“Pros: Quiet, clean, good neighbors, very responsive management, quick to resolve issues Cons: No elevator, new management got rid of old live in super who was amazing at keeping the building clean and removing garbage in a timely manner. Building is now not cleaned as often and garbage piles up frequently”

“Pros: Location, quiet street, good water pressure Cons: Garbage room; dirty hallways; noisy, inconsiderate neighbors; management doesn't care, they don't enforce their own lease terms in regards to your neighbors. You do not have a right to live in peace here!!”

“Pros: Amazing Location…close proximity to trains, restaurants, bars and shopping Cons: Where to begin? A super who half fixes a problem every time and says he will be back the next day only to never return, a basement that is like walking through the scary haunted attic from a horror film, washers and dryers that half work, heat that will inevitably go out on the coldest days (just search 311.nyc.gov for complaints), etc. rent at your own risk. Recently (9/13/22) a brick was used to break into the front door and someone stole packages.. The super doesn’t answer and has a voicemail that is full. And they have chosen to tape up the door with clear packing tape. The owner is completely unresponsive to emails. UNSAFE BUILDING!”

“Pros: Very clean, great heat, good water pressure, good size windows. Cons: Thin walls you can hear your neighbors through (slightly but noticeably). Needs more trash cans (often get full quickly). No washer/dryer.”

“Pros: Washer & Dryer in building. Quiet building (no excessive noises from neighbors). The live in super and management are quick to respond. Cons: Maintenance folks not adhering to COVID mask recommendation. Some appliances are 20+ years old (but working). Advice to landlord: Make the minor to apartment before move in (kitchen spray faucets with missing buttons, etc.”

“Pros: - Great location if you desire a social life in East Village/LES. Close to the restaurants and the 2nd street F Line - Around the corner is a AMC hardware store and Rite Aid. - the higher units facing out of the back have nice false balconies - some units have w/d. Lifesaver if you're above the 3rd floor. - Lots of storage space in our old unit. - door to roof (while not supposed to be open) was accessible to some amazing views of the city. - we broke our lease early due to COVID reasons and mgmt was pretty reasonable about working a doable penalty. Cons: - Stepladder to the basement trash area is 60 degrees and the super presses for tenants to go down them to drop off their trash. It’s not safe and probably against building code. - Packages were stolen often. Happened to every tenant. - had a mice issue the week before we moved out. They sent an exterminator, but it didn't solve the issue. - also cockroaches (water bugs) were founded in the bathroom when he weather was warm, but that's common in NY. - water leak from our bathroom roof and living room roof on different occasions. Luckily, we were home at the time or else damage would’ve been extensive. One of the leaks led to a build of mold, but that was quickly taken care of once I contacted mgmt. - super wasn't always responsive. Had to email mgmt to have requests answered with promptness. - there were still some repairs that were never addressed or followed up even on move out. - Airbnb and an legal BnB was present meaning many unfamiliars. Advice to landlord: - Hold the super accountable on not responding in a speedy manner to requests like mice and mold - Fix the step ladder and give tenants a better option for trash - provide a safe way for tenants to get their packages”
