“Pros: I love my apartment. it's a good size, nice layout, nice floors. Good price for the size relative to the UWS (though definitely pricey overall). Staff is extremely nice. The front desk folks (the "regulars") are great and the porters and handymen are also really nice. Overall the staff is friendly. Outdoor areas are nice (rooftop and balcony) and the gym is pretty good. Trash compactor and laundry on the floor are both really convenient. Cons: Common areas are not the most well maintained. It can take a while for broken or malfunctioning items to get repaired (or don't get repaired properly). Waterbugs in some common areas. Biggest con is the elevators are often broken (thankfully one at a time). Management takes a long time to respond. As others have written, there is a lot of turnover in the building, so not much of a sense of community, though people I have met are generally nice. I would certainly not call it a "luxury" building.”

“Pros: Great location on the UWS. Cons: Elevator is broken weekly, often multiple times a week. Can cause long delays. Building needs updating.”

“Pros: - Superb staff - Spacious apartments - Great location Cons: - Revolving door of tenants - Neighbors are loud and don’t pick up after themselves - Doesn’t provide tenant stability Advice to landlord: Make it a place where people can build a community instead of being a revolving door. Try to keep tenants that aren’t problematic. It costs less to keep good tenants than get new ones.”

“Unit 2C Pros: Good neighborhood, responsive management, W/D in-unit, stainless steel appliances, renovated bathroom Cons: Dirty common spaces like stairways and hallways, consistent pest problems in common spaces, occasional pest problems in the unit, from fruit flies to roaches.”

“Pros: Location is great and the building staff are very friendly and helpful Cons: Constant rodent problems. Water issues all the time, water is shut off every week for repairs, pipes burst and leak through ceilings.”

“Pros: It’s clean, has every amenity you’ll need, and is in a great area. Cons: Lack of responsiveness to requests. Late notice for water maintenance. No notice for elevator maintenance. Rent might spike tremendously. Advice to landlord: Respond more promptly and don’t spike rent >20% if you want long lasting tenants.”

“Pros: The building is clean and has nice amenities. Reliable appliances and the doormen were all very nice. Packages were also never lost. Cons: Issues with pests during the winter. Unit can be on the small side. Advice to landlord: Repairs sometimes took a while to get done”
