All appliances and amenities worked just fine, maintenance requests dealt with promptly, friendly door people, good communication with leasing office, relatively quiet, and lots of parks, coffee shops, restaurants etc nearby Cons: Biggest con is distance from trains. Also wish they had a common space or lounge apart from the paid lounge in the gym below. They are transparent about this, but they are particular about floor damage upon move out. Since the floors are real hardwood, and scratches or stains will be a big chunk out of your security deposit so be careful with the floors”

The gym is nice even though you have to pay for it separately Cons: The management is not professional and very rude. They take a $250 move out fee no matter what condition you leave the apartment in. A lot of the employees, whether it be front desk staff or some of the handymen that come to work in the apartment for fixes are unprofessional. There was a roach issue in the building that was not properly addressed. Advice to landlord: Change management”

Gas and energy was charged by the building with no measurement or demonstration of usage per unit. Large building invited unsavoury short term renters that were unchecked”

— 770 11 AVENUE · Manhattan“Pros: Location, gym in building, pool and other amenities Cons: Paper thin walls, unresponsive management, not willing to do anything about elevators that stop working. Even after you get trapped in there for 20 minutes and go on to report the incident, the answer is “these things tend to happen”. The building makes a cracking sound and management says it’s because it is “settling in”. The AC/heater units are ancient technology so they are clunky and loud. When you complain about weed smell coming in through the walls from your neighbor, they don’t do anything about it either Advice to landlord: Find better employees”

— 770 11 AVENUE · Manhattan“Pros: Loved the gym, repairs are done promptly, lucked out and had amazing neighbors Cons: Lots of dogs and therefore dog waste outside of the building, not very kid friendly. There is no playroom and the gym limits the times kids are welcome in the pool etc. Advice to landlord: Add a playroom!”
