“Pros: The historical structure is nice. Good solid brickwork if you live on the church side. Very close to the subway. Cons: Pests! The amount of wandering roaches is concerning. At one point the building was a rat motel (rats living in walls and running around fighting and keeping the neighbors up at night). Good luck getting a quick response about your concerns. Takes about 5 tries before you get a response. The package theft situation is also horrendous. Lots of druggies are able to access the building so watch out for needles when you walk around. Rooftop maintenance is non existent.”

There is no security so anyone from the Myrtle Broadway JMZ can wander in and use needle drugs in the stairwells, and they sure do that. We have found 3 people passed out in our building just this week. Management is outright hostile toward residents when issues are pointed out. The front doors constantly break, intercoms break, packages are stolen daily, one time our gas was out for over a week including heat and cooking during Thanksgiving week and management only offered $75 in compensation. We created a tenant union and management/ownership have been retaliating since. Walls are paper thin and tenants have units in each room for temperature control resulting in energy bills as high as $300 for AC in the summer or heat in winter. The owner of this building owns many other slums in Bushwick that he mismanages and threatens the tenants over their need for repairs. Overall, absolutely terrible building that no one should live in. There are no amenities. Advice to landlord: Stop acting the way you are acting and do the right thing. Make your buildings livable.”

I mean it. It'd be stolen within the couple minutes you get the notification to the moment you get to the lobby. When we reported to management, they redirected us to start paying for the locker service in the lobby - It's a fun area, but it's also rough at times. The night before we moved out, we stepped into the elevator with the floor covered in blood. It trailed outside by the street. Brutal. And they still had the audacity to hike up our roach infested apartment up $500.”

Regarding the apts, kitchen appliances are up to date and because the building was renovated not too long ago units feel modern and have good and functional A/C and heat. Cons: My cons list is much longer than my pros. Cockroaches, cockroaches, cockroaches, totally unresponsive management company, 50/50 shot that the maintenance company actually responds to your request, hallway fire alarms that go off constantly, shower head that always drips causing mold in the shower, stolen packages to the point you can’t have anything delivered to the building, and dryers that are consistently broken. But truly the worst part has been the cockroaches, which infest our kitchen and despite best efforts to eradicate them (with no help from the management or maintenance companies) we still see them every time we open our dishwasher or even go to toss trash down the shoot. Advice to landlord: RESPOND TO EMAILS!! Like truly the only time you can get these people to respond is if your email pertains to rent, otherwise they could care less about your problems or concerns.”

They don’t respond to emails and they have no contact number to call them at. The front door is consistently left open and broken into, which has led to nonstop package theft. We received an email that asked us to essentially police and profile anyone we let in. Uh no thanks. That’s not my job as a tenant. There was a stabbing incident where blood was left all over the hallway and it took over 24 hours for someone to address it and clean it up. The security cameras are often unplugged/broken. Front door buzzer is also often broken and unplugged. Laundry machine on certain floors remain broken for months at a time with nobody addressing it. Advice to landlord: Be more responsive. Be more aware of tenants’ requests and do not ask us to be the building’s security guard or door person. Stop gouging all your tenants with high rent prices if all the “luxury” amenities are non-existent, broken or not maintained.”

Location is great. Cons: Despite some recent improvements, cleanliness and maintenance need more attention. The roof is cluttered with random pieces of wood and old furniture that should be removed. The roof is usually littered with excrement, either dog and/or human. There is also a homeless person who is permanently living at the top of a stairwell. Advice to landlord: Make additional improvements on maintenance and cleaning. Enforce the rules regarding dogs allowed to run free on the roof and use it as a bathroom. Take action regarding the homeless person living on the stairwell.”

They don’t respond to urgent emails and their phone was disconnected all throughout COVID, so for awhile there was no way to reach them. We loved our apartment, but dealing with CCM was not worth it. Advice to landlord: Get a new property manager that responds to emails.”
