— 611 FLATBUSH AVENUE · Brooklyn“Pros: Proximity to park Cons: Landlord is often unresponsive, employs a super who is verbally abusive to tenants. There is no management company to handle issues that arise on weekends, and super will only work M-F 9-5. Repairs take 3-4x as long as they should, and there is no compensation for the days the apartment is not fully habitable. There is also a man who frequently sleeps in the stairwell and has been aggressive towards tenants. He smokes in the building and leaves his belongings blocking people's paths. The landlord is aware and does nothing. Previously there was a homeless man living at the top of the stairs who left urine and feces on the landing; the landlord was aware and still allowed this man to stay for years. Tenants have taken the landlord to court and won damages, but landlord still finds it easier to pay fines that actually repair issues. Hot water goes out a few times a year, sometimes for a day and sometimes for over a week. There are rodents and mold, and several neighbors have told me about major leaks being left unaddressed for years until the issues become structural. Advice to landlord: What does it matter, he'll only pay attention if it's flagged to him in a lawsuit.”

— 603 FLATBUSH AVENUE · Brooklyn“Unit 4D Pros: Nice neighborhoods for the most part. LL was fairly communicative. Cons: Horrible experience overall. Suffered through a laundry list of issues not limited to: - Leaky ceiling caused massive flooding during a rainstorm - Lost heat several days during winter - Door lock missing for days after move in - Constant and likely illegal construction (building materials tossed out through window onto the street) - Occasional mice - Disgusting hallways - One tenant constantly smoked cigarettes in the hallway - Terrible building insulation - Took weeks and lots of pestering for any issues to be address Things got so bad the building was put into an Alternative Enforcement Program (AEP) by the city to force the landlord into doing the bare minimum. Advice to landlord: Please learn how to be a social and productive member of society.”
— 611 FLATBUSH AVENUE · Brooklyn“Pros: good location near park Cons: forced out by landlord bc he was illegally renovating the apartment next door and offered us a new lease without the living room which he planned to take out and use for a new renovated unit next door. Illegally warehouses apartments. Advice to landlord: take a hike buddy”
