Although some of my emails inquiring about certain things about the building go unanswered. Building is usually nice and clean (stairs are a bit rundown though but most people take the elevators). I've had good neighbors in the 4 years I've been living here and it's been pretty quiet. You can hear your neighbors a bit if they talk loudly and it's quiet in your apartment. Package room is open 7 days a week for about 12 hours (shorter hours Sundays). Management sometimes will occasionally hold events in the building that everyone can attend for free that usually include some activity and/or free food. The building also has a bar if you're into that. What I like most about the building though is the location. You are very close to a lot of supermarkets which is great for me because I like to cook. You are a few minutes walk away from the 2,3,4,5,J,Z lines and South Street Seaport. Cons: Some appliances in my unit needs some maintenance or upgrading as I can't properly set my A/C temp without doing it in some hacky way and my freezer is leaking water which builds up ice on the bottom. There can be frequent water maintenance where you can't use the water for a certain amount of time. Management does send you an email days in advance which is nice but I feel like it's happening bimonthly now. Amenities cost about $80 per month but I never use it. I don't see this as a con but I thought I'd mention it here. Advice to landlord: Check on units that may need maintenance on appliances that may not be fully functional to the tenant's expectations.”

The elevators have been a disaster for over a year: 1 to 2, of the 3 elevators. are always broken. We keep hearing that the "fix/repairs" are for our benefit, but by the time the elevators are fixed, there will be no one left in the building. The property management is awful too. Absolutely terrible service. I had not one, but TWO, floods in my kitchen and they did nothing about it. No concessions, no reimbursement for damaged and destroyed property, and zero care about the tenant. I will say the doormen and supers are great, but even they complain about management! I would say "I couldn't believe it", but in reality, I 100% CAN believe their own staff was complaining about them. Pinnacle is terrible. Do not live here unless you want to overpay. Also, they have a increasing vacancy I'm told, for good reason: broken elevators for a year, constant construction outside in the middle of the night (out of their control, but still extremely disruptive to sleep), floods, golf simulators are broken regularly, and more. Run! Advice to landlord: leave and have someone else with good customer service take over”

Cons: Management is a mess. Emails go unanswered. Elevators break often for months at a time and this makes it really frustrating at rush hour times. Imagine living in a building with 30+ floors where people really rely on the elevators? The walls are thin and management declines to intervene even if people are screaming, fighting, or throwing objects in the apt next door. I have called cops on my neighbors more than once. One neighbor was mentally ill and threatened to kill my other neighbor, who then had to move out bc management didn't do shit. The other neighbor was psychiatrically hospitalized and stayed. It's overpriced and the rent increases are insane. Our first year was $200 (5%) increase which is ok but second year was $400 (9%) increase and they refuse to make concessions. Amenities (legit just to use the gym and rooftop) are $750/year per person and you cant just get it for one person in the apartment. Either everyone gets it or no one gets it - no exceptions. The pelotons are constantly broken and they refuse to adjust amenity fee even if they are out of service for months and months at Advice to landlord: Start treating tenants with respect, we pay you top dollar to live here! Fix the elevators. Address resident concerns in a direct manner rather than giving the run around. Stop jacking up rent! Stop being assholes. It's not a cheap building so stop being cheap”

The terrace and amenities are well maintained (as they should be because they charge a fee to use them). In the 2 years I lived here, I’ve had no issues with pests (barely even saw a spider) and no issues with any of the appliances (had dishwasher and washer/dryer in unit). Cons: The staff in the leasing office has the tendency to talk in circles and get nothing done unless you consistently ask (had issues with the automatic rent paying system and the utility charge and it took multiple trips to the office and a ridiculous amount of emails for it to still not be fixed. Every person I spoke to or emailed in the office gave a completely different answer while providing no solution). Sound does not travel through the walls, however, neighbors slamming their front door will shake the entire apartment. I had a huge rent increase which is the reason why I left. My rent was doubled in the span of two years from when I moved in to when I left. You can get a nicer apartment at the rate they charge in a better neighborhood.”

The Wall St entrance has been closed for years. No idea when it’ll be open again. Appliances in unit are cheap and often break down. Cleanliness is fair in common areas but not in the hallways. A massive dead bug will remain in the hallways for a week plus before ever being vacuumed. Advice to landlord: Fire your management and hire new people.”

Like many millennials, I moved back with my parents in the suburbs during the height of the pandemic and am now looking to move back. This review is purely regarding my visit, which was horrible, and not regarding my time as a tenant, which I will never become. I inquired about on a specific apartment through StreetEasy. In the intervening days between my inquiry and my visit, the apartment skyrocketed $500 out of my price range, but I still wanted to see if I liked it enough to make it work. I asked the building management to squeeze me in on a weekend because I am currently based on Long Island, over an hour away, and my work hours prevent me from doing weekday visits. They knew this because I explicitly said this via email. When we showed up for the viewing a few days later, we were summoned to a small office halfway across the building. The leasing agent didn't even want to get out of her chair/office to greet us - just summoned us to come in and never got up and didn't even try to be friendly. We said we were there to view a certain apartment at which time she told us it was already rented! They didn't even give a courtesy email or call when they knew I was travelling far to come in and see the place. The leasing agent gave us a half --- apology but she didn't even really seem to care - probably because it was going to be less work for her. She offered to show other apartments but they were much smaller than I wanted and at a price that I was seeing for apartments that were over 100 square feet larger in nearby buildings (albeit those building were condo buildings and I would be negotiating with a condo owner and not a rental company, but why pay the same price for 100-150 less square feet?!). We ended up leaving in disgust and again, the leasing agent didn't even pretend to care about how upset we were and all the time we wasted to travel into the city to see the place. If this is how they treat prospective tenants, I can't even begin to imagine how actual tenants are treated! There are so many other nice luxury buildings in FiDi - I would definitely stay away from this one.”

I referred a friend to the building but apparently didn't do it the right way so they wouldn't honor their reward policy. Then, my apartment had a cigarette scent for 2 months. They did not do anything about it. Then months later, I got robbed and had to convince them it was for my own safety I needed to leave. They wanted me to pay back my 'concession' for leaving even though I agreed they can keep my security deposit (silly me.) Even down to the move out, they are telling me I can't move when I want to because the elevators were already booked. I'm sorry, I didn't plan on getting robbed and moving out with such short notice, sue me! DO NOT LIVE HERE! The management is absolutely terrible and it is not safe.”

It’s month 2 and I still have not paid rent because my portal is incorrect and no one has answered. The rooftop is small and there’s only 4 chairs for the entire building to utilize. Horrible covid procedure. You must go to the front desk to pick up and drop off key to amenities, with an hour time slot. ZERO communication to all tenants about changes as well. The doormen literally could not care less who comes and goes in the building. My guests know they don't have to check in. Delivery men come right up to my door though I would appreciate a heads up. There is absolutely no keeping tabs on who comes in and out of the building which I really don't like. The doormen barely make eye contact with residents, only speaking when spoken to. I have had similar experience with management. I typically have to email several times to get a response. Even takes time to get a response via BuildingLink so I normally end up emailing them, which defeats the purpose of BuildingLink altogether. Even the residents aren't particularly friendly. It's basically 80% millennials which would be fine, except people really are not friendly. Elevator rides are silent. It was a struggle to engage with anyone at the building holiday party; most residents gave me the cold shoulder when I tried to start a conversation. Friends and family have told me that the building feels like living in a hotel which it does, but not in a good way. Anonymous and cold is mostly how I would describe it. 2. Fidi is so.... blah. Especially living on Wall Street. I wouldn't say it's unsafe but I don't hang out alone often in the middle of the night in Fidi. Another factor to consider before moving to Wall Street is TOURISTS. Wall Street is literally a mob of tourists on the weekends. I get anxiety walking from my building up to Broadway because of how crowded it is. 3. The price. Put simply, it's very expensive to live in this building. A one bedroom is over $3K and they wanted to raise my rent by over 10% after I had lived there for just one year. Sure there are a lot of amenities which is how they justify the expensive rent. However you still have to pay for use of the rooftop, speakeasy, and gym. Drinks in the speakeasy are around $10-$20 - there is no resident discount. I have only been there once in my year living here and would rather just go to one of the bars on Stone Street instead.”
— 63 WALL STREET · Manhattan“On March 13th I was surprised with an e-mail/threat from an assistant property manager, that works for the Pinnacle Living - the management company that (micro) manages the building claimed that 1st I was 3 months behind on rent and that she needed an answer from me within 24 hours OR she would have to handle the lease to the legal department. Here is the funny part, I haven't lived there since June 2017 (*sight*) so I chatted with my ex, who has been living there and he mentioned to her that they needed to put the lease only under his name but he might not get an answer from me, that rent has been paid on time…so, this Pinnacle Living employee found the right to contact me THREATING me in order to hear from me. I have not been living there for a while but from a legal point of view (since this girl wanted to go there) I was just a client just as my ex current is. Where is the respect? — 63 WALL STREET · Manhattan“This is such a shame to post because I've lived in this building for 5 years and have loved it up until Pinnacle Management began managing the property. They are the most incompetent, indifferent and generally uninterested company I have EVER dealt with. Prior management companies at 63 Wall Street were pretty easy to deal with; I've never experienced any of the difficulties I'm facing now. I will start off by saying that Pinnacle has done an amazing job of renovating the lounge, gym, rooftop and speakeasy. They inarguably transformed the building for the better in this regard and honestly, this is a big reason I haven't already moved out. Yes, we were previously told these amenities would be included in the rent, and now we are being charged to use them (including gym use, but the gym is always at capacity), but that isn't a big issue for me. What's a bigger issue for me is living in a "luxury" building, paying top dollar and being stripped of basic necessities such as air conditioning, gas, hot water, water in general, and most recently, gas. What's worse is management's inability to care about its residences or their basic needs. In the summer, we didn't have air conditioning for a week and a half. My husband and I live on the 15th floor, and we had to commute to and from my family's home in Pennsylvania everyday because we were unable to live in our apartment. We were not offered an abatement in rent, or a stipend to stay in a hotel. Management just said "they didn't realize" it would be so hot while they did repairs (it was the summer - come on) and that "their hands were tied." I understand there are a lot of tenants in the building to accommodate, but this is really an unacceptable answer. Water is turned off almost every week. Most recently, we went several days without hot water and have now had the gas turned off in the building for almost three weeks. Again, it's New York and this happens but the way in which management communicates with its residents absolutely needs to change. We are now eating out every day, groceries had to be thrown out, we can't do our laundry in the building, and management just tells us that this is the way it is. We were told gas wouldn't be back until at least March 15, so half of March and the last week of February we haven't been and won't be able to cook or do laundry. Again, no rent abatement offered. When management finally answered, we were offered a hot plate by management, but then were told they actually ran out of them. Unbelievable. The building, other than where renovated, looks like a dump. There has been caution tape draped over the front door for over a month, with a taped piece of scrap paper with the words scribbled in permanent marker "door broken, use other door." Although this is totally unacceptable for an "exclusive luxury building," this didn't initially bother me. But the other issues made this even more annoying to me. Management doesn't enforce the restaurants to clean up their trash outside, and rats and cockroaches run rampant on the streets in the summer. There is basically an infestation out there. The back door is always propped open because they refuse to fix it, and I noticed cockroaches made their way into the inside of the building as well. The whole time I've lived here, I've never witnessed ANYTHING like this. My favorite is the fact that the elevators free fall. Yes, you heard me. Twice now we have been in the elevator where it literally falls tower of terror status. The first time this happened, we had friends visiting who will never come back. The second time this happened was with fellow residents. Other residents have told us this has happened to them as well. The elevator will literally fall about 8 stories, shoot up 2, and then fall again another 6-7 floors. We've told management and never have gotten a response. The doormen have told us this is because a flaw in the way the lobby was built, the cold air comes in since there is no revolving door and affects the elevator (there was some technical reasoning behind this). He said management was aware of this. What's more annoying is that management consistently charges us for fees that are not disclosed. When we inquire about them, we're told it's a mistake and auto-generated. This has happened every month for the past 4 months or so. We're also consistently charged for failure to have renter's insurance. We've been charged for that 3 times already. It's ironic because my father owns an insurance agency and has emailed over our policy multiple times, as have I. All in all, it's a terrible shame because the doormen (especially Jay and Carmen) are great, the handymen are great (Lionel in particular), the neighborhood is great, the lounge and amenities are great, and Jessie the bar manager and the rest of the speakeasy staff are great. I really wish management would step up and start caring about their residents since it's a great place to live but they are just awful.”

Yet, when you reach out to them, they deny outright that you ever paid it. I've been having a conversation with them for over 3 months now and even after providing them all proof of payment, I haven't received my security deposit back. To top it, they have stopped responding to my emails. The living experience was tainted with frequent water cut offs and despite repeated complaints, we had to live with a non functioning air conditioner for over a week. They have amazing amenities, but I don't think they're worth going through the hassle of fighting for your security deposit. Because they will literally drain you out with the constant to and fro of the emails.”

When we inquired about the fee, management failed to provide any evidence that were were advised of this fee in advance. They promised multiple times in person and over email to remove it, but it was never removed. Every month for the past 6 months we fight with them over this payment, but they continue to break promises and charge it. Additionally, one month we were assessed an electric bill more than $150 greater than our highest payment. When we inquired about the charge, not only could they not explain it, but they would not lower it. DO NOT LIVE HERE!”

I lived there for 1 year - previous Realty Partners sold the entire property to the current management office during my stay - thats when the changes began. 1. they renovated the common area and started charging things that were supposed to be free (gym, lounge, etc) 2. they increased the rent by 25% upon the renewal - unacceptable rate at all. 3. after we moved out, the leasing office claimed that they couldn't find our deposit record and asked us to prove that they themselves have cashed out the deposit. They have lost the deposit while transition from the previous management office but they don't admit its their fault - instead, they will ask you to prove that you have not only submitted the deposit, but also prove they have cashed out the deposit - which only exposed to us a disorganized and unprofessional management office.”

Pinnacle is remodeling and redesigning the entire building, which is great, but they tend to focus on this more than actual residential needs. Air conditioning units break down for weeks at a time, with no response from management. Elevators also break down daily. It can take up to 25 minutes to wait for a functioning elevator to arrive. The doormen no longer know the residents, nor do they monitor who enters. The entire lobby is covered with packages and parcels EVERYWHERE. my biggest issue is management's inability to communicate with its residents. They once turned the AC off for repairs for the entire building for a week and a half in the summer and failed to let residents know. When residents complained, they simply said "our hands are tied." It's a shame, this is a great building in an awesome area led by horrific management.”

There was a very noticeable deterioration of living quality when Pinnacle living took over. I learned the hard way they have a reputation of taking over, bulldozing (mediocre) renovations at the expense of current residents who live through (sometimes years) of construction in order to inflate rent beyond the value of renovations then they take off. Maintenance staff and doormen / doorwomen are some of the best I've experienced in the 4 buildings I've lived in in FiDi (and were in place before Pinnacle took over)”

But ever since it became this new management company, it is just horrible. The previous company was quite responsive, any issues you had they would do their best to solve it. With this company, it seems like they are just blatantly ignoring you. You can write an email to both Janice and Alice and you will never get a reply. Literally no reply ever, but somehow they have to time to send you a bunch of notices that they are going to shut off the water or paint the gym, or randomly enter your apartment because they have to measure something. It has also been completely terrible to live in with the new renovations. All you can hear is banging. They shut off the water every week for their construction process, and half the time the water is brown. The hallways are absolutely disgusting, if you don't believe me, just come up and take a look. Go to any floor, its not like the doormen are ever going to stop you, they don't even know anyone in the building, and even if they did they're on their phones the whole time anyway, so why bother pay to have anyone there. The amenities have always been free, but under the new management, they charge a fee the gym and even the roof deck.”

Anyone can walk into this building without getting stopped. Maintanence hasn’t fixed my broken window balances since I moved in 6 months ago because it would be too much work for them. This means I lived through the winter with a half open window. Do not waste your hard earned money on this poorly managed place.”

The building has been under construction for almost a year, which means I have been AWOKEN BY CONSTRUCTION noise nearly every WEEKDAY AT 6 AM and on some Saturdays. I mean drilling that reverbates through the floors and walls and cannot be solved with ear plugs. Management has done nothing to limit this disruption. In addition, there are NO AMENITIES - no gym or mezzanine. The hallways and common areas are dirty, dusty, and intermittently smell like paint or chemical sealant. The dust and odor enters my apartment. Residents with dust allergies have reported suffering and I have developed sinus problems for the first time in my life. Because they renovate each unit as tenants move out, this will be an ongoing problem.”

I am very upset with the way they are treating current residents. They decided to update all 3 common areas in January. At first I thought it was great! They did at least set up a contract with a gym nearby so we would have access to a gym while ours was under construction. It is now July and have not gotten any updates on when the gym in the building will be finished. I have gotten every answer from August to a year from now! They finished the roof deck in time for July 4th but then we got an email that if we wanted to use it we would be charged $15 a month! They are putting in a "speakeasy" bar in the common area which to me is pointless with all of the amazing bars and restaurants in the neighborhood. The laundry room in the sister building, 67 Wall Street, is also under construction so both buildings have been using the same Laundry room for months making it almost impossible to do laundry on the weekends. To top it all off, they are not going to renew leases in order to renovate all apartments. They will however allow current tents to move into a newly renovated apartment at "market value".”

Management includes Gabriella Shaer Rothenberg and Bill Peterman. Crest Lofts is undergoing major renovations. Since January, they have been doing noisy construction within the building, including on the weekends. We get no information at all. There are constant water shutdowns. The gym was closed in January, and we were told it would reopen in the beginning of the summer. It is still not open. The outdoor deck is closed. The recreational room is closed. Recently, on of the elevators was down for weeks, causing residents to wait in a line for a long time to get to their apartment. In our sister building, 67 Wall Street, their laundry room was shut down, so they have to bring all their clothes here to get washed. I understand at the end of your lease, they will kick you out to do renovations and not let you renew. I would advise anyone who is interested in living in FiDi NOT to live here. We are paying a huge premium to live in a luxury building, but it is not comfortable to live here at all. Please do not be deceived by the fancy leasing office, pictures, or model apartments. It is clear they do not care for their residents.”

We have had a neighbor that has been smoking in his/her apartment next door for the past FIVE months while we continue to breathe in toxic fumes. We complained to management and they did absolutely NOTHING. Their attempt to address the issue was to tape up all of the shared outlets along the shared wall so that it cannot be used and is disgustingly ugly to look at. Are you kidding me with this???? How about give me a refund for the past 5 months because I continue to suffer and cannot even breathe in my apartment? None of the outlets along the shared wall can be used and the A/C unit is completely filled with smoke, which also cannot be used. Now that we've complained to them, they purposely ignore our emails. The property managers here are ABSOLUTELY USELESS and give you attitude and argue with you over the phone about how they're right and you're wrong. They also treat you as a useless tenant and don't care about your safety AT ALL. Additionally, they instruct the doormen to ignore your complaints and take no action. Can you believe this????? Needless to say, I will NOT be renewing my lease at this building. This place has only gone steeply downhill since 2013.”

I've lived in the building for the past 2 years, have become real friends with the doorman and maintenance men, and have always paid rent/bills on time. Needless to say, my roommate and I have been in perfect standing with management and ownership. However, management and ownership have lied to my roommate and me over and over again. There's blatant disregard for our well being, comfort, privacy and absolutely no flexibility when trying to resolve tenant/management issues. Simply put, this building's ownership and the new management company FirstService Residential, which was brought on by ownership this summer, after ownership didn't feel that the former management company Metroloft was stingy enough, don't care AT ALL for their tenants. The main and ongoing issue is that this building has undergone construction for more than 1.5 years. The project was supposed to be complete by the end of 2013, which is what we were told, so we renewed our lease. The new estimated date for completion is the beginning of 2015, which I highly doubt. Construction workers have created their home-base on our large private patio, that also happens to be directly in front of my bedroom window, and for which we pay a hefty premium. While we obviously didn't like the situation, we accommodated them so that work could be conducted effectively and quickly. We were also promised compensation for this inconvenience, which included daily access through our apartment each day for between 5-13 workers. They have reduced compensation from an already unsatisfactory amount to $5.00/day for a "couple" months of inconvenience and this "project" which was supposed to last 3 months has now lasted 20 months. 13 workers stand in my window every morning at 8am hammering, sawing, and moving equipment in my fact and to make matters worse, the management company mandated that they nail a 2x4 across the outside of our patio door to keep us contained, as if we were hamsters in a cage and not professionals, adults, who chose to live in this "luxury" highrise. Our patio furniture was damaged and this project which has been extended and extended and extended, when we were told it's almost over, it's almost over, it's almost over... has now evaded our privacy for more than a year and a half out of the two years that we've been tenants. Imagine that; this is ludicrous. Bottom line is that ownership doesn't care, FirstService Residential doesn't care, and we're left to fight for ourselves. We were forced to sign a construction waiver in our lease (beware), so that management can take advantage of us after we have been committed to a lease. Its unfortunate that I have to write this review, because I enjoy my apartment, the doormen, and maintenance men, and wish them all the best. But this management company and ownership do not deserve your business, unless you want to deal with terrible, unreasonable, dishonest people who think of you as a number rather than a tenant. Please also be warned that this is not the only building that they manage/own, so keep an eye out for other buildings within their portfolio. I hope this helps.”
