Trash chute is an underrated feature of this place as well. Cons: There were roaches when I moved in and will probably still be when I move out. Also, the hot water comes and goes - it's hit or miss if you're going to get to have a hot shower when you want or if you'll have to wait a few hours. Additionally, once the super came into the apartment without warning to fix the lock on my door - though it was in fact broken, I would have appreciated some notice first. Advice to landlord: Would love some consistent hot water, but otherwise is a great place to live.”

— 65 4 AVENUE · Manhattan“Pros: We stayed here on the second floor for a year and we had a one bedroom with a small loft. The place is super roomy and the utilities all worked out fine with minor issues with our shower head which was replaced shortly after I contacted the super. The super is super responsible and respond promptly and they will spray for pest every other week if you want. The location is amazing, prime time really, st marks a block away, short walk to both the new school and nyu, 6 and N train right downstairs. Cons: This building shares the same address as Ippudo the infamous ramen joint from Japan and that should tells you something besides the fact that this is only a block away from the restaurants on st marks. So unsurprisingly we had some roach issues but nothing too serious, you kind of know what you’re getting into renting in a relatively old building at this location, so we were prepared and as mentioned the building also knows this and will spray your place for free every other week. The package room need better security because almost everything the packages are just left on the bench inside lobby which anyone can get into if they ring a random bell and get lucky or get mistaken for a deliveryman/service provider... Advice to landlord: Keep up the good communications, get better package managing.”
