches. The apartment only comes with basic amenities of a complete gym and basic common area, which helps shave down rent prices. The walls are very thick, and I can ignore noises even when I can tell someone is having a large party. Cons: The caulking and baseboard connections are not very well done which traps moisture and dus. The rubber part that seals the tub around the walls will get moldy due to the material and how it was applied, and so it is pretty annoying seeing reoccurring mold despite weekly cleaning. Advice to landlord: Please invest a bit more on chaulking and baseboard connections”

Cons: The rent is absurdly high. The monthly extension offer was $2k more than the orginial rent price. The surrounding area is very commercial and doesn’t have much character. Energy bill is also extremely high - the apartments have terrible heat/cool efficency. Advice to landlord: Dont pile garbage directly outside the building entrance.”
