“Pros: Quiet, neighbors are super nice, feels safe, clean Cons: I didn’t have heat in my room and complained and was never fixed, along with a few other broken items in our home. So much trash outside the place for garbage pick up and it gets filled with rats”
— 314 EAST 78 STREET · Manhattan“Pros: Really clean building, well maintained Cons: Stolen packages, small apartments, lots of noise from neighbors”
— 314 EAST 78 STREET · Manhattan“Pros: apartment itself and appliances were relatively nice Cons: Had a cockroach problem, reached out to super and landlord but no one seemed concerned”
— 314 EAST 78 STREET · Manhattan“Unit 22 Pros: Kept it clean and worked Cons: Small units and high price hikes”
— 314 EAST 78 STREET · Manhattan“Unit 32 Pros: Pest control was regular, superintendent didn't neglect repairs or garbage management, layout of my apartment was efficient and offered lots of sunlight Cons: Cockroaches did reach me on the top floor, there was one neighbour who chronically stole packages from the lobby for months on end Advice to landlord: Offer rooftop access”
— 314 EAST 78 STREET · Manhattan“Pros: Neighbors were generally kind. Nice area, even if it is a little boring. Hallways are well maintained. Cons: Some neighbors complained about unavoidable noise (footsteps, washer running, etc). We went all of winter without having heat in our kitchen/ living room after letting the super know. They didn't do anything about it. Mold growing in shower where we couldn't fix and super did nothing Advice to landlord: Don't raise rent by $600 dollars”
— 314 EAST 78 STREET · Manhattan“Unit 9 Pros: Lots of light in the bedrooms, incredible location, good dishwasher, the super always answers his phone, the block has a doggy daycare and a laundromat Cons: Package thieves, weird floorplan, had a mouse problem for months, the oven burns our nearby cabinets so instead of fixing it they told us not to use the oven. Insane quantity of rats outside, I know it’s gotten worse all over the city but it’s horrific here”
— 314 EAST 78 STREET · Manhattan“Pros: Good location with multiple restaurants, bakeries and cafes around. Close to both 6 and Q subways Cons: Slow and unresponsive management company. You need to scream over the phone to get things done or they just ignore your request. Roaches are all around and even coming from the outlets. Many packages are stolen and they don’t care. Advice to landlord: Stop using the phone which no one is responding or calling back. ‘I said’ ‘you did not’ argument is also sucks and simply waste of renters time.”
— 314 EAST 78 STREET · Manhattan“Pros: Clean, convenient location, usually pretty quiet Cons: Management often unresponsive (would accept the call but never answer the phone, told me they'd contact the super about issues and never followed through), very loud heating system Advice to landlord: Update features! And be more responsive to tenant concerns.”
— 314 EAST 78 STREET · Manhattan“Pros: This is a wonderful neighborhood and the apartments in this building are renovated and beautiful, if small. Some neighbors are really nice while others are less considerate, but nothing to complain about particularly. Excellent super who lives in the neighborhood. Cons: If you need *anything* from the landlord/management company, you are wasting your time. The building management is incompetent and rude at best. It's a fine place to live if you never need a major repair or never experience an issue with billing. When you have a problem, though, it's a nightmare to solve. Advice to landlord: Actually answer e-mails/phone and follow up on tenant issues. Complete repairs in a timely manner, not months later. Keep track of billing.”
— 314 EAST 78 STREET · Manhattan“Unit 33 Pros: - good location - good sound insulation - decent water pressure - cheap - free pest control Cons: - no AC in my unit, brutal during the summer - dirty common areas - packages get stolen - no elevator, climbing 6 flights every day is tough - no contact with the property owner, just the broker that sold me the apartment Advice to landlord: Get to know your tenants”
— 314 EAST 78 STREET · Manhattan“Pros: Location. I lived here before the Q opened and it was still amazing then. Close to the park, and the running path along FDR. Library nearby on York. Tons of restaurants, secret coffee and wine spots sprinkled throughout. Neighborhood feel while still being in the thick of Manhattan. Cons: Tiny. Was on the fifth floor of the walk-up, so my butt looked great, but it was a haul. My bedroom was the length of my queen bed, and was just three feet wider than the mattress. A loft helped, but had less than three feet from mattress to ceiling. (Things you only have the patience for in your 20s.) The bathroom, well, I could sit on the toilet, with my feet in the tub and wash my hands at the same time—without stretching. (Not that I did that, just for spacial reference.) Advice to landlord: If building walls, make bedrooms even in size. Also, opt for the bigger sink.”
— 314 EAST 78 STREET · Manhattan“Pros: This building was safe and quiet. However, anytime that I had an issue with maintenance this building was extremely slow to respond (if at all) and I could never get in contact with the super. Cons: Slow attention to maintenance or building emergencies. Advice to landlord: Be responsive to your tenants”
— 314 EAST 78 STREET · Manhattan“Pros: The surrounding neighborhood, proximity to the 6 train, and easy access to laundry services make this a convenient location to live. Cons: Unfortunately, there are more cons than pros. There were many health and safety violations in our unit that made the place unlivable. The building management company’s office is located offsite, and was very hard to get ahold of. They are slow to fix apartment issues, even if it’s an emergency. They have an open waste line to the alley behind the building. This is not up to code. Also, a package thief was stealing everybody’s deliveries for over a year, so it’s not as safe as they advertise. The heat is faulty, the radiator clangs all night long, the list goes on and on…”
— 314 EAST 78 STREET · Manhattan“Pros: location, management, thick walls, spacious, newer appliances, dishwasher Cons: roaches, package theft, thin doors, heat not controlled by tenants”
— 314 EAST 78 STREET · Manhattan“Pros: The man that ran the dry cleaner downstairs is an angel Cons: We had a mouse bc the upstairs neighbor was a hoarder- pest control came to get rid of it but it took a few days and a few terrible nights sleep before he came. Also had to pay out of pocket for the visit- building only pays for monthly upkeep visit.”
— 314 EAST 78 STREET · Manhattan“Pros: Good location, close to trains Cons: Many stolen packages, noisy neighbors, would often hear dogs barking next door”
— 314 EAST 78 STREET · Manhattan“Pros: Location, restaurants, bars Cons: Trash bags always on sidewalks on that side street never ends”
— 314 EAST 78 STREET · Manhattan“Pros: Generally clean, the super responded quickly Cons: Mice and cockroach issues while I lived there in 2016”
— 314 EAST 78 STREET · Manhattan“Pros: - responsive super - lobby is kept clean - good location Cons: - can hear dogs from daycare - a lot of package theft Advice to landlord: Be more responsive/sympathetic to tenant complaints”
