“Pros: The rooftop The doorman, Kenny Cons: Heating is a problem in the winter. Air con is a problem in the summer. Krystal, the building manager, never responds to problems. There is literally a group in the building that meets to discuss all the problems in the building There are never cushions in public spaces. The automatic doors stay open way too long which is a major safety issue. Packages are often stolen. In unit washer dryers are inefficient. Electric bills are sky high. Close to $1000 a month. Advice to landlord: Take better care of your residents.”

Cons: Only potential things I cant think of is that the front door is a bit annoying at times and the elevators are occasionally slow during peak times. Advice to landlord: Keep doing what you do!”

Kenny the doorman is amazing, the maintenance staff is constantly keeping the building clean. Really hard to hear any noise between the floors. Cons: The water pressure is a bit low, where ideal water pressure is a 10/10 this is more of a 6-7. Hot water doesn't get very hot... I can take a shower and turn the water temp all the way to the hottest it will go and it's maybe pretty warm at best. Hopefully it can be fixed.”

They refused to enforce the mask policy in gym and other public areas (laundry room, lounge) during COVID. The owners fired the old building staff and brought in a management company, who hired cheap labor to maintain the building. New staff does not speak English which makes it difficult to communicate issues. The laundry machines are always breaking and out of service, the furniture on the roof is falling apart, and they are raising rents for all existing tenants by at least 25%-30%. The majority of tenants (understandably) cannot afford the increase and there is major turnover happening. Advice to landlord: Don't be so greedy”

Otherwise, management utilizes an app to make maintenance tickets and rent payments a breeze. The shared amenities (roof, work lounge, gym, bike room) are fantastic, the neighbors are kind, and the package/mailroom is a huge help. Cons: The AC units are probably my one big complaint. They’re massive, old PTAC units built into the wall under the windows, which take up a lot of space in your apartment, look ugly as h*ll, and lack sufficient insulation.”

Also, we only had about 8 minutes of hot water for 2 people to shower every 2 hours. The heating units also had a gas leak and didn’t work. We reached out to the landlord and they didn’t respond or attempt to fix the issues until we called 3-1-1. Advice to landlord: Sell your property and stop being cheap”

Takes weeks to resolve issues sometimes -heating/ac units break monthly- definitely bought after market for such old units to be in such a new building -huge drafts from windows, building was not built well and there is NO insulation -thin walls -hot water heater holds enough water for one hot shower in the winter -bbqs don’t work -laundry units break all the time Advice to landlord: Sell this building to someone who knows how to take care of it and upgrade necessities. You are driving this place into the ground, no wonder everyone moved out when their lease was up during the pandemic”

This building is only 2 years old and the heat/ac is always broken, hot water never works and when it does you get 5 mins of hot water at most. Upper management never returns phone calls or emails, extremely unprofessional. The rooftop sold us but the bbq’s are broken and nothing around here gets fixed. This building had been nothing but a headache and waste of A LOT of money Advice to landlord: Get your act together and treat tenants with more respect who move into a “luxury building”. Return people’s phone calls as well and next time don’t be cheap and rush to get a building up and invest in more durable appliances!”

Neighborhood is safe and convenient. Pets friendly! Cons: Building energy code is D, so it’s very hot in the summer and cold in the winter. You need to heat up the water in advance, and sometimes the water is not hot enough in the winter. Room is a bit small for its price. No washer/dryer in unit. Advice to landlord: Change the AC/heater machine, cold/ hot air is coming in through it.”

I love the amenities, doorman, rooftop, gym and laundry. The hallways and elevators are cleaned daily and building staff are friendly and helpful! Package room is such a pro - everything is organized and you NEVER have to worry about anything going missing. Also the building is stabilized so renewals are reasonable and I don’t have to worry about getting priced out (just make sure you double check your renewal to make sure it’s aligned with the law. The legal rent on these apartments is whatever they rented for in originally in 2018 when the building was built). Communication between management and renters is good - for example, we’ve got email updates about one of the elevators being broken and when it’s going to be fixed (better than radio silence). Cons: This building uses gigantic industrial size window aircons, which also heat the apartment. It makes for a high conEd bill. They also break frequently. The windows outside are also never cleaned and the dust from 4th avenue construction makes them dirty. Landlords refused any rent negotiations during Covid even though they were offering deep discounts to new renters. Would have been nice to show appreciation for tenants who stayed and continued to pay on time. Advice to landlord: Modernize airconditioners, clean windows, update intercom door to allows tenants to operate from their phone and install automatic doors to make the building wheelchair/stroller accessible. Reward good tenants and fight to keep them with rent discounts or concessions - especially with so many people leaving. Don’t raise rents above the law.”
